Tech Cody arrived to customer's home and met the homeowner. The blower motor was behaving improperly on start up, the issue was intermittent while I was testing. I diagnosed the X-13 motor to be approaching failure and notified the customer of the issue. I also found the indoor coils to be very dirty and in need of cleaning. When I went outside I tested the compressor and it was operating within manufacturer range. When I tested the fan motor it was pulling 1.17 amps and the manufacturer specifications put the upper limit at 1.2 amps. The dual run capacitor was within tolerance and the primary electrical control was in good condition. I shared my findings with the homeowner and advised him to speak with a comfort advisor to get all his options on the table to make a complete informed decision. Appointment booked for tomorrow 9-12. System was cooling when I left.

Tech Cody arrived to customer's home and met the homeowners. I started the maintenance working on the upstairs unit. The evaporator coil was clean, the blower was clean, both plenums were clean, the drain line had a blockage, the temperature split was good, at the static pressures were good. I then headed outside to work on the condenser unit, the coil was dirty affecting my refrigerant readings, after washing the numbers improved to a tolerable level. The compressor and fan motor were operating within manufacturer range. The auxiliary motor starter and primary motor starter were both operating within tolerance. I then moved on to working on the packaged unit for the downstairs. The evaporator coil was clean, the blower was clean along with the plenums, the auxiliary motor starter was within tolerance, the primary electrical control was in good condition, the compressor and fan motor were operating within manufacturer range. Tech Cody arrived to customer's home and met the homeowner. A vent in one of the rooms condensates mostly at night time. I took a look at the ductwork inthe attic and noticed that the boot attached to the vent was not completely wrapped in insulation and had condensate water on it. I shared my findings with the homeowner and recommended a duct repair. He could not do it this month but stated he would call us back during the first week of August when he can do the repair. MARK W requested that himself and I come back together in August to conduct the work.

Tech Cody arrived to customer's home and met the homeowner. I started inside, filters were recently replaced, temperature split was 21 degrees, evaporator coil was dirty and in need of cleaning, blower fan was covered in a thick layer of dust and in need of cleaning, drain line draining. Outside the refrigerant levels were in a tolerable range, compressor and fan motor were operating within manufacturer range, capacitor was within tolerance, contactor in good condition, the disconnect plug was showing signs of damage and melting, recommend replacing. I washed and waxed the coil. The homeowner had to leave before my maintenance was done and asked me to send him the estimates for the cleaning of the indoor equipment. I was given permission to check out with his mother and have her sign.

Tech Cody arrived to customer's home and met the homeowner. System was not shutting off and customer had some water issues over a week ago. I diagnosed a faulty thermostat and the homeowner had a thermostat for me to install for her. The system had no drainage issues upon my inspection and a float switch was installed. I informed the homeowner that with her new Thermostat she will need to change the AAA batteries every 6 months. System was cooling and shutting off properly when I left.

2020 3 ton carrier gas. Warranty ends in 2025. Filters- too many in the in-house return with one in media box. Homeowner has been advised on the properfilter to use. Blower motor - dirty and needs cleaning. Instruction manual was lodged underneath the blower restricting airflow for who knows how long. Removed. Evaporator coil is clean. A duct to the master bedroom has torn insulation downstream and seems to have been attempted to be repaired by tape but was not working, showed homeowner the exposed thin inner duct lining. Outdoor unit was washed thoroughly. Dual run capacitor- fan side below tolerance. Condenser fan motor - heavy wobble (video shown to Homeowner). While sitting at the table going through my slides how the husband claims his best friend is in HVAC and he'll bring all this to attention. I expressed the notion of negligence around components. Discussed cleanings and IAQ. Declined all options at the moment.

Comfort Experts' technicians are good people and work very hard. The problem is that the units they are installing are not holding up. They have repaired the unit several times since it was installed back in 2020. The outside unit was replaced in 2023.

Brock S. Was an amazing tech! Very patient and knowledgeable. The parts and labor are expensive even with warranties. We have four loans out now for repairs on our new system we had installed in 2018, about every 2-4 months something happens to it that costs us usually between $2,000 and $14,000 - but the techs that come out to the house are amazing😁
