it was his last call of the day, it had begun to rain, and he had a long drive back home ahead of him. But he cheerfully checked out the system, indoors and out, found a drainage problem that required extra time to fix, eliminated the small gas leak that required service in the first place, and left me two furnaces perfectly tuned and running. Throughout all this he was cheerfully took all the time the work needed. I am grateful to Comfort Experts for hiring such fine people!l

Our technician came for our annual inspection. He was extremely polite and listened to every concern. Made sure to address all issues before leaving.
The crew was friendly and efficient. I thought they did a wonderful job.
7/22/22 Did a evaluation on system, found gas piping didn't have a sediment trap, flu was touching wood,outside disconnect was burnt, recommended new supply plenum and add a return plenum, found fan capacitor was weak, customer authorized all repair, replaced outside disconnect, cut wood away from flu pipe, replaced capacitor, brought gas line to code with sediment trap, will need to return to do plenums,refrigerant levels are good, customer verified unit was working properly when leaving
Completed evaluation. Float switch was tripped. Tested drain and verified it was operating properly. Reset switch and unit. Did not charge as repair for same part had been done earlier today
Bad dual run capacitor, Replaced dual run capacitor. System is operating normally at this time.
Upon arrival found system off and thermostat. Evaluated indoor unit and found clogged drain line. Advised customer of the issue and proceeded to clearing the drain. After drain was clear, unit came on and I began to check the indoor unit for any other potential issues. Blower motor was working properly. No signs of growth were present and air filter was changed recently by customer. I evaluated the out door unit. Co.pressor and Condenser fan motor were working properly. Refigerant levels were within range. Found a bad compressor capacitor. Changed out capacitor. Tightened loose wires inside the control panel. All other components were within specs and working properly. *customers were not home but the baby sitter was. Could not get back in the house to place the thermostat back to what the customer had it set it on. Job is complete and unit is running*
Completed evaluation. Compressor capacitor dead, reading 0.229. Replaced capacitor. System running in cooling on departure
Upon arrival found system running and cooling. Delta drop was great. Changed filter. Refigerant levels were within range and capacitor was within manufacturers specs. All other components were within range and working properly.
Disconnect was pulled out and on the ground, put back in system is operating normally at this time.
Thoroughly performed a super tune up for all 3 split systems, washed condenser coil out and checked all components. Upstairs-refrigerant levels are fine, dual run capacitor low, no drain switch but everything else functioning properly. Downstairs bedrooms- refrigerant levels are good, dual run cap is new, condenser fan has hot spots, air handler covered in biological growth, everything else functioning properly at this time. Main downstairs- refrigerant levels are low, compressor capacitor below specs, air handler is covered in a substantial amount of biological growth along with the inside of the ecm motor. Due to the age and condition of the system, highly recommended upgrading to something reliable with warranties behind it. Customer is meeting with an advisor Friday at 12pm.

Did a complete evaluation of both systems. Both units were about 5 years old. Customer reported no issues or problems, but did mention that maintaining a homeowners warranty requires their AC systems to be inspected by a qualified technician at least once per year. He said that the $5.80 special was a great deal to satisfy the homeowners warranty requirement.
