Dakota’s was. Dry accurate and was able to rectify the work completed by Jonathan’s annual service agreement! The heater unit was functioning properly prior to Jonathan’s service inspection. The heater was working as designed! The next day the heater was needed because of the drop in the temperature, the fan ran continuously for the entire night and day. A call to the office and an appointment of next up was scheduled! I do not understand why Dakota needed to go out to discuss his actions and his interpretations of the situation; was something said to the that Supervisor that was not accurate?

I had my yearly heater check and Zak did not disappoint, he was thorough and explained things clearly. He took pictures and explained why I needed to do this or that with the pictures. They will definitely be my go too from here on out.
We called for a duct cleaning and the company sent out Dakota who said we asked for an AC check. When we explained that we didn’t he told us that the phone teams doesn’t know to explain the difference and since we’re being charged for the service he might as well do it. While here he turned off our AC unit without our knowledge. The next weekend was unseasonably warm and we had a house full of people with no AC. The next day we saw that the AC unit was turned off. I called the company and asked for a different representative to come out to make sure nothing was broken. Unfortunately, Dakota returned and after explaining what happened he offered a confused look then swore everything should be fine. Not once was I offered an apology for the original or subsequent encounter.

For this job I spoke with the primary homeowner Stormie. I explained that her system was low on refrigerant and that the options were between further diagnostics to find a refrigerant leak and a repair versus a complete system replacement. Stormie informed me that she would need some time to weigh her options and see what she has to do but if she were to want to replace the system she would call the office back to either talk with me or just to get the comfort advisor schedulee to go to her for an estimate.

For this job I performed an evaluation. When gauging up to the system I quickly noted it is very low on refrigerant. I recommended a leak search to try to find out where exactly the leak is coming from but let the present homeowner know that it is an additional fee because of time. I spoke about League searching and potentially doing a repair or replacing the whole system. The homeowner that was present stated that they are not in charge of finances and they would have to speak with their spouse about what the next step for them is. For this job I performed a cooling tune-up. The drain line was not up to code and there was not a drain safety switch to prevent flood damage. The compressor is severely over amping at startup. I suggested re-constructing the drain lines and adding a drain safety and installing a soft start kit to bring the initial amp draw below the lra rating for longevity purposes for the compressor. Homeowner did not make a decision on any of the suggestions at the moment and requested a email with the information. Upon arrival home owner had systems turned off but let me know that living and master bedroom unit was not cooling as it should. Turned just that unit on to identify which air handler and condenser was with that thermostat Went into attic and checked that unit was functioning from inside and it was but was getting no cooling. Had a negative 3 degree Delta Went to outdoor condenser unit and located corresponding unit Fan was running but did not hear compressor so I checked capacitor Capacitor was showing blank on Herm to center terminals Went ahead and checked capacitor on other two units as favor for homeowner and both were in tolerance Recommended capacitor replacement to get system operational again. Homeowner agreed After replacing, system was functioning again I connected my gauges and noticed I had a 2 Subcool and almost a 50+ superheat Went back into attic to check optimal cooling but was still only getting a 6° Delta after leaving system on for 10mins I talked with homeowner a
Upon arrival system was on cool and thermostat was responding but system was not cooling Went into attic just to assure that thermostat was calling and 24 volts were going to outdoor unit After confirming I went to outdoor unit and removed panel First thing I checked was contactor to see if I had high voltage and 24 volts which I did Checked disconnect just in case and it's in good condition Checked capacitor and noticed it was out of tolerance on both herm and fan Recommended capacitor replacement and home owner agreed I did not have a 45/7.5 dual run capacitor which unit was rated for so I replaced it with 45 and 7.5 single run caps After replacing capacitor and flipping disconnect back on unit kicked on Checked deltas in attic to assure proper cooling and system had a perfect 21° Delta. System was left on cool at departure and homeowner said he would set thermostat to preferred temperature himself.

