Upon receiving the call, I promptly assessed the system and identified a leak originating from the thermal expansion valve (TXV) located in the attic unit. After thorough inspection, I tightened the TXV to rectify the issue. Subsequently, I added R-32 refrigerant to the system, ensuring it reached the optimal temperature split. The system was monitored for a temperature of 20° at the plenum, with a sub-cooling of five and a superheat of 14. By the time of my departure, the system was functioning efficiently and effectively. The customer expressed their gratitude for the service provided, highlighting their satisfaction with the outcome.

For this job, I worked on a cooling tune-up on this heat pump system. I went through all the mechanical and electrical parts of the system and checked for maximum efficiency. Customer was interested in a duct cleaning but after seeing the price she could not afford it. I noted a emergency drain pan that has rusted through and through, a blower capacitor that is out of tolerance, a severely hot spotted heat exchanger, very high over amperage let's start up from the compressor, and air leakage from all the ducts and plenum. I made a full refurbishment list for homeowner and recommended at Comfort advisor to weigh an option furbishment or replacement. Comfort advisor scheduled for tomorrow between 3:00 to 5:00. Came to house too do electrical inspection and also take a look at electrical worried that the customer was having and got here and it was two outdoor security lights that randomly stopped working and couldn't figure out why so I got here and started checking the fixtures and found that they still had good power coming to them and both of them were dusted on lights but the dust to Don's on them were not working anymore but still had good power coming to them so talk to customer about replacing fly to them and also with the membership and also close if she provided them and with a membership and customer like the prices and the warranty on the lights a lot but customer was running to a doctor's appointment and was going to talk to husband when she got back about
For this call I performed a super tune-up on both units. Homeowner stated that the house is for sale and in the closing process but failed inspection due to low Delta in cooling on the new unit. Upon inspection I did note that both units had mild to severe dirty air filters, after replacing the air filters both units were running within normal spec limits. Pictures of Delta with thermal camera in the noted area are attached to summary under miscellaneous pictures. All components within heating and cooling parts of the system were running within normal spec limits. No significant abnormalities noted aside from dirty air filters. For this call I performed and evaluation. The unit was functioning within normal spec limits. Homeowner just had us check because they felt like if the unit was running for a long time during the cold but they just wanted to be sure there wasn't an issue. Upon inspection I did know a very dirty blower and blower motor. I suggested a blower cleaning and also installing a UV system to prevent biological growth and keep their air clean. For this call I performed an evaluation. Upon arrival the unit was not running heat strips but was running the heat pump. During inspection I noted loose wiring and old wiring that needed to be replaced after replacing and fixing the wiring the unit began to run with a normal limits. Delta running the heat pump was only 13 and the refrigerant was noted to be slightly low. I spoke to home owners about low efficiency on the older unit and having an option to have a sales manager give him a energy audit and a difference between efficiencies on their unit and the new units. Homeowner opted to have a sales manager give them estimates on 2/12/26 after 2:00. Left the unit running on 72 heat. Thank you for choosing Comfort experts, have a great day!
Today I looked at heating and cooling. TD n heat 30° TD in cooling 20° System has new filter. The system could use soft start for added longevity.
For this job I performed a super tune up. I replaced a dual run capacitor, and reccomended redesigning drain line and adding a drain switch for code purposes. Homeowner declined float switch and drain repair at the moment but will consider it in the future. On this job I looked at 3 systems in heating and cooling. I found some things wrong. Concerns control board and damper Thermostat Biogrowth in 2 of 3 systems High in rush amps. Other then this the system test in tolerance. Super heat 24 Subcool 5.8 TD is 20 These are not replacement systems.

Today I performed a membership plumbing inspection checked everything throughout the house and talked over different options with the homeowner he is getting ready to sell the home and would like to go ahead and take some of the recommendations we will set this up for Rec work to be scheduled next Thursday first call and possibly only call
Came to house for electrical inspection and ended up talking to customer about smoke detectors beeping in house but customer is obvious of the issue and just stated that they have been in the middle of the process of pulling them down and putting new batteries in them but talk to her about swapping them all out to new ones if it persist and keeps happening and also talked about a surge protector on the panel they had one on their AC unit and we were just out here and put a disconnect on there water heater and that looks really good but talked about the surge protector but customer couldn't do that right now

On this visit I looked at heating and cooling. I'm happy to report the system test in tolerance on both sides. I did find a burnt out UV germ light bulb. The system could use a duct cleaning as well. The td 20°.
For this job we performed a super tune-up. All mechanical and refrigerant portions of the unit were working within normal limits. There was dust buildup in the plenums and also mild dust on the blower. I spoke about benefits of having duct cleanings done periodically. Homeowners water heater was 13 years old, I reccomended a flush/clean by a plumber if it is not being done regularly. Homeowner declined scheduling any work but requested the report to be emailed.
