Tune up on. 2018 trane heat pump checked all components and operation of equipment ducts are dirty drain line is leaking water from 90 on ptrap some biological growth is present inside of air handler. Filter needs to be changed. April air c10

Customer stated they smelled gas near fireplace, when presented the estimate for a system pressure test they refused service.

Arrived onsite customer had a water line that was leaking under home. Crawled under home and repaired water line and tested after repair was made everything working properly.

For this evaluation I showed up to the customer's house and she stated her system had stopped working a couple days ago and when she turned it on today the system started smoking really bad and then stopped working again, causing her thermostat to also go out. The electric heat strips caught on fire and tripped the breakers on the air handler, and when I reset them they arced. When I was able to open up the heat strip cabinet, all the wiring was melted. Unfortunately with the state the system is is the assembly is not salvage and would need to be replaced, however for everything the customer is looking at about $2300 for just those repairs. I leak searched the evaporator coil because it is extremely rusted and was getting positive hits for refrigerant, indicating the coil is also leaking. To completely refurbish the current system the customer is looking at spending roughly $8,500 to $9,000. 2/17/25 I have not completed rec work, filtration system is in and water heater repairs completed, as well as outlet installed. Need to return with sediment filter and dig up outdoor shut off to replace Return Wednesday to finalize job.

Replaced defective breaker. Strongly advised customer to add 20A home run to outlet that runs space heater.

Collected initial down payment for rec work will be returning 2/17 to complete

On this job I looked at both heating and cooling sides of the system. Last time I was out I added some 410a. The system doesn't need any today and has a 9 subcool. The system td in heating is over 30. I change both filters and system is clean. From what he tells me he runs his system as little as he can. The system is in good health. I do recommend an easy start for outside.

On this job I checked both heating and cooling sides of the system. Heating is in tolerance making suction temp of 122° and td of 30°. The system works equally well in cooling td is 20. The system is now clean and has a new filter in it.

For this super tune-up I inspected the customer's furnace and condenser. The customer's germicidal UV bulb is burnout so I recommend replacing that bulb, or to save money in the long run upgrade to an IAQ 200 UV sanitation system that will kill any biologics that are circulating in the home and provide the customer with cleaner indoor air. With the upgraded UV system it comes with a lifetime warranty on the power supply ballast and a 3-year warranty on the bulb itself. The dual run capacitor on the condenser was out of tolerance by more than the recommended 5% reading 20 microfarads out of 45 microfarads, that will need to be replaced before summer time comes and order for his compressor to run and provide the home with cool air. Additionally with the system being 5 years old I recommend adding a hard start kit to the condenser as this will lower inrush amps on startup and improve the efficiency and longevity of the air conditioning system. The customer will discuss it with his wife

For this super tune-up I inspected the customer's furnace and condenser. All equipment was measuring with the manufacturer specs and running well. I measure the customer's insulation where he had an r-value of about 28 which equates to an average of 8 inches of insulation. I would recommend adding more insulation on top of what he has to help with the thermal barrier which will help in energy costs and insulating the house better. I also recommend installing a UV System into the supply plenum as the customer has dogs and mentioned his son has asthma as well, and the IV system will kill any biologics and airborne viruses circulating in the home equalling cleaner indoor air. Lastly I recommend installing a hard start kit to the condenser to keep amp draws low on startup for the compressor, in turn improving the overall efficiency and longevity of his air conditioning system.

System works in tolerance in heating mode. It has a 30° td the filter are clean. The system has a little rust build up on the evap coil but I didn't find a leak with my leak detector. I did need to add 35 Oz of 410a. After adding the system makes a 20° td. System is as it should be. The homeowners know this is not a fix and they plan on replaceling the condenosr as soon as they are able.
