On this job I found the system had everything from surge protectors to uv light systems and hard start kits. Heating on both systems work well. System has new filters and are still cooling just fine.

Tech arrived at a membership tune-up. Upon inspection, the upstairs system fan capacitor was out of tolerance. The contactors were in working condition. The condenser coils were hosed off to assist with air flow across the coils. The blower areas and coils were dirty. The drain systems were clear and bleach was poured. The upstairs system Delta was a little high. The upstairs system condenser fan capacitor was replaced and treatment strips were installed on both units. The customer was informed of recommendations today. The systems were functioning upon departure.

Upon arrival for service system on and cooling. Inspected system. Drain line clear. Thermostat flashing to alert 2nd stage cooling. Fan on not auto. Outdoor unit slightly dirty. Attic need move ventilation. Cleaned ac unit. Set fan to auto. Recommended increase in ventilation. System is struggling to keep up in heat but able to pull house down to 73. However house heats up quickly when unit turns off. Informed customer. Left system on and cooling.

On arrival the outside units compressor was not running. I determined that the auxillary motor starter was open and needed to be replaced. I also recommended and installed a compressor saver kit for the outside unit. The inside unit had drain lines with some gunk however I was able to flush the line with a gallon of water with no issues. I recommended and installed a pan treatment strip to clean the drain lines. I also recommended and installed a value uv system to combat the biological growth in the air handler. As I left I ensured that the system was running and cooling as intended. Arrived on site greeted customer. Customer said unit was not on the time she called she flipped the main breaker off and back on unit eventually started running from post call until well after I arrived. I checked power,capacitor, drain switch, drain line, refrigerant level, filter, coils, amp draw, deltas and boards. No deficiencies were found from the investigation. I believe the breaker is overheating and tripping thermal images were taken breaker in question is 3 degrees warmer than any other breaker on panel. I advised customer to change breaker customer wants to reach to install company of the panel to see if they will change the breaker for her at no charge. Sending breaker estimate to customer and will follow-up with her on Monday after 10am to see if she has made progress.

Tyler L completed etu her panel was immaculate I tightened up all of those connections she had an extra 60 amp at the bottom left that wasn't connected to anything there was a surge protector and the neutrals and grounds were bonded then I went inside to test some plugs all of which were wired properly and gfci's were functioning

Arrived on site greeted customer thanked them for continued membership and business. Customer said that the breaker on main was switching itself to the off position not tripped on its own. I investigated every possible reason a breaker would switch off on its own. I changed the filter, washed the coil on the outdoor unit, checked run and start amperages on everything drawing on the system. Made sure the fan blade was rotating in correct direction. Checked and tested run capacitor. Checked refrigerant level. Checked primary electrical control and checked for loose connections/wires on the components and breaker itself. No defiencies were found all components functioned properly and within recommended levels and ratings. After investigation and research the breaker itself is going bad and switching into the off position. I advised the customer that we could switch the breaker today. Customer said she has an electrical inspection scheduled for Saturday and would like to wait until then.

Customer agrees to have a comfort advisor on 5/30/23 @2pm I was informed of the history by the customer. I've informed my superiors of the customers history and requests. Leaks detected in coils x2, low r22 refrigerant, condensate drain issues, left side condenser unit fan motor bearings are wearing out.

Upon arrival found system not running. Customer stated that the system was buzzing but not starting. Found system to have a bad capacitor and it was reading 0 on my meter. Replaced capacitor under parts and labor warranty. System was left cooling with a 20 delta

Located home electrical panel ac panel breaker was in the open position flipped the switch system came on cool air blowing from supply vent. Collected signatures and service fee.

Gas furnace installed in 2004 with straight cool condenser installed in 2022. All electrical connections are tight with no corrosion. Blower wheel is slightly dirty. Blower capacitor is weak. The condenser coils were dirty and were hosed off to assist with air flow across the coils. The surge protector was functioning. There was no Surge protector on the upstairs system. A surge protector was added today. The filter was replaced. The Delta was 21 degrees. The drain system was clear and bleach was poured. The customer would like her kitchen appliances and kitchen plumbing addressed. Oven display is locked, the dishwasher fills up the kitchen sink when used, and the refrigerator freezes up. The customer would like to be mailed paperwork from now on. The system was functioning upon departure.

Tech arrived for a CTU. Downstairs system- the capacitor was within specs. The contactorless board was functioning. The outdoor coils were clean. Unable to verify that the unit surge protector was functioning. The filter was clean. The indoor coil was a little dirty. The drain was clear and bleach was poured. There was no inline float switch on the drain line. There was growth in the system. A UV system was recommended. Upstairs system- the capacitor was within specs. The contactor was in working condition. There were stripped screws. These screws were replaced. The Surge Protector was visibility damage and the lights were not illuminated. This item was replaced and functioning. The filter was replaced. The UV system was functioning. The drain was clear and bleach was poured. The customer was informed of the benefits behind adding an inline drain switch and adding a UV system. The customer will pass today. The systems were functioning upon departure.

Tech arrived for a STU. Upon inspection the capacitor was within specs. The contactor was audibly buzzing and had rusted terminals. The fan motor was rusted. The system is R22. There was no observed surge protection. The trip tie was missing at the outside disconnect. The Delta was low. The filter and blower area was extremely dirty. The blower motor was vibrating. The drain had no safeties. There were areas that were not accessible. There was rust on the evaporator coils. Due to the due to the age, condition, price of repairs, and presence of R22; it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. The customer will wait at this time until something catastrophic fails. The system was functioning upon departure.

Thoroughly performed a heating tune up for both systems. Main downstairs- inducer motor over amping, there is some oil on the blower motor, evaporator coil extremely rusted up and the system is R22. Master/office/extra room/ upstairs loft- blower motor leaking a substantial amount of oil, inducer motor over amping, system intermittently coming on due to the plug wires falling out, evaporator coil rusted and the system is R22. Due to the age and condition of the systems, spoke with the customer again about upgrading before EPA changes in January. Customer wants to talk with Brett and Rob about new systems. Spoke with Rob, he will be contacting Brett to arrange a time to speak with the customers.
