I have the silver maintenance plan and Comfort Experts is very faithful about calling me to set up my annual check up on the ac/heating units. It does not cost any additional and their tech expert, Andrew J, found a part that needed replacing and it was covered too. He was very courteous, knowledgeable and kept me completely informed. He let me know water heaters were also now part of the plan. CE comes almost immediately if I have a problem. I highly recommend them.

10/16/24 Mark W to be rescheduled to repair drain lines with proper flow. Drain line going towards toilet has full bubble of back fall causing water noises when flushed. Recommended 2nd person for repairs. Will need to get with Mark W to schedule

9/20/24 When we got to job customer told us the generator was out of oil It didn’t show up on the dip stick. Changed oil spark plug and air and oil filter. Started engine up and it is burning oil the number 1 cylinder plug was wet when we removed it Will need to return on 10-1-24.

Techs Cody and Logan arrived to customer's home and met the house keeper. The unit for the great room was set at 85 and inside it was 88. When we went outside we found the outdoor unit not running, I had high voltage coming in and was receiving a call from the thermostat. When I hooked up my guages I found to system to be completely empty of refrigerant reading 0 psi. I filled the system up with refrigerant to 50psi and then conducted a courtesy leak search. When I opened up the indoor unit I could hear a leak coming out of the evaporator coil, I also got a confirmation hit with my leak detector and recorded a video of the hit which I showed to the housekeeper. We called the homeowners and shared with them out findings. We gave them an estimate for repairs but recommended they talk to a Comfort Advisor about replacing the system given its age and the potential damage done to the compressor. They agreed and we set up an appointment for next Tuesday.

8/11/24 Upon arrival found that Condensate pump had failed and is causing one unit to shut off and the other to run creating puddles of water on the floor. Per MarkW we will get one tomorrow first thing and replace and rewire new pump and rewire other system to it as well so they will both shut off when there's an overflow. Also found that breaker in panel has failed and passes power in off position, Recommended replacement. Shut both systems off per customer request pausing job for now

Arrived to a no cool call. Discovered no high voltage to the outdoor condenser. Found a tripped breaker in the main breaker box. Flipped breaker back and unit started. Tightened all connections on high voltage and performed function check. System is running normally at this time. Compressor saver was installed on this visit to help lower the initial amp draw upon start up. System running and cooling the home upon departure. Customer states there was a power outage on Saturday which may have caused the breaker to trip.

Tech Cody arrived to customer's home to find the upstairs unit of the guest house not cooling. I diagnosed a failed auxiliary motor starter on the compressor side which wasn't allowing the compressor to turn on. I replaced it and the unit turned on and the upstairs started cooling. I shared my findings with the homeowner and when I left the system was cooling.

Arrived to no cool to an American Standard package unit. Found the system to be low on refrigerant. Found a leak in two of the Schrader valves. Replaced Schrader valves and recharged system with 40oz of r410a refrigerant. Compressor is amping high and evaporator coil is very corroded. Unable to locate any other leaks in the system. Customer would like to speak with a comfort advisor regarding replacing the 14 year old system with something new for better efficiency and reliability. Comfort advisor is scheduled to meet with customer tomorrow morning between 10 and 12.

Tech Cody arrived to customer's home and met the homeowners. I replaced the primary electrical control on the unit for the master bedroom. And put refrigerant into the three units that were low on the guest house. The homeowner wanted to join our home and budget protection club for both houses.

06/21/24 Techs Cody and Hunter arrived to customer's home and met the homeowners. We started on the guest house units. All 3 units were low on charge. The compressors and fan motors were all operating correctly. The capacitors were all within tolerance, and the primary electrical controls were in good condition. The indoor coils were heavily corroded, and all the units had some form of biological growth. The static pressures of all three were with acceptable ranges. One drain line was clogged and the homeowner wanted us to clear it out. We replaced all the filters and washed/waxed all the condenser units. On the 3 units of the main house we replaced all the filters. Washed and waxed all the condenser units. The refrigerant charge on all three units was correct as well as the static pressure on all of the units. During inspection I found low refrigerant levels, a damaged condensing coil, and extremely high Amp draws on the compressor. Cleaned system and waxed Recommended replacement to cust dude to the age of system, no warranty, and r22 refrigerant.

Air handler installed in 2009 with heat pump installed in 2018. All electrical connections are tight with no corrosion. Ecm blower motor is acceptable. Blower wheel has some slight build up starting to form on the blades. Evaporator coil is clean. Heat strips are pulling proper amperage. Condenser fan motor and compressor are acceptable. Refrigerant levels are in range. 70/5 dual run capacitor is within tolerance. Technician highly suggests adding a compressor saver kit to the condenser to help with the start up and efficiency of the compressor. Technician also suggests adding attic insulation and surge protection to the home.
