Tech arrived for a service call. Upon inspection the compressor was not running. The capacitor was tested and found to be faulty. The condenser coils were very dirty. After replaced the capacitor and washing the unit, the system was functioning with a 20 degree Delta and acceptable levels of refrigerant. There were issues noted with the heat system including rust on the heat exchanger and improper gas line. The flue pipe was loose. Due to condition and price of repairs it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. Customer would like to be emailed the forms. This appeared to be a rental property. System was functioning upon departure.
8/5/22 Upon arrival found hvac not cooling. Multiple things were wrong with the system. First the drain system was clogged causing the float switch to trip and it was putting wear on the compressor by starting and stopping repeatedly. So I blew out the drain line and cleaned the p trap which was filthy and had a bunch of gunk clogging it up. Poured 3 gallons of water down the drain and it's gurgling and draining like it should. Also, I installed a compressor saver on the compressor and it brought the inrush amperage down from 140 to 100. The system sounds way better and it's pressures looked good after I cleaned the filthy condenser coil. System was left cooling with 20 DT
Tech arrived for a no cool. Upon inspection the drain switch was tripped. The primary drain was clogged. It was removed and cleared. Drain was tested after repairs, the system was flowing and draining. System was functioning upon departure.
Another AC company was there when I arrived. Was delayed due to that. Customer is a shopper but will make a decision by the end of the week.
Thoroughly inspected the system, found dual run capacitor bad, contactor burned, condenser fan in poor condition, system R22, no drain safety and the gas furnace is out of code. Due to the age and condition of the system, highly recommended upgrading to something reliable with warranties behind it. Customer wants a second opinion, system down.

Tech arrived for a service call. Upon inspection, the refrigerant was tested and was found to be very low with a Subcool of 2 degrees. The system has a TXV and the Superheat was 40 degrees. This could indicate that the TXV is not operating correctly. The compressor was pulling very low amperage and there was rust present on the condenser motor, capacitor, and contactor. The evaporator coils had excessive rust and corrosion present. The blower motor and wheel was dirty. Due to the age, condition, and price of repairs; It was recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it.