For this job I performed a evaluation. Homeowners stated that on 7/2/25 the thermostat said low battery and was not turning the air on. Homeowner changed the batteries but it still said low battery on it. After a while the unit kicked on. While I was there for the evaluation the homeowner did not want me looking at anything except for the thermostat and changing it out if needed. I suspected the thermostat was faulty I didn't mention that the Delta was very low when in the Attic. Homeowner was very rude the entirety of the visit and did not care about the delta or anything else as long as the system was cooling. While I was programming the thermostat I heard the homeowner say get the f*** out of my house. I apologized to homeowner if I was making them upset. I was only able to change the thermostat out and told the homeowners if for some reason the cooling is not efficient it is for something other than the thermostat but I was not able to do a full evaluation because homeowner wanted
For this job I performed a evaluation. Homeowners stated that earlier in the day when she called she heard a loud noise coming from the outdoor unit and then it shut off. Homeowner turned off the unit for a hour or so and then turned it back on and after that it has been cooling within normal limits. I ran through refrigerant and electrical components the only abnormality noted was that the compressor was over amping at startup. I suggested installing either a soft start kit or a compressor saver to avoid future compressor lockouts. No other significant abnormalities were noted during the evaluation. Homeowner opted to have estimates sent, they did not want to install either one of the recommended components at the moment but are considering to have it done in the future. Today we showed up for a plumbing estimate. Homeowner recently had their floors redone and the flooring company took apart the pedestal and ended up ripping the lag bolts out of the wall which caused it to be unstable. We bought a bracket mount for the pedestal sink and mounted against a wall and that solved the issue. It is secure to the wall and everything works properly. In the master bathroom Jill side vanity was leaking from underneath the handle we replaced both the cartridges inside that Delta faucet, it solved the issue. Tested and everything works properly. I put a gauge on his outside hose bib, and the PSI reading was 160. The desired amount of pressure is anywhere between 40 and 60. Recommendation would be to install a prv on the main water line. His electrical looks great the panels are definitely all the older side but are very well kept, I did recommend a surge protector and gfci's are present and functional
Today I arrived for an evaluation on a heat pump system unit was not running when I got here then before I could plug up any instruments it came back on everything seemed to be running fine so I filled up some jugs of water to test the drain line before I could get back in the attic as he system turned back off and sure enough the float switch was tripped homeowner opted to clear the drain line today and install a condensate treatment strip in order to prevent this in the future also brought it to the homeowner's attention that I sucked out hair from the drain line today and advised getting a basket strainer for that bathroom sink thank you for choosing comfort experts!
Today we showed up for a complimentary plumbing inspection. Upon arrival the cold stop in the upstairs bathroom was leaking. The grommets and the inside had worn away. For this job I performed a evaluation. Upon arrival homeowner told me that there was water dripping out the secondary drain line in the backyard. Homeowner stated that the house was still cooling but there was also water in the emergency drain pan. I tested the primary drain line and it was backing up to the secondary drain line. Homeowner approved unclogging the primary drain line. I successfully unclog the primary drain line and tested it with 2 gallons of water at the end. The system was cooling and working within normal limits at the end of the visit. I left the thermostat on 74 cool before leaving. I suggested a pan strip to treat the drain line, homeowner decline and opted to treat themselves with white vinegar or bleach. Upon arrival system was off due to temperature in home being under thermostat ask. Checked indoor air handler Unit, had a good Amount of build up on the evaporator coil And on the blower motor. Blower motor had loose bearings Homeowner commented on bad air flow in two rooms Drain line was clearing well, electrical components were tightened. Moving to outdoor condenser coil I noticed unit had lots of build up on it. Taking off the back panel and and checked capacitor. Capacitor in tolerance. Contactor looked in good condition and was operating in good condition. Found power light blinking on both living room and bathroom systems went through all codes with remote for both systems System is showing no fault code to be active Reset circuit breaker per manual Units both up and running left them on in cooling Unit that is making a noise was not installed by comfort experts without getting hands on with said unit I peered in at the blower while in operation and it seems the noise may be coming from excess dirt buildup on portion of the blower wheel

For this call Josh and I did a tuneup on an electric system. Delta was 20 blower. Capacitor was good. Drain line had some algae. Recommending pan strip. Outdoor unit the sub cool and super heat were good. Capacitor was intolerance. A little bit of bio growth on evaporator coil will recommend IAQ. In rush was good however could be better Will recommend a soft start. Declined all recommendations unit was running when we left.

For this job I performed a evaluation. Upon arrival I saw that both emergency drain pans on both systems were full of water and the system was not operational. The systems had both been turned off by the drain safety switches. I unclogged the primary drain line under the sink the operated for both systems. I tested the drains with one and a half gallons of water each. Everything began to function and run within normal limits. Homeowner elected to purchase a pan strip for each system to treat and prevent drain cloggs. Pausing call, office to collect payment. Credit card on file was declined, homeowner States they need to use another one that she does not have access to.
For this job I performed a cooling tune-up. No significant abnormalities were noted during inspection. Homeowner did mention that two rooms upstairs seem to cool less efficiently and heat less efficiently than other rooms. I suggested adding insulation to see if that would resolve the primary issue or possibly having someone come and look at the ducks to see if there's any airflow issues. I did not own know anything obvious during the inspection aside from just one duct curving at a 90° angle.
