Tech arrived for a lifetime PandL membership warranty service call. Upon inspection, the system was off at the furnace switch. The customer mentioned that the downstairs system was leaking. There was water on the ceiling below the unit as observed by the infrared camera. There was water in the secondary drain pan. The primary drain was checked and was flowing slowly. The drain system was flushed and normal flow was achieved. The primary drain float switch was not being tripped in this condition. The switch was lowered. The customer mentioned that that the water leakage may be coming from the plenum area. This area was resealed. There was insulation in the coil area. This insulation was removed. A treatment strip was added to the system to help keep the drain system clear. The coil was dirty. A level 2 duct cleaning is advised to get the system and ductwork clean again. The customer was informed that the drain pan should be monitored for water. This may indicate a clog in the primar

Performed stux2, downstairs system operation is normal. Upstairs system not cooling due to contamination in the refrigerant lines, causing my high side to bounce 50 psi up and down. Customer is going to call the company that installed the system.

10/26/22 Upon arrival found system cooling and heating without any issues. Waxed and cleaned the condenser coil. Outside con was 2021 and inside furnace was a 2015 with a 2008 all style coil. This system has been zombied together. Regardless I recommended a compressor saver and customer declined for now. System was left cooling with a 20DT

Pawn arrival customer requested a water heater inspection on two units. I inspected the water heaters and discussed with customer about the opportunities of replacement and gave customer quotes. Customer also requested an estimate for a gas line hookup to an oven. Gave customer quotes for hot water heaters and accessories for oven. Customer stated that she will go over finances before making a decision.

Thoroughly performed a super tune up for both systems, washed condenser coils and checked all components. Upstairs- contactor burned, refrigerant levels are ok, compressor amps rising, evaporator coil rusted up, no drain safety, blower motor leaking oil, blower cap is below specs and the system is R22. Downstairs- refrigerant levels are low, sat temp 35°, compressor amps rising, blower motor leaking oil, blower cap below specs and the system is R22. Due to the age and refrigerant phase out/ EPA regulations, highly recommended upgrading to something more efficient and up to code. Customer works nights and needs time to process everything and will call back.
