I have the silver maintenance plan and Comfort Experts is very faithful about calling me to set up my annual check up on the ac/heating units. It does not cost any additional and their tech expert, Andrew J, found a part that needed replacing and it was covered too. He was very courteous, knowledgeable and kept me completely informed. He let me know water heaters were also now part of the plan. CE comes almost immediately if I have a problem. I highly recommend them.
Replaced damper motor for downstairs zone under warranty. Performed function check n system operating normally at time of departure.
Arrived to no cool on the downstairs of a zoned system. Found that the damper motor to the downstairs damper had failed and is stuck closed. Technician opened the damper as far as it would go. Two wire damper motor needs to be replaced. Zone board and two dampers were installed with the system. Repair is under warranty. Need Honeywell 2 wire damper motor.
Upon arrival techs installed unit surge protection, removed old r410a, tvx, installed new tvx, did a pressure test, pulled a vacuum down to 500 and charged the system to its proper readings system is up and running at this time
5/29/25 We will install a new prv by meter using existing box. This will include new service valve at meter We will return with material tomorrow 5/30/25 to complete the job. Will need to dig up meter and existing prv and replace
When I arrived the homeowner said he requested a phone call before we came out here. He reset the breakers last night due to a power surge and was able to get the ACs working and wanted the phone call so we didnt waste a trip. He also wants to make a note to please call 9724670900 that is his number, not his wife's number due to her not feeling well. I talked to him about surge protection for the units that tripped he asked if we could bring 2 out when we come repair the other unit, he would like one on the 5 ton and 3 ton unit not the bedroom unit. He also would like a call to know when that part will be in because he does not live here and it has to be scheduled for someone to meet us here.
Upon our eyeball technician found unit was freezing out due to thermo expansion valve causing the blow and not turn on suffocating it technician has system off until parts coming
Upon arrival text started with main house technician found that system three has a bad TXV that is clogged with a low superheat as well as a high subcool technician talk to homeowner about it homeowner would like to repair the system he would love for his systems as we remain r 410a tax headed to guest house where technician found everything to be working up to technician standards all units have been washed and waxed technician is going to have to return to install TXV

2012 2.5t hp closet upflow. Manufacturers warranty expired. Primary pan full. Leaks detected in evaporator coil. Oil streaks present. Freezing. Inrush amperage on compressor exceeds manufacturers specifications. Refrigerant charge below manufacturers specifications. Hard start kit pressure plate blown. Capacitor below tolerance. Sat with homeowner and shared all video and photo evidences. Explained in detail the energy usage, performance and saftey of the system. Homeowner is aware of the need to replace system. CA appointment set for 5pm Saturday 4/26/25 Systems functional but diminishing in performance.

Arrived to no cool. Carrier heat pump with air handler installed in 2022. Unit was freezing up due to no airflow. ECM blower motor had failed most likely caused by a surge during a storm. Performed hard reset on the system and it was able to start up. Checked all amp draws and refrigerant levels. System operating normally at time of departure. Customer has signed up for the Home and Budget Protection Plan.
