I replaced both the upper and lower water heater elements, including their thermostats. The lower element was replaced due to sediment buildup, which could not be guaranteed. The customer opted for the Comfort Care Club upgrade. The work was completed, and the customer requested the water heater to run. The temperature and pressure relief valve is slowly dripping, but the customer chose to leave it as is.

Upon arrival, the customer reported that the mini split heads were displaying an E1 error code and were not functioning. During the evaluation, the system operated without issues, and refrigerant levels were within the acceptable range. However, due to the older version of the mini split, we were unable to run diagnostics on the heads. The LED status codes at the heat pump indicated that the system was limiting its frequency to prevent overheating or excessive pressure buildup. Additionally, the condenser coil was found to be dented and covered in dust and dirt. We recommended the customer clean the condenser coil from the inside out and monitor the system's performance. If the issue persists, we advised scheduling a visit from a Comfort Advisor.

I conducted a comprehensive tune-up on an 8-year-old Amana 2-stage straight cool gas furnace. This included checking and tightening all electrical connections, replacing the customer-provided filter, and ensuring refrigerant levels were acceptable. The dual run capacitor was verified to be within manufacturer specifications. A failed compressor saver was replaced under warranty. The condenser coils were meticulously cleaned from the inside out and waxed. Additionally, I discussed the benefits of a Continuous Commissioning Contract (CCC) with the customer. An appointment is scheduled for Tuesday, 9/22, to discuss a potential UV system upgrade.

Upon arrival, I identified that the pump was not functioning, resulting in no water flow. Upon inspection, I discovered that the wires connected to the pump had shorted out. I carefully traced the wiring to locate the faulty section. After repairing the damaged spot, I conducted a thorough test to ensure the integrity of the repair. The pump was then reactivated, and I verified that it was operating correctly. The water flow has been restored, and the system is now fully functional. All components were checked for proper operation, and no further issues were found.

Upon arrival, the heat pump displayed an L6 code, indicating an open start circuit. After inspection, the capacitor was found to be weak and was replaced. Following the replacement, the system started running smoothly. I discussed the recurring issues with the customer, recommending the installation of micro air soft starts to prevent future problems. The customer agreed, and I left the system running in cool mode.

I inspected and tightened all electrical connections on the 2023 Trane Airhandler, ensuring secure and efficient operation. The drain was clear and functioning properly, and the filter had been recently changed. The blower motor and wheel were in acceptable condition. However, there was slight biological growth on the evaporator coil and supply plenum, and the fresh air filter was extremely compacted. I washed the fresh air filter with water to restore its functionality. For the 2023 Trane Heatpump, I checked and tightened all electrical connections, verified that the dual run cap was within the manufacturer's range, and confirmed the primary electrical unit was acceptable. The defrost board, refrigerant levels, fan blades, motor, and condenser coils were all in good condition. I cleared debris from the bottom of the unit, washed the condenser coils from the inside out, and waxed the top of the unit. I recommended a UV system to address the biological growth and installed a Micro Air S

Upon inspection, it was determined that a restriction in the evaporator coil was impeding the home's cooling efficiency. To resolve this issue, the faulty evaporator coil needed to be replaced. The affected unit is a Comfortmaker air handler, model FEM4X4200BL, with serial number F192727017. The replacement was carried out under the parts-only warranty. The customer has already made a partial payment and will settle the remaining balance upon completion of the work.

I completed an upgrade to the CCC system. A thorough plumbing tune-up was performed, ensuring all pipes and fixtures were in optimal condition. The customer had already replaced the water heater, which was previously located in an attic area. Currently, there are no issues with the home's plumbing. Additionally, the pressure tank, currently stored in a designated area, will be relocated along with the water heater to their new positions.

I arrived at the site to perform a comprehensive inspection and maintenance of the HVAC system. Upon initial assessment, it was evident that the system required immediate attention. I conducted a thorough evaluation, identifying several critical issues that needed addressing. However, due to unforeseen circumstances, the client requested to reschedule the service. I ensured all preliminary work was documented and left the site prepared for the rescheduled appointment.

Upon completing the inspection, I meticulously filled out the home damage report, noting the minor nature of the damage. I then communicated with the customer, explaining that due to the small extent of the damage, it is likely that an internal team member will handle the repair. I assured them that we would reach out promptly to schedule a convenient time and date for the repair, ensuring minimal disruption to their daily routine. Throughout the process, I maintained a professional demeanor, providing clear and concise information to facilitate a smooth resolution.

