Ran Heating tune up on both systems in the house. All heating components tested normally. Checked both drain lines and drains were clear. Found UV Bulb was out and needing to be replaced. Also recommended a second UV system in other unit, and a possible upgrade. Found neither unit to have surge protection. Found no other issues at this time.

Upon arrival system was in working condition. Looking at the outdoor unit all electrical connections and components are good. Capacitor within tolerance. Refrigerant levels are acceptable. Amp draws are acceptable. Cleaned unit inside out. Looking at the indoor unit all electrical connections and components are good. Blower and coil are clean. Drain lines are flowing. Recommended pan strip since there are no air holes for bleach. Filter was changed. Left system in working condition.

On arrival the outdoor unit was not turning on. I replaced the open capicator and the unit would not turn on due to thermal overload. After 30 min of cooling the compressor off the system turned on and produced a 20 degree temperature drop. I recommended a compressor saver kit to the customer and with his permission I installed it. Customer request a paper copy of receipt to be mailed. No way to collect payment at time of job completion. Issue with Service Titan affecting payments, estimates, and pricing. Spoke with supervisor. Advised to inform home owners that office will contact at later time to collect payment. Home owner requests that office contact her on this upcoming Monday, 7/31/23, to answer her questions about changes in pricing and her membership. Upon arrival home owner requested that both units be inspected. Contacted office to add tune up to invoice. Customer requested an explanation as to why the fans on the units were always running. Inspected thermostats. Both thermostat fan settings were set to on. Informed home owner that the fan on setting will keep the fans on, no matter what setting, cool, heat, or off, the thermostat is set to. Tech arrived at a free second opinion. 2 year old indoor, 18 year old outdoor. Upon inspection the outdoor unit showed signs of compressor damage. The contactor was recieving a low voltage call even when the inside system was turned off. The transformer was wired hot. The zone board was wired incorrectly. Compressor was moving from a state of over amperage to a state of very low amperage. The customer was informed of recommendations today. Due to the condition, price of repairs, age and presence of R22; it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. Customer would like to get pre-approved. Meeting is set for Thursday afternoon.

Upon arrival found system heating and cooling with a 20 delta. Customer states that the drains are making noise under their sink, the drain pan is imbalanced, and the unit wasn't sealed when I came out to do replace the coil. For the sink, there wasn't a p trap on the primary line from day 1 so I added a p trap for the air causing the sink noise. Rebuilt the secondary as well. Sealed system up with metal tape and spray adhesive. For the balancing I raised the unit by an inch or two using plumbers strap to hold the system tight. The pan is still imbalanced a little but it is draining much better. If we want to hoist the unit up even more we're going to have to have a helper come out with me to do so. No further issues found with the system and it was left fully functioning

Tech arrived for a lifetime PandL membership warranty service call. Upon inspection, the system was off at the furnace switch. The customer mentioned that the downstairs system was leaking. There was water on the ceiling below the unit as observed by the infrared camera. There was water in the secondary drain pan. The primary drain was checked and was flowing slowly. The drain system was flushed and normal flow was achieved. The primary drain float switch was not being tripped in this condition. The switch was lowered. The customer mentioned that that the water leakage may be coming from the plenum area. This area was resealed. There was insulation in the coil area. This insulation was removed. A treatment strip was added to the system to help keep the drain system clear. The coil was dirty. A level 2 duct cleaning is advised to get the system and ductwork clean again. The customer was informed that the drain pan should be monitored for water. This may indicate a clog in the primar

Went to house for heating and cooling tune up on package unit. Checked unit in cooling first, evaporator coil is dirty, washed off coil, coil is clean, blower is clean, drain lines are functional. Disconnect box is falling off wall, recommended replacement, ducts are good, electrical connections are good. Refrigerant is fine, fan amps normal, compressor amps fine, capacitor within tolerance. Washed off condensor coil, recommended iaq upgrades to increase air quality inside home, unit is functional in heating and cooling.
