i had a problem with our heater and contacted Comfort Experts around 9 a.m. The person on the phone was extremely nice and professional. She said they would be at our house sometime on the same day. I received an email immediately confirming our call. Within 2 hours I received an update from them saying we were next in line. By 11:30, our Technician, Blake, indicating that he was on his way. Customer agrees to a 06/07/23 CA visit at 3pm confirmed by Rob G. System down upon arrival, saftey switch was tripped and i cleaned out condensate line, coils leaking, coils freezing, low r22. 17 years old.
Outdoor unit is operating, cap is out of tolerance, contactor is burnt and pitted, refrigerant levels are low on r22,indoor unit operating, inducer motor over amping and making noise,drain line is clear at this time

#solar upon arrival for tune up on gas furnace system was on and cooling. Inspected outdoor unit. Fan and compressor amp draw within unit specifications. Capacitor within tolerance. Refrigerant pressure good. Cleaned unit. Inspected indoor unit. Blower has dust buildup. Coil clean. Drain line clear. Recommended pan strip to sanitize drain lines do to placement of system in attic. Left system on and cooling.
Upon arrival to customers house turned on unit and immediately froze up Compressor connections were burnt and wire connections frayed System was a 2004 R22 Indoor unit was 2004 Unit was low on refrigerant Setup appointment with comfort advisor to come out and speak with customer about a new unit
Completed my thorough inspection, the attic unit was inspected and all connections are on properly with the drain lines being cleared. I would HIGHLY advise installing a drain switch to cut power to the unit if the drains are backed up, that way no water pours in your attic. The outdoor unit was washed and inspected, the capacititor was within rating. I would also advise a compressor saver to lower the amps of your compressor when it starts.
Arrived at location and spoke with home owner. Home owner indicated unit was not active and was making clinking sounds. Upon inspection of the unit it was observed that the clicking was coming from a tripped wet switch and wet switch was preventing unit from operating. A small amount of water was observed on the concrete floor under the unit. Unit was leaking water from rear left corner of condensate drain pan. Disassembled drain to determine source of clog. PVC drain clear. Clog located in cast iron pipe beneath concrete floor. Attempted to clear clog and was unsuccessful. Referred home owner to plumber. Changed filter. Replaced wet switch and tested system. System operating normally before departure.
Arrived on site greeted cx thanked them for continued membership and business. Moved to outdoor unit tested all components all measured within ratings and specs. Refrigerant level is normal. Washed and cleaned condenser. Moved to indoor unit tested all components all measured within ratings and specs. Blower, coil and drain are clean and clear at this time. Offered cx compressor saver kit and air cleaner. Cx politely declined today.
Completed my thorough inspection, both attic units weere inspected, sequence of operations are in tact, drains are clear. The UV bulb needs to be replaced, UV monitor is blinking 3 times indicating that the UV bulb needs to be replaced to maintain efficiency. I cleaned and washed the outdoor system, both systems have a surge protector that is functioning and both capacitors are within rating. I'd advise adding another compressor saver to maintain the same function and operations like your second system that does have the compressor saver.
Tech arrived for a membership CTU. Upon Inspection, the capacitor was within specs. The contactor was in working condition. The coils were hosed off to assist with air flow across the coils. There was no observed surge protection. The Delta was within range. The filter was replaced. The blower area was clean. The UVV bulb was expired and was dim. This bulb was replaced, tested and functioning. The drain system was clear and bleach was poured. There was an occupied pest trap in the attic. The occupant and trap was disposed of per customer request. The customer was informed of recommendations today. This included upgrading the insulation levels closer to current building standards. The customer will plan for this upgrade in the future. The system was functioning upon departure.
Tech arrived for a Carrier tuneup*2. upstairs system- the capacitor was out of tolerance and was replaced today. The fan motor was rusted and was pulling high amperage. The amperage came down after replacing the capacitor. The contactor was in working condition. The condenser coils were dirty and were hosed off to assist with air flow across the coils. The Delta was within range. The filter was replaced. There was growth throughout the system. The evaporator coil was dirty. The drain system was clear at this time. It was well beyond the average lifespan of water heaters based on location. It didn't have a pan beneath the unit. It is recommended that a plumber evaluate the system and repair or replace as needed. The customer was informed of recommendations. She is not interested in #solar upgrades today. The system was functioning upon departure.

3/22/23 - Tech arrived for a refrigerant evaluation. The coil and condenser was extensively leak searched. There was no leaks detected at this time. Delta 16. The Superheat was 37 degrees. Management was contacted. Another appointment will be set for a tech with more precise equipment to evaluate.
Went to home for cooling tune up on three systems. Checked indoor units in heating first. Changed filters, ducts are dusty, recommended duct cleaning. Electrical connections are good, repaired cut wire on downstairs indoor system. Evaporator coils are good, drain lines are clear, drain pans are clear. UV bulb out on master bedroom system, recommended replacement bulb, customer agreed. Installed new uv bulb, uv system is operational, flame ignitor and sensors are all good. Master bedroom system had whole in ducts next to evap coil, repaired under warranty. The units are operational in heating, checked outdoor condensor units in cooling next. Electrical connections are working, fan amps are stable, compressor amps are normal while running, master bedroom system compressor running high on startup, recommended compressor savor, customer said yes, installed compressor savor. Washed off all three condensor coils. The systems are operational in cooling.
Tech arrived for a CTU. Warrant Goodman. Upon inspection, the capacitor was within specs. The contactor was in working condition. The condenser coils were dirty and were hosed off to assist with air flow across the coils. The low side Sat temp indicated 35 degrees with a 40 degree Superheat. The system has a piston metering device. The filter was dirty and replaced. The Delta was low at 15 degrees. The drain was clear and bleach was poured. The blower area and ductwork was dirty. The UV system was not functioning. The refrigerant system was extensively leak search. There was no leaks detected by the leak detector at the inside of outside coils. There was possible oil noticed at the bottom of the evaporator coil. The system should be reevaluated to identify exact location of the leak The customer was informed of recommendations today. Tech arrived at a Warranty No Heat. Upon arrival the customer mentioned that the thermostat would operation the fan in cooling and Fan On mode, however it would not turn on in heating mode. The heating system was evaluated based on information provided by the customer. Upon inspection, the heating system was not reaching complete ignition. The igniter was not glowing when there was a call for heat. The pressure switch was bypassed and the system regained functionality. The pressure switch was replaced and the heating system responded to commands from the thermostat. The tech also noticed that the flame sensor was scorched. This condition can cause performance problems as well and this item was also replaced today. The duel run capacitor was also out of tolerance. This item was replaced today.
