Completed tune up. 3 systems. All components in good condition. Minor biological growth on drain trap of two units. Capacitor for condensor fan out of tolerance on master bedroom unit. Client opted to do repairs himself

Did a complete and thurough inspection of customers system. Found a bad outdoor fan motor, Duct design was poor, and customer commented on sewage smell coming from attic. Couldn't locate source of smell. Set for plumbing to come out on Friday (August 8th) @10am.
3/19/22 Ryan - Performed ahc x2 both systems operating normally. East side system operating as should made minor repair to electrical inside condenser. West side system is low on r22, conducted leak search and found evaporator coil extremely rusted and corroded and leaking. System had 27 degree sat temp, 3 degree subcool. 14 degree delta, customer wants to add refrigerant to get through summer, need to order r22 and return
Did a tune up on the system. Didn't find anything wrong with the units they were only 2 years old. Recommended a membership customer said he wants to wait because of how New the system is. Recommended some add ons and informed customer about our other services.
Inspected both indoor and outdoor units. Tightened and properly fastened duct to air plenum in attic ensuring there is no loss in conditioned air and so it will not become lose again. Also inspected the blower wheel. There is very minor dust in there but not even to play a role efficiency loss in the blower. Perhaps in the next few years it will need to be cleaned but for now it is not an issued. Lastly inspected the outdoor units checking both refrigerant levels and washing them down making sure all coils are free of debris in both systems. No concerns as of right now and system is ready for cooling season.
Ac tune up performed today. Checked all cooling components and everything I tested seemed to fall in spec for the manufacturer. One thing I noticed while taking temperature drop at the supply was the unit would turn off after a few. Minutes of cooling and it appear to be in a delay and this would happen consistently every few minutes. Notifed homeowner and he stated he had a builders warranty and wanted him to repair this. Told the homeowner the outdoor unit was loosing the call for cooling and was most likely the zoning board that was dropping this call offered to repair with new board but insisted he would have the builder do it. No more concerns with unit. Outdoors Capicitor is in spec and primary electrical controller in good condition and coil looks good.
