I was here to for a tuneup system number Furnace, not working. Also has a frozen coil Insulation on top of coil has fallen on to coil could not service it or clean it. System number one has a capacitor out of tolerance low Delta ducts are very dusty needs a duck cleaning for both systems condenser on number could not be cleaned because my hoes broke. Disconnect on one system number one wired incorrectly to where it’s always getting power.
11/04/24 TS- customer declined visit and was expecting ac tune up instead. Need to reschedule for AC
Did a tune up for our customer and noticed 2 breakers that were the wrong style breakers in the panel so we swapped those out for the right ones and checked all gfci protection In the house and it was all good
Arrived at house to preform super tuneup Informed owner that Both indoor capacitors and outdoor capacitors out of manufacture spec Leak on the bigger 4 ton system due to rust on the Evap coil Biological growth in both split plenums Recommended replacement of capacitors, uv system and repair or replacement of unit All Declined while he shorts out medical bills All other components working in manufacturers spec
Etu. Recommended spacing arc faults to stop nuisance tripping.
Arrived for Super tune up Washed condensors and tightened connections All cooling and heating components are in tolerance Homeowner changed filters - clean filters Reccomended compressor saver kit for Downstairs Reccomended Soft start kit for upstairs Upstairs refrigerant is low - reccomended refrigerant Upstairs delta 11 Downstairs refrigerant is good 19 Delta Reccomended coil replacement Reccomended comfort advisor System left on cool at exit
His panel is looking ok it definitely needs a surge protector but the main area of concern is the mains going into the meter but he would need to contact oncor to get that checked
Install 2 stage 48k heat pump horizontal use current zoning system, includes- attic insulation of R-22 for 2,179 sq ft and high efficiency filtration and code kit
Arrived for service Eval Hard lockout due to repeated low pressure switch trip Reset and Replaced filter Ran system for 15 minds for refrigerant check Low pressure Confirmed Comfort Advisor tomorrow 12-3
Arrived fit service Eval Dual run cap failed Replaced under warranty Compressor and fan motor running apps are fine Refrigerant levels are fine Recommend UV, drain switch and April Aire upgrade
For this evaluation customer state of the upstairs seems to be having a hard time keeping up when the thermostat is set to 75 it barely gets below 76 until later at night. Taking a Delta I had an 18° difference at the plenums, but a 15° difference at the supply vents. The condenser fan motor is overamping, indicating it is likely to fail in the future. There was an 18⁰ Superheat, 12 Subcool at the condenser, so I do not believe refrigerant levels are low. I talked to the customer that insulation can definitely help in efficiency and keeping heat out of the house.
Arrived for service Eval 2 wires burnt at contactor Fixed Compressor cap failed Replaced Hard start kit blown Replaced with warranty Recommend adding an April Aire filter and a UV system due to bypass air and biological growth in the supply plenum
Went out on a repair call for a residential customer who had a broken water heater. We discovered that the heating element in the water heater needed to be replaced. The heating element on the unit was replaced to restore it to working order. The customer was thankful for the repair.
Arrived at 3 system STU All components were working All 3 systems are low on refrigerant, need compressor savers, coils are rusty and upstairs is starting to freeze Recommend refurbish vs replace Customer wants to know what a new system cost to be able to weigh their options 31 oz on m, 46oz on D, 107 on up Comfort advisor appointment for upstairs 07-13-24 9-12
For this phone call customer had a couple questions about the tune-up I performed earlier in the month. Customer States the upstairs seems to be having a hard time keeping up and it's warmer than the downstairs. I inform the customer I'll be more than happy to come back out there to inspect the upstairs unit as it is not blowing as cold as the downstairs unit.
Arrived for service Eval Condenser fan motor over heated Replaced Refrigerant, capacitors are fine l compressor is showing it age
Plumbing inspection Master bath toilet has broken kholer seal disk style flush valve customer claim he is going to fix issue Double clean outs for sewer main line in front yard All drains are OK at this time No leaks on plumbing system. Gas water heater in attic Rheem 2023 model Customer gas system with manifold in attic
For the super tune-up I inspected two furnaces and two condensers, for the most part all equipment was measuring within manufacturer specs and running well with the exception of the condenser fan motors, both were overamping.
For this evaluation I showed up to the customer's home and he stated the indoor unit was running but the outdoor was not, and it was only blowing out hot air. When I looked at the condenser and opened it up the wiring from the compressor to the Herm connection had burnt off, so I cut off the part of wire that was burnt and put a new Spade on and reconnected to the capacitor. The system did not turn on right away and I did not have voltage to the contactor. Upon checking the breaker the breaker was tripped so I reset it and the system turned on. The Upstairs unit is on a 40 amp breaker, the downstairs unit is on a 30 amp breaker.
Arrived for free diagnostic Talked to customer and he was in the understanding it was a STU Called office and let them know Invoice has been changed to STU All components were working and in tolerance Recommend IAQ 200, blower clean, hard start, surge protection, and membership Customer okayed hard start and membership. Will think about other recs
Performed cooling tune up Washed condensor and attic unit small filter LRA on condensor lowered by compressor saver New capacitor installed. Condensor performance is good Attic unit is clean Recommended surge protector and April Air filter System left on cool at exit
Flushed tank water heater in garage and wrote estimates for inspection recommendations.
Free second opinion. System is low on refrigerant verified by pressures and temperatures. Performed leak search on indoor coil and outdoor heat pump. Leak detector was triggered on outdoor unit but was unable to confirm exact location of the leak. System was installed in 2011 and customer is interested in replacing system with something more reliable and efficient. Comfort advisor scheduled to meet with customer tomorrow morning at 9 o’clock.
