I had a conversation with the customer over the phone to review the quote once more. The customer expressed a desire for me to return on Tuesday to complete the installation. They plan to provide their own parts for the job. I will ensure that the plug is correctly installed using the customer-supplied components. This involves carefully examining the parts, verifying their compatibility, and securely attaching the plug to the designated area. I will also double-check the work to ensure everything is functioning properly and meets safety standards. The customer is looking forward to having the installation finished, and I am prepared to assist them with this task.
Upon arrival, I conducted an initial evaluation and discovered that the system was not operational. Further inspection revealed a clogged drain line and a tripped float switch. I discussed the issue with the customer, who acknowledged the problem with the drain. I proceeded to clear the clog from the drain line and reset the float switch. After ensuring the system was functioning correctly, I left the area with the system in a cool state, providing the customer with a satisfactory resolution.
We inspected and tightened all electrical connections on the 2017 Trane Airhandler, ensuring optimal performance. The drain was clear and functioning properly. We replaced the filter media provided by the customer. The UV system was checked and found to be operational. The evaporator coil and blower motor/wheel were both in acceptable condition. For the 2017 Trane Heatpump, we verified all electrical connections and the dual run capacitor was within the manufacturer's range. The primary electrical unit, defrost board, and refrigerant levels were acceptable. The fan blades and motor were inspected, and the condenser coils were cleaned and waxed. We also recommended a Micro Air Soft Start Kit and unit surge protection, along with enrollment in the Comfort Care club.
Upon arrival, the customer reported inadequate cooling. After inspecting the system, I discovered the evaporator coil was completely frozen, affecting the heat pump. To resolve this, I ran the system in heat mode to melt the ice. Post-thaw, I checked refrigerant levels and found them slightly off, likely due to a heavily soiled evaporator coil and a blower wheel with significant dust accumulation. The condenser coil was also compacted with dirt. I cleaned the condenser coil thoroughly, recommended a level 2 duct cleaning, and suggested a UV system for ongoing cleanliness. Additionally, I advised a plumber for a leaking hose bib in the wall. Invoices and estimates will be emailed.
Upon arrival, the customer reported that the mini split was not cooling and displaying a U0 code. This indicated a refrigerant issue. During evaluation, I identified that the flare fittings on the heat pump, which were previously worked on by another technician, had heavy oil buildup and self-bubbles. The suction line flare fitting was leaking heavily. I paused the job to address this issue. The next morning, I repaired the leaking flare fitting and pressure tested the system, finding no leaks. I pulled a vacuum below 500 microns and recharged the system with the manufacturer-recommended 3 lb 3 oz of R32. After checking the pressures and ensuring the system was running correctly, I left the system operational in cooling mode.
Today, I completed a thorough flush of a tankless water heater. The process began with draining the system and removing any sediment buildup. I then applied a specialized descaling solution to dissolve mineral deposits. After ensuring the system was clean, I refilled it with fresh water and tested for proper operation. The customer left before the descaling process was complete but signed and paid for the service, trusting me to finish while he was away.
During our visit, we discussed the new circuit installation that was completed across the garage, connecting to the plug behind the appliance. The customer requested an additional quote to install a new plug directly beneath the panel. We provided a detailed assessment and quote for this additional work, ensuring all electrical needs were met efficiently and safely. Our team is committed to delivering high-quality service and meeting customer expectations.
Upon arrival, I conducted an evaluation of the customer's service system, which was not cooling the house as expected. During the assessment, I identified that the contactor was not passing 240 volts, which was a critical issue. Additionally, the dual run capacitor was operating just below the manufacturer's recommended tolerance levels. Given these findings, I recommended replacing both the contactor and the capacitor to ensure optimal performance. The customer agreed to the proposed repairs. I replaced the faulty contactor and the suboptimal capacitor, ensuring the system was left in a cooling state post-repair. The system is now functioning correctly, providing the desired cooling effect.
