Went to house for cooling tune up on one Goodman system. Checked indoor unit in heating first, filter is ok, ducts are clean, electrical connections are secure, drain lines are clear, recommend wet switch to go with drain switch as added water protection. Insulation is good, blower is clean, uv system is operational, evaporator coil is clean/ not corroded. Water heater is from 2004, recommended replacement, went to outdoor condensor unit and checked it in cooling. Fan Amp are good, compressor amps are normal, compressor savor is operational, capacitor is within tolerance. Condensor coil is clean, the unit is operational is cooling. Customer has solar and surge protection no need for energy audit. The system is functioning properly.
Went to house for super tune up on one full electric system. Checked indoor unit in heating, upon arrival, lots of biological growth in unit. Recommended uv system to sterilize growth in unit. Drain lines clear, no water safeties, recommended drain switch. Evap coil is ok, ducts are dusty, recommended duct clean level 1. Electrical connections are secure, heat strips functional, indoor unit is operational. Went to outdoor condensor unit and checked it in cooling. Fan amps draw good, capacitor within tolerance, compressor amps high on startup, recommended compressor saver. Washed off condensor coil, coil is clean, contactor is fine. Outdoor system is operational.

TOP FLOOR GUEST BATH sink supply is normal although quarter turns are older type, there is no sign of corrosion visible. Drain works great watercdrains fast Customer stated toilets were recently replaced by us, no issues found with this commode Drains and fills normally Tub supply and drain work great as well MASTER RESTROOM Both sinks in master restroom are okay for supply but both drain slower than normal. Recommended a p trap cleaning Tub supply is great as well as the drainage. Shower supply is good but sewer gas is coming through Toilet is brand new supply in drain good BOTTOM FLOOR RESTROOM sink supply and drain working great no leaks or stoppages Toilet supply and drain are good in this restroom as well. KITCHEN kitchen working normal drain and supply installed properly and disposal working as well.
3/2/23 Duct cleaning completed
11 year old Goodman gas system: Build up on blower wheel, evaporator coil dirty, duct cleaning, heat exchanger has thermal spots. System is operating at this time. Sold Lvl2 duct cleaning to be done 3-2-23.
2/24/23 upon arrival found amana heat pump heating with a 20 delta. System's heat is keeping up with nice warm air coming out of the vents. Inspected outdoor heat pump and checked capacitor. Capacitor is within tolerance and coil was cleaned. Changed indoor filter and recommended a UV bulb. Customer declined UV bulb and is going to think about it. System was left heating and cooling with a 20 delta.