Upon arrival, the customer reported that the system was not cooling. During evaluation, I discovered that the wire nuts connecting the main power to the unit were melted and there was debris inside the panel, causing the breaker to trip. I performed a comprehensive tune-up on both the main and master systems. I checked and tightened all electrical connections inside the air handler, ensuring they were secure. The customer's filters were acceptable, and the drains were clear and functioning properly. The blower motors and wheels, as well as the evaporator coils, were in good condition. However, the master bedroom supply plenum was very small and did not fit the top of the unit perfectly, causing airflow issues and restricting air supply. Additionally, there was heavy dust, dirt, and biological growth buildup. The UV system was not functioning, so I recommended a UV 300 system for both air handlers to combat biological growth, germs, viruses, bacteria, odors, and harmful chemicals. I also checked the Titan electrical connections, dual run capacitors, defrost boards, refrigerant levels, fan blades, and motors, all of which were acceptable. I cleared debris and washed the condenser coils, and recommended microairsoft start

Today, I performed a comprehensive tune-up on a straight cool Carrier condenser paired with a downflow air handler. Electrical connections were secure and showed minimal corrosion. The interior of the air handler was heavily soiled with biological growth and dust. The blower wheel and evaporator coil required cleaning. Refrigerant levels were optimal, and amp draws were within specifications. The outdoor unit was cleaned and waxed. I recommend a system rejuvenation to clean the blower wheel, evaporator coil, and ducts, and suggest adding a compressor saver to enhance efficiency and reliability.

I arrived on time for the scheduled service, knocking on the door and making several attempts to call the client. Unfortunately, there was no response. I waited for a reasonable amount of time to ensure the client was not simply delayed. After confirming that the client was not available, I documented the situation and contacted the office to inform them that the job could not be completed. We agreed to reschedule the service for a later date, ensuring that all necessary arrangements were made for the next visit.

Upon inspection, I discovered that the water heater lacked an electric disconnect and a drain pan drain. I informed the homeowner about these issues and their potential risks. Since the homeowner preferred to postpone repairs, I discussed various financing options to address each problem. I provided detailed explanations of the benefits and costs associated with each option, ensuring the homeowner understood their choices. I also emphasized the importance of resolving these issues for safety and efficiency.

During the service, I inspected the kitchen sink and found it leaking when in use. Additionally, the outside hose bib was leaking continuously. The homeowner's son handles plumbing tasks, and the homeowner declined any repairs. The tankless water heater had not been descaled, but the homeowner opted not to have this done. No work was performed, and I will not be responsible for any water damage resulting from the neglected plumbing system.

Upon arrival, I identified that the coil was freezing due to a restricted thermal expansion valve (TXV). Under the parts and labor warranty, I replaced the TXV. Following the replacement, I pulled a vacuum to achieve a pressure of 425 microns. The system was then charged with 2 pounds of 410A refrigerant. After completing the work, I performed a function check and confirmed that the system was running and cooling effectively. The subcooling was measured at 9 degrees, and the superheat was at 12 degrees, indicating optimal system performance.

Upon conducting a thorough plumbing inspection, it was determined that the issue was not related to any work I had previously performed. Instead, the problem stemmed from external plumbing work carried out by another professional. Specifically, the hose bib was not shutting off properly. To resolve this, I replaced the faulty hose bib under warranty, following the guidelines provided by Mark W. This ensured the issue was fully addressed and the plumbing system was restored to proper functioning.

The system includes high-efficiency filtration to maintain clean air quality and a UV system to eliminate bacteria and mold. We also integrated a code kit to comply with industry standards and regulations. Additionally, we installed thermostat wiring to connect the indoor and outdoor units, ensuring seamless communication and control. The installation was completed with precision, enhancing the overall functionality and reliability of the heating and cooling system.

This estimate pertains to the cable and clearing of the kitchen drain using a larger sewer machine. The work is a continuation of previous drain maintenance on this fixture. After running both small and large cable machines, a camera inspection revealed that the line is clear all the way to the septic tank, but there is a section with a dip that is holding water, which could cause future backups. The customer opted not to fix this issue at this time, preferring only to ensure the drain is currently functioning. After running water for 15 minutes, the drain is operating as expected.

I inspected and tightened all electrical connections on the 2020 Payne Airhandler and Heatpump. I identified incorrect filter sizes and recommended replacements. The P-trap and condensate pan had slight biological growth, which I addressed. The blower motor and wheel were fine, but the wires had growth. The evaporator and condenser coils were acceptable. I cleared debris, washed coils, and waxed the top of the heat pump. I also washed the dehumidifier filter and recommended UV 300, drain treatment, and a Micro Air Soft Start Kit.

Upon arrival, the customer reported that the system struggled during peak heat but performed better in the morning. The outdoor unit had been replaced about five years ago. During evaluation, I noticed the suction line frosting, indicating low refrigerant levels. Further inspection revealed heavy rust on the evaporator coil and an audible leak. Using a leak detector, I confirmed the leak. I explained the industry changes and recommended a system replacement. The customer agreed to a Comfort Advisor visit, scheduled between 3 and 5 PM, which I confirmed with the office.

During the inspection, I identified a significant return air leak in the HVAC system. This leak was causing inefficiencies in the air circulation and potentially leading to higher energy costs. I meticulously traced the source of the leak to a poorly sealed duct connection. To address this, I applied high-quality sealant around the affected area to ensure a tight seal. Additionally, I checked other duct connections for any signs of wear or leaks, ensuring the system operates at peak efficiency. I have informed the relevant personnel, and Ivan is scheduled to visit today to make the necessary permanent repairs.
