Bottom floor Guest bathroom sink supply is good as well as drain, TOILET functioning properly as well. Fan amp draw good, compressor amps high on startup, recommended compressor saver. Compressor amps normal while running, capacitor within tolerance, unit is operating well in cooling.

Arrived on site greeted and thanked cx for continued membership and business. Asked them to show me where the thermostats were located set both to cool mode and moved to outside 20 year old Lennox condensers. Started tuneup on downstairs unit measured dual run cap within ratings fan and compressor are within specs. Primary electrical control was pitted and is making audible crackling sounds recommend replacement before fail. Refrigerant level is normal. Washed and cleaned condenser and moved on to up stairs condenser. Dual run cap measured within ratings.Compressor amperage on up stairs unit is within specs fan is pulling 1.6 amps FLA is 1.0 and upon visual inspection signs of overheat are apparent recommend replacement before failure. Primary electrical control is also pitted and is making audible crackling sounds recommend replacement before fail. Refrigerant level is low will investigate. Washed and cleaned condenser. During tune up all caps were out of tolerance coil is drity the filter was clogged and condensor was drity as well. During the condensor cleaning the water hose stopped working because it popped off the Cooper line leading to water shooting out everywhere. I went to home depot and put a 1/2 inch copper cap on it.

Tech arrived at a warranty cooling tune-up. Coleman. Upon inspection, the inverter board did not have a testable contactor. No errors were displayed. The coils were hosed off to assist with air flow across the coils. There were ants around the unit and some were crawling into the wall. The filter was dirty and was replaced. The drain system was clear and bleach was poured. UV bulb was replaced, tested, and functional today. The customer was informed of recommendations today including the #IAQ 200 and 300 packages. The bulbs on these systems last longer and work to serialized the air as well as the equipment surfaces. The IAQ 300 includes Oxidizing components that eliminate off gasses and odors. The customer will readdress these packages next year before when the currently installed bulb expires. The system was functioning upon departure. The neighbor was given contact information and would like to set up an appointment at a later time.

Refrigerant pressure not reading correctly. Small refrigerant bleed through found in reversing valve. Inspected indoor units. Lenox coil clean fan has dirt and dust buildup. Carrier blower has slight growth. Heavy debris found inside back side of coil. Filter clogging up and restricting airflow. Do to general inefficiency and issues with systems along with system age recommended speaking with engineer. Offered complementary energy audit. Customer agreed and scheduled engineer for Thursday March 30th 10-12.

Tech arrived for a STU no heat. Upon arrival the system was off. The heat mode was initiated and the system reached complete ignition. The heating system was tested again and the burners were shutting off after ignition. The flame sensor was replaced and the heating system regained normal functionality. The filter was clean. The blower area was dirty. The drain was clear. The duel run capacitor was well outside of tolerance. This item was was replaced and amperage came down to acceptable levels. The contactor was a little scorched. The top was removed and the unit was hosed off to assist with air flow across the coils. Tech arrived for a service call. Upon arrival, the system was was making loud noises when the blower was running. The blower wheel was very dirty. The filter was clean. The motor was pulling high amperage and the capacitor was low. The motor was replaced today and was functioning in all modes. It was also noticed that the coil was rusted. It was 20 degrees outside and the cooling mode was not extensively tested. The resident was informed that it is recommended that the filter be changed monthly to keep the blower area clean. The owner was reached via phone call and gave permission to charge the card on file. He also asked for a military discount. This was added to the motor pricing. System was functioning upon departure.