Today, I performed a comprehensive cooling tune-up on a two-year-old Amana heat pump system with an air handler. I began by inspecting all electrical connections, ensuring they were secure and free from corrosion. The blower motor was tested and found to be functioning properly. The blower wheel and evaporator coil were meticulously cleaned to ensure optimal performance. The compressor and condenser fan motor were also inspected and confirmed to be in good condition. Refrigerant levels were checked and found to be within the acceptable range. Additionally, I vacuumed all debris from the condenser and then washed and waxed it to enhance efficiency. The system was running normally when I left. However, the air filter showed signs of smoke damage, likely due to a recent fire outside the residence. I recommend a professional lady duct cleaning to remove any residual smoke from the system.
Upon arrival, the customer reported that the air conditioning system was not functioning properly, exhibiting the same issues as before. During the evaluation, it was discovered that the heat pump was not running and displaying an L6 code, indicating an open start circuit in the dual run capacitor, which was found to be weak. To restore functionality, the dual run capacitor was replaced. Additionally, the outdoor primary board will be replaced with a 35 and 5 turbo dual run capacitor once the board is ordered. The 35 and 5 turbo capacitor will be obtained upon arrival of the board from the parts supplier. The heat pump primary circuit board model is ASZC160481 with a serial number 2207144924.
Upon arrival, the condenser was not operational, and the home was experiencing discomfort due to the lack of cooling. After a thorough inspection, it was determined that the condenser's failure to turn on was caused by a malfunctioning 70/5 dual run capacitor. This critical component was not providing the necessary power to the condenser's motor, preventing it from functioning correctly. I replaced the faulty capacitor with a new one, ensuring compatibility and proper installation. Following the replacement, I conducted a comprehensive function check to confirm that the condenser was operating as intended. The system was successfully running, and the home was cooling effectively upon my departure, restoring comfort to the residence.

On 9/2/26, I inspected an indoor air handler and heat pump system. The air handler, model ASPT37C14 with serial number 2105030592, and the heat pump, model ASZ160361 with serial number 2103392693, were both examined. The thermal expansion valve (TXV) was found to be shut down. I checked the shop for available TXVs and, if found, scheduled installation for the next day. If not, I prepared to order a replacement TXV to ensure the system's proper functioning.
The customer reported that the home was not maintaining the desired temperature. Initial measurements showed subcooling at 7 degrees and superheat at 12 degrees, with a 17-degree temperature difference. Upon inspection, I discovered that the drain switch had been incorrectly repositioned in its holder, potentially causing the system to turn off intermittently. I reset the drain switch to its correct position and monitored the system. After the adjustment, the system operated as expected, with the home temperature dropping by just one degree. The issue was resolved, and the system is now functioning properly.
I successfully installed a dedicated water line for the pressure washer, ensuring efficient and effective cleaning of vans and equipment. This involved precise measurements, cutting and fitting pipes, and securing connections to prevent leaks. The installation was completed in a timely manner, allowing for immediate use of the pressure washer. The setup was tested to confirm optimal water flow and pressure, ensuring the equipment operates at peak performance.
Upon arrival, the system was not cooling. The compressor activated, but the condenser fan motor failed to start. After inspection, a faulty 70/7.5 microfarad capacitor was identified as the issue. I replaced the capacitor and conducted a thorough function check. The system is now operational, and the cooling function has been restored, ensuring the system runs efficiently upon my departure.
I contacted Ray to confirm the service appointment. He mentioned he wasn't expecting us until the next day and needed more time to prepare the area for access to the equipment. I scheduled a return visit for the following day. Upon arrival, I conducted an initial function check and found the indoor unit operating normally. The refrigerant levels were within the acceptable range, and no error codes were detected. I cleaned the outdoor unit and performed another function check. After allowing the system to run for 15 minutes, it continued to operate without issues. The system was effectively cooling the space by the time I left.
