From the initial phone call requesting service to the completion of the repair & inspection, Comfort Experts performed flawlessly. Mark arrived onsite and went to work review the current state of our relatively new (less than 4 years old) AC system (Note*** Comfort Experts did not install the system). It didn't take Mark anytime at all to diagnose the issue. He explained what was going on & what was need to get our HVAC system back to operating normally. I assessed the customer's outdated SanuVox UV sensor, which was disconnected and not in use. After confirming that the UV system was functioning properly without it, I removed the sensor from the wall. I explained to the customer that the sensor was obsolete and not connected to anything. They agreed to discard it. The system was left in a stable and cool condition.

Following the replacement, we checked the refrigerant levels, which were significantly low. A leak search on the evaporator coil was conducted, but no leak was found. We discussed the system's age and potential replacement, but the customer opted to wait until their house addition is complete. They requested refrigerant addition, and we added half a pound. The system was left cooling, but payment was not processed due to a technical issue. The job is paused pending payment collection.
I replaced the broken filter door of the Aprilaire 2200 unit. Two clips had detached, and the interior foam had deteriorated, compromising the air seal. I sourced a new filter door to restore functionality. Additionally, I assessed the need for fresh foam lining to ensure a proper seal. The customer reported issues with the system maintaining the desired temperature of 67 degrees. Upon inspection of the 3-ton Comfortmaker straight cool condenser with a gas furnace installed in 2007, I found subcooling at 4-7 degrees and superheat at 20 degrees, which is high. The vapor saturation temperature was below 32 degrees, indicating potential freezing of the evaporator coil. I identified a probable restriction in the metering device or the evaporator coil. An estimate was provided for coil replacement, and a Comfort advisor will meet with the customer to discuss system replacement options.
Our team successfully replaced the frost-free spigot located at the rear of the property. Upon inspection, we identified a leak originating from the wall when the water was turned on. We carefully removed the old spigot and installed a new, high-quality frost-free model. This involved disconnecting the existing water supply lines, ensuring a secure fit for the new spigot, and reattaching the lines. We also inspected the surrounding area to ensure no further damage was present. The new spigot is now fully functional, and the leak has been completely resolved.
I meticulously installed a new floor in the outdated shower closet, ensuring a seamless and durable finish. Half payment was collected, and I will coordinate with Zach and Wade upon their return. The customer is aware they need to provide the faucet for installation. I will notify the office and the customer upon part arrival to schedule the next steps.
Cleaned shop
Upon inspection, it was determined that the bedroom was not cooling due to a failed zone damper motor. This issue was affecting the upstairs zone system. To temporarily resolve the problem, I forced the damper open, ensuring air circulation in the bedroom while the system is operational. However, the damper is now unable to close. Additionally, the customer reported tripping a breaker when using equipment in the shop, necessitating an electrician's evaluation. Furthermore, she mentioned difficulties running the propane fireplace and dryer simultaneously, requiring a plumber's assessment. Estimates have been sent, and the customer wishes to consult with her husband before proceeding with the repairs.
Upon arrival, I detected a strong sewer odor near a closet behind a bathroom, despite the tub being unused. To address the issue, I filled the trap with water and vinegar, which helped alleviate the smell. I then inspected the area under the home for any signs of sewer leaks but found everything dry. Additionally, I checked for gas leaks and identified two drops, one at the furnace and one at the water heater. I provided options for further sewer and gas tests. No work was performed during this visit.
On 8/3/26, I found the unit not cooling due to a faulty compressor saver over-amping at startup. After replacement, I discovered low refrigerant levels caused by an uninsulated TXV and a restrictive filter at the return grills. I insulated the TXV and removed the filter, improving subcooling. However, supercooling indicated a restriction due to insufficient airflow. I returned on 8/4/26 to assess refrigerant levels and on 8/5/26 to find a suitable return location. I found consistent superheat but low subcooling, and identified kinked ducts. I cut straps to improve airflow and provided a quote for additional returns.
