Kitchen faucet cartridge has gone bad Reccomended new faucet install
For the super tune-up I inspected the furnace and condenser. I'll equipment was measuring with in manufacture specs and running well. Customer stated they had poor airflow in the living room and upon inspecting the return plenum I noticed there was a significant amount of water pulling under there. I checked the drain line and condensate pump and the condensate pump was not working, I checked in the Attic and noticed the copper line was connected to another copper line via flexible tubing with hose clamps and was not secure. I resecured the line and turned power off to the condensate pump turn it back on and got it working again. Due to the amount of water damage to the unit I do recommend them replacing the condensate pump to ensure it stays working throughout the summer with a large amount of water that will be being produced. Additionally I recommend a compressor saver, and a redesign of their duct system in the attic as it is old and there is air gaps in the connections.
Tested all components all measured within ratings and specs. Refrigerant level is normal. Washed and cleaned condenser. Recommend blowing in insulation r19 1200 sqft currently measuring 14.6 r level. Duct cleaning and adding a drain switch is also recommended overflow safety is present on secondary pan not on primary drain. Drain line is slowly draining and a cause for concern needs to be cleared before full blockage. All estimates have been sent via email. Customer has recently changed jobs and are waiting on it.

Tech Cody Brooks arrived to customer's home. I meant Mrs Gracia, and she directed me inside to the thermostat and showed me the attic access in the garage. I started with the indoor unit in the Attic, I replaced the filter for the customer and then opened up the cabinet to start my inspection. The coil looks clean and shows no sign of rusting, and the blower wheel also looked clean as well as the blower motor. I did notice that there was signs of microbial growth in the cabinet and that the homeowner had no UV light installed. I then tested the heat strips and found that they came back with intolerance so I buttoned up the unit and headed outside. I started outside with washing down the coil, and then let it run for 15 minutes to dry out before taking my refrigerant readings. The inrush amp test came back below specifications according to the data plate and the homeowner had a compressor saver installed. The running amp test for the motor and the compressor also both came back well bel

Upon arrival discovered that system was tripping on a high head pressure and customer said that the cooling side wasn't working Customer had system set to heating and was 78 degrees and ambient temp outside was 63 and discovered that while in heating mode system had tripped the high head pressure due to high demand for heat and outdoor temp being to high Also let customer know that getting more insulation for the attic would help hold temps better so they don't have to run temp high in the house, customer wanted to hold off for now on insulation Left customers house with system operating properly

On this job I replaced a heat squencer. The system is now back online and heating as it should
2017 Amana airhandler Checked and tightened all electrical connections Drain was clear and draining poured a gallon of water down Blower motor and wheel were acceptable Heats strips were functional and within manufacture range Duct work was acceptable 2017 Amana heatpump Checked and tightened all electrical connections Dual run capacitor was within manufacturers range Primary electrical unit was acceptable Defrost board was acceptable Defrost is functional Refrigerant levels were acceptable at this time. Another company installed indoor air quality products. Due to the IAQ product customers filter will not fit in filter box. Wires for IAQ products were not ran properly, pinched by airhandler panels Evaporator coil was replaced supposedly under warranty by another company as well, fins on face of Evaporator coil have been pushed down.
Tested all components all measured within ratings and specs. Refrigerant level is normal. Changed filter.

Verified that system was working properly Spoke to customer about recommendations for the system due to the inside of the air handler having biological growth on the blower and that compressor runs year round I recommend a uv light and compressor saver Customer said she did not want to do any of these today and said that she might due the compressor saver on a later date Customer also stated this was one of her rental houses
Ran STU on unit. All heating and cooling components tested within their recommended tolerances. Drain line was clear of any obstructions. Cleaned off outdoor coil. Found customer needed a new filter Media and uv bulb had shorted. Found no other issues at this time.
On arrival system was not running or heating. I found that the outdoor unit had the reversing valve bypassed so it would function as a straight electric system. When I left the heat pump was running and heating.
12/29/23 Squirrel on heat strip customer wants to reschedule for Tuesday next week so they can acquire the part and have us replace.
STU complete. Filter replaced. Inspected indoor unit and found heavy biological growth on Evaporator coil, Blower wheel and wire housing. Outdoor unit has had extra dirt piled around the base from a foundation issue homeowners had a year ago, since then the base of condenser unit is barely visible. Attempted to un-earth what I could to allow the weepholes to function. Homeowner will have husband look at it. Husband was not home. Sat at the kitchen table and presented my findings. We discussed the IAQ of the home. Homeowner needs to discuss the recommended work to husband. Email sent labled "decontamination" which includes a level 2 duct cleaning and a UV Airscrubber 200.
11/28/23 - No know issues with plumb8ng. Waterheater is brand new but missing drain pan and needs to be 18" off ground. The flue pipe needs to be corrected as well. Customer informed me about electrical issues in the house. We need t9 schedule Tyler L to come out and assess the electrical
11/20/23 customer mix up, they already had another company coming out to put in a new waterheater. She mixed them up with us
Trane heat pump, no drain protection, compressor saver, water heater in attic lines corroding no safeties. System is operating at this time. Plumber for water heater 11-20-23
