For this super tune-up I inspected the air handler and condenser. All equipment was measuring within manufacturer specs and running well. The customer expressed interest and insulation as her home gets really hot in the summer and really cold in the winter. When I was in the attic and measured the insulation I had an R value of between 15 and 20 which is not good. Well inspecting the system and the supply plenum there is large amounts of Bio growth inside and that is contributing to allegt like symptoms and sickness to the customer and the other residents of the home. The customer wanted to finance the insulation and UV system, however was unable to secure financing for the insulation and UV system at this time. Customer would like to have a plumber come out to look at her front water spout as well as other issues with the plumbing in the house.
I recommend system replacement the in rush is 127 should be less then 112. Also the system is mixed matched. This is a 3.5 ton straight cool with gas furnace in the attic.

Arrived at CTU All components were working. The outside system is a DC inverted system. The delta is at 14 and needs to be no lower than 17 and no higher than 23. For this evaluation the customer stated her system had stopped cooling and the breaker for the condenser was tripping and after resetting it would run but the trip after running for awhile. When I started inspecting the furnace I was only getting a 2⁰ Delta. I went outside and the condenser was not running so I inspected the breaker and it was tripped again. I reset it and the condenser started up but then tripped the breaker after running for about 5 minutes. I tightened all the high voltage connections and tried again and still the breaker tripped. This made me believe the breaker itself was bad. I talked to the customer about what I found and she allowed me to swap out the breaker and also add a hard start kit. Once I replaced the breaker everything was running good and after turning it off and on about 5 times the breaker held and didn't trip. I left with the system cooling and in good working order.
They are in need of 2 gfci's and a surge protector but needed to discuss and think about it at this time but the panel looked great the connections were tight and it was very clean and well wired
Came out for an evaluation due to a cloud train line they have water on the deck in the unit in the carpet it started to rust out components in the system and there is organic growth as well homeowner opted for us clearing the drain line today
Came out for an evaluation the unit was flooding due to a clogged drain line unclog the drain line and spoke with the homeowner about the new membership and she agreed to the conversion
Indoor units very dirty filters dirty one system indoor coil frozen high pressure on the outdoor unit and drain switch was not set up properly and condenser very dirty
Performed inspection made a couple recommendations for home wrote estimates and sent to customer. He said he will look at Savin up some cash to get those done.

For this coolant enough I inspected two furnaces and both condensers. Both systems are old and not running efficiently as the system on the right side of the house had a 52° superheat and an 8° sub cool with a 36° sat temp. The system the controls the left side of the house capacitor was dead so I was unable to measure refrigerant levels or amp draws on the compressor, homeowner stated he would go out and buy one and install it. Additionally customer stated he has a home warranty and will just run the system until it fails and let the home warranty replace it. Both drain lines on the system were not draining and not set up properly with water and the secondary drain pan.
Performed tune up. Changed filter. Both AC and Heating are working.
8/24/24 A finance application needs to be sent and sent up on Monday for the electrical estimate named "wire run" I was unable to perform it myself I will be returning Tuesday to follow up on the finance outcome and to explore other solutions
Her closet system is sweeting and the water accumulates on the floor in small amounts. I recommend insulating the closet. This is some she wants to have done her self. If it does not get taken care of it can cause tremendous floor damage and water damage in general.
On this job I washed and clean condnsor left filters alone because they are clean. Her system could benefit from a easystart and some uv. The system td is 20 and subcool is at 7 system is online and ready for cooling.
On arrival system was thermally overloaded. With the customers permission I installed a new contactor and primary electrical control.

For this evaluation I showed up and the customer stated their condenser was not turning on and the system was only blowing out hot air. When I opened the condenser the board was showing a 04 Fault-"Locked Rotor" because the hard start kit had failed. The capacitor was still within tolerance reading 33.78/35 MFD. I replaced the hard start as it is in warranty and after doing so the system turned on and started running just fine. I left with the system cooling, blowing out at 67⁰.
I quoted replacement of the outside units motor for $2179 Quoted a 24k mini split system as follows Level 1 $5157 - 5% = $4899 Level 2 $6132 - 10% = $5518 Level 3 $7380 - 10% = $6642
Found mini split with failed motor. SEt lead for comfort advisor.
Secured secondary drain line. Secured low voltage wire.
08/06/24 TS - waterheater is the oldest one I've seen at 27 years old. I wouldn't touch it. No waterheater flush. Quoted for new waterheater. Needs to be slim 17" wide or thinner further door. If no unit is that slim anymore, then customer will open the back wall 23" wide into closet. If we install from the back then we can fit a drain pan,but if it's 17" in the front. There is no room with waterlines coming from the floor to fit a drain pan.
