Casey was wonderful! Casey came to do an A/C Check-Up, to ensure it was running properly before the TX heat gets ridiculously hot. Casey arrived with covers on his shoes to avoid tracking in dirt from outside, was super friendly to us and our dogs. Our dogs loved him! Upon arrival found system not cooling. I evaluated the outdoor unit and found unit 20 years old. Condenser fan motor would not operate. I advised the customer of the issue without guarantee that a new motor would solve the issue. I explained to the customer about the life of the unit and set customer to meet with a comfort advisor tomorrow from 12-3pm. Installed condenser fan motor per customer's request until comfort advisor comes out.
Upon arrival found system running and cooling. Customer did not have an air filter to change at this time. Unit had a 19 delta. Blower motor was working appropriately. Blower housing was showing signs of growth. Drain line was clear. I evaluated the outdoor unit and found both compressor and condenser fan motor was operating appropriately within data specs. Dual capacitor was within specs and refigerant levels were within range. Outdoor coils were slightly dirty. Washed outdoor coils. Left system cooling.
Upon arrival found system running and cooling. I evaluated the I door u it and found an 18 delta. Air filter was dirty and customer did not have one on hand to change out. Coil looked good. Blower motor was working appropriately and blower housing was clean. I evaluated the outdoor unit and found compressor and condenser fan motor was operating appropriately within data specs. Dual capacitor was within tolerance. Coils were slightly dirty. Washed coils and cleaned up outdoor unit refigerant levels were within range. Left system on and cooling.
Upon arrival found system running but not cooling efficiently. I evaluated the indoor unit and found blower operating within specs and blower capacitor was good. Air filter was clean. All electrical wiring was tight inside. Drain line was clear. I evaluated the outdoor unit and found severely clogged coils. Dual capacitor was within range and contactor looked good. Compressor and condenser fan motor was operating appropriately within data specs. Refigerant levels were within range. Washed coils thoroughly. Left system on cooling.
Thoroughly inspected the system, system has a 30Â° delta, system low R22, dual run running half of the mfd specs- 22-45, compressor amping extremely high, condenser coil damaged, contactor burned up and the furnace is out of code. Due to the age and condition/ efficiency of The system, Recommended upgrading to something a lot more efficient with warranties behind it. Customer wants to wait
Located broken sprinkler head and toilet flap leaking in master bath.
Inspected and tightened electrical connections. Found Federal Pacific panel. Recommended replacement of panel and installation of ground rod.
Drain line is not clogged, water heater tank is leaking and needs to be replaced, quoted customer and is going to think about it overnight.
Trane system 2020. Performance, maintenance and safety check. Acceptable ranges. Blower wheel is clean, EVAP coil is clean, connections are sturdy, no signs of biological growth, burns, or corrosion. Outside unit had acceptable refrigerant levels, capacitor was within range, torque tightened all components, no signs of burns, rust, or corrosion. Washed down the condenser unit. All good.
