Arrived for eval Customer stated that she has had a company out and both times they said she need refrigerant Ran test and my leak detector went off at the coil and both schraders Swapped out schraders and customer wants to wait on coil replacement and see if it actually has a leak. Found that the system is overcharged

For the evaluation I showed up to the customer's home and she stated she's been having electrical issues and her unit stopped blowing cold air. The indoor was running, however the condenser was not. When I opened it up the board was giving an L8 Fault: Low Line Voltage. One leg of power from the city has burnt off at the meter and not providing power to the condenser. I have 120 from one side but not the other for the condenser, however the indoor unit is running.

Removed expansion valve and replaced with a fixed metering device as a last measure to further diagnose system. After repair system was still suffering from high suction, compressor is failed, customer wants to look into the company that installed the prior txv before proceeding with repairs.

For this evaluation customer stated the condenser fan was making a loud mechanical sound, and would abruptly stop and then come back on again. When I measured the capacitor it was within tolerance however the condenser fan motor is overamping, which is likely why it was stopping and starting again as it's starting to die.

System is still suffering from high suction pressure. Compressor is not operating at full capacity ,amps are showing that is is running at 65% running load amps, possible compressor failure, customer had another company install an indoor txv and found that the txv is sized for a 1.5 -2 ton machine, this issue can cause and has caused other major components to fail and will cause the system to not cool effective or efficiently. Ordering a indoor txv that is sized for a 36k and will have to further diagnose the compressor after the repair has been made.

I called multiple times and left message for customer to call me back. Called again today phone rang multiple times sounded like someone picked up phone then hung it up.
We have been with Comfort Experts for our AC equipment service and parts replacement 10 years. We have had professional service from Comfort, right down to a typical Unit failure replacement handled expeditiously during the heat extremes of summer. Our original unit that was installed for our new house purchased 1999 had a substandard compressor, failing in its 8th year of life. We added a solar heat release vent, installed by your company that improved cooling efficiency greatly. Michael, the tech who came out this time was EXTREMELY kind and professional. Ran sewer camera through double cleanouts in backyard toward city tap. Found that the main sewer line going to tap is old clay piping with multiple spots where roots and dirt are entering pipe. Wrote estimate to replace and sent to customer.

For this evaluation I showed up to the customer's home and the tenant stated water was dripping from the ceiling causing the roof to collapse. I got there there was approximately a 3x3-ft hole where water was overflowing out of the drain pan into the roof. I got into the attic, the water was not draining out of the primary, but rather backing up into the coil drain pan and overflowing. There was no secondary drain line at the pan or coil drain, and the float switch was connected but not mounted onto the overflow pan. I tested it and the float switch did work. I flush the drain line with compressed air and it came out of the tub overflow. After doing this water started draining like it should out of the primary drain line. I flushed the drain line with a gallon of water and could hear it draining into the tub. Additionally I vacuumed all the water out of the secondary drain pan, and upon leaving I did not see any water backing up into the system and into the pan. I called the homeowner

On arrival system was running and cooling producing 8 degrees of delta despite having a 14 degree subcool. After diagnosing I found the reversing valve malfunctioning. Installed compressor saver kit today, pausing this call so we can order the reversing valve.

6/25/24 Estimate to run a new gas line to designated spot for generator install inside shed. Estimate includes excavation and backfill and installation of new gas line with gas stop. Will return Monday July 1st to meet diggers and line out job

The wrong switch was ordered. This generator requires a normally open oil pressure switch and this technician was given a normally closed switch. Reinstalled the original switch. Returning new switch to stock. This is an intermittent issue and the system is running with green light at this time. Will need to return at a later time with the correct part. Oil pressure was tested and is reading at 48psi.
