Tech arrived at a warranty service call. Upon inspection, the coil was audibly leaking. The leak detector instantly detected a leak in the evaporator coil. The customer was informed of recommendations and wishes to move forward with the coil replacement. The information is listed below and is added to material list.

09/22/23 Tyler S - free plumbing inspection, found water damage under waterheater. Water heater is 5 years old and looks good. After further inspection, water damage seems to be from master bedroom sink p trap needs to be rebuilt. Also small drip on hot side shut off valve. Inspected sewer and the main runn9ng to city is in good condition with a small break 3 feet from city. Small problem will get worse with time. The main sewer under the slab is all cast iron and has a 5 foot belly. Whole line under house needs to be replaced at any time.

On arrival both the indoor and outdoor unit were turned off. The primary drain line was completely clogged tripping the drain switch. I blew out the clog and poured 2 gallons of water Ans a half gallon of bleach down the drain line without it backing up. I installed a pan strip and when I left the system was running and cooling. Tech arrived at a warranty tuneup. It was raining. Upon inspection the capacitor was within specs. The contactor was in working condition. The unit had surge protection. The filter was relatively clean. The primary drain had visible buildup. A treatment strip was installed. The drain was clear and bleach was poured. The secondary drain had possible bleach crystalization. The UVC bulb was functioning. There was no attic tent. The customer was informed of recommendations today. She would like to revisit the attic tent recommendation at a later time. She would like to be added to the techs call back list when duct cleaning services are discounted. The system was functioning upon departure.

Ran annual heating tune-up on bedroom heat pump. Pressures were normal, fan and compressor amp draw tested good, And heat strips tested good. Found drain line to be clogged causing back flow into secondary drain pan. Cleared out drain and tested. Drain worked normally. Removed top of outdoor unit and cleaned off coil inside and out. Found no other issues at this time.

Tech arrived at a Free lb 410A tune-up. Upon inspection the capacitor was within specs. The contactor was audibly buzzing. The condenser coils were hosed off to assist with air flow across the coils. The filter was recently replaced. There was no observed surge protection. The blower area was very dirty. The drain was clear. The house plumbing was backing up and overflowing. On arrival the outdoor and indoor units were not turning on. I swapped out thermostat wires to the board and thermostat for r and the indoor unit ran. I had to replace the breaker at the disconnect to get the outdoor unit running. I recommended speaking with a comfort advisor due to the age and condition of the system. The Txv needs to be replaced and the blower motor needs to be replaced. The furnace components are rusted and in bad shape and the evaporator coil is rusted. Upon arrival both systems were in working condition. Looking at the indoor for downstairs, 20° delta , dirty blower , clean coil. Clear and flowing drain line. Indoor for upstairs has poor temp differential. Blower is dirty , coil is clean. Drain lines clear and flowing. Looking at the outdoor for downstairs, capacitor is within tolerance. Refrigerant levels are acceptable. Outdoor for upstairs is low on refrigerant, capacitor is good. Leak searched upstairs system and found leaky indoor coil. Brought up to client and client decided to wait for next year to replace coil.

Looked at water heater suggested water heater replacment. Burner assembly went bad in water heater. Emailed quote per request. If new water heater is installed need to raise off ground and run New drain line from drain pan.

Performed AC on both up and downstairs unit. Washed and cleaned both outdoor units changed both filters. No issues detected as far as functionality goes. Recommend compressor saver kits for both units to improve amperage and longevity. Refrigerant level is normal.

Tech arrived at a Free Second Opinion. Customer had proper paperwork. Upon inspection the system was low on refrigerant and there was a leak located at the inside coil. The condenser fan motor was running backwards or air flow issues. The customer decided to add refrigerant after being given the possible disadvantages of performing this action. 10 oz of R22 refrigerant was added to the system. The high side pressure was too high to comfortably add more refrigerant. It is strongly advised that the condenser fan motor be replaced so that the proper charge can be taken. We will pause for a universal 1/3-1/5th HP 825 motor. She will be available for installation on Mondays or Wednesday.