I inspected and tightened all electrical connections on the 2022 Amana air handler and heat pump. The drain in the air handler had a buildup, so I poured water to clear it and recommended treatment. The blower motor, evaporator coil, and UV system were acceptable, though the UV lamp is past its replacement date. For the heat pump, I replaced the slightly over-tolerance dual run capacitor under warranty, cleared debris, washed the condenser coils, and waxed the unit. I recommended clearing the drain line, replacing the UV lamp, and adding a microair soft start kit, but the customer declined.
Upon arrival, I identified a blockage in the primary drain line, which was impeding the system's efficiency. I carefully cleared the obstruction, ensuring that the line was free of any debris. To prevent future blockages, I added a drain pan treatment, which helps to maintain cleanliness and functionality. Additionally, I installed a drain switch to provide better control and monitoring of the system. After completing these tasks, I performed a thorough function check to confirm that the system was operating correctly. The system was successfully running and effectively cooling the home by the time I departed. The customer was pleased with the service and has decided to sign up for the Comfort Care Club, which will provide ongoing maintenance and support for their system.
Upon arrival, I assessed a customer service system that was malfunctioning, shutting off intermittently. During the evaluation, I identified that the float switch was being triggered due to a clogged drain. I pushed nitrogen down the drain and flushed it with 2 gallons of water, resolving the clog. The system was then tested and operated without issues. Additionally, I added a microbial pantry treatment to ensure optimal performance. The customer opted to upgrade to the CCC package, which I facilitated. The system was left in a stable condition, and the customer was satisfied with the resolution.

Upon inspection, the bathroom toilet's tank required a complete rebuild due to a worn fill valve and a cracked flush valve, both of which had deteriorated over time. I began by carefully disassembling the tank, ensuring all components were safely set aside. The worn fill valve was replaced with a new, high-quality unit, and the cracked flush valve was also replaced to prevent any future leaks. After reassembling the tank, I tested the flush to ensure it operated smoothly and efficiently. The toilet now flushes perfectly, providing a reliable and functional solution to the previous issues.
Today, I conducted a comprehensive cooling tune-up on a Lennox heat pump and air handler installed in 2022. I meticulously checked all electrical connections, ensuring they were secure and free from corrosion. Refrigerant levels were verified to be within the optimal range. The blower wheel was cleaned to ensure efficient airflow. The outdoor unit was thoroughly washed and waxed to maintain its appearance and performance. The compressor and condenser fan motor were inspected and found to be functioning properly. Additionally, I identified and rectified the absence of a vacuum breaker on the outdoor hose bib, installing it and confirming its proper operation. The system is now running efficiently and providing effective cooling.
Upon arrival, the customer reported that the second living room system was not functioning. During the evaluation, I confirmed that the system was indeed operational. I then checked the refrigerant levels, discovering they were extremely low. Further inspection of the air handler and evaporator coil revealed significant rust buildup, along with dust, dirt, and biological growth. The evaporator coil showed signs of a potential leak, likely contributing to the low refrigerant levels. Additionally, I performed a complimentary check on the bedroom system, which is the same age, and found similar heavy rust buildup on the evaporator coil and low refrigerant levels. I discussed these issues with the customer, explained the system's age and the implications of the repairs versus replacement. I recommended a Comfort Advisor visit and confirmed the appointment for later today.
Today, I conducted a comprehensive cooling tune-up for a customer experiencing issues with their system's performance. The system struggled to maintain a temperature of 90 degrees when the outdoor temperature reached 100 degrees. Upon inspection, I discovered that the refrigerant level was critically low, and the evaporator coil was entirely frozen. Despite attempts to thaw the coil for a leak search, the leak detector indicated a leak on the evaporator coil, though the exact location could not be pinpointed. Given the system's age and the cost of potential repairs, I recommended a replacement. The customer, who is planning to build a new home, decided against purchasing a new system for this property.
