Water damage on the ceiling in the kitchen corner. I traversed the entire attic. I checked primary line - clear. Secondary line - clear. Emergency pan - clear. Seperated a couple ducks that were touching, but minimal dampness between. I believe it could possibly be water lines that come up and into a large structure that is not easy to access situated above the kitchen wall that is in question. Plumbing service requested. CFW restoration contacted with an appointment 8/27/24.

Doesn't appear to have water leak ATM not sure where wall marks are coming from could be old marks from roof or ac issues

Electrical tune up. System looks good. Sent estimate to add bidet outlet. Bypass ballasts in garage lighting to fix lighting and eliminate future service problems. LED upgrade. Customer upgraded membership.

Upon arrival the condenser was tried on a presser switch tech noticed that the coils were dirty tech cleaned and washed the unit once done the unit came on techs hooked up gages and the sc and sh were good the air blowing in side was at 66 this was a call back on Kellen

45/5 dual run capacitor bloated. Replaced under P&L. System functioning.

Tech Cody arrived to customer's home and met the homeowners. The system is a 7 year old dual fuel amana system. I started at the indoor unit, the temperature split was within acceptable levels, the supply and return plenum were both clean, the blower fan had minimal dust buildup, the PSC motor capacitor was within tolerance, and the evaporator coil was clean. I then started working on the outdoor unit, the compressor and fan motor were operating within manufacturer range, the dual run capacitor was within tolerance, the primary electrical control was in good condition, and I washed and waxed the unit. The refrigerant charge was within tolerable levels. I shared my findings with the homeowner and recommended that they install a compressor saver.

Install (2) heat pump 9k btu mini splits

Super time up performed on a 2019 Lennox straight electric system. Blower wheel and evaporator coil are dirty and need to be cleaned. Rodent droppings and biological growth are present inside of the air handler. Drain does not have a p trap and that is causing a suction that is preventing the water from draining properly. No drain protection has been installed. System is showing to be low on refrigerant. No refrigerant leak was detected. Supply plenum needs to be sealed in order for the system to run efficiently. Outdoor unit was washed and waxed. Customer has declined repairs at this time. Says she needs to speak with her husband regarding which repairs to do first.

System Is clean, electrical connections tight and secure Amp draws acceptable, Refrigerant acceptable, Deltas acceptable System is operating efficiently

Gas package unit installed in 2015. All electrical connections are tight with no corrosion. Hard to get a good reading on refrigerant today because it is raining. Compressor and condenser fan motor are acceptable. Blower wheel and evaporator coil are clean. Customer states that the far bedrooms do not maintain temperature. Customer is interested in redoing the old ductwork under the home within the next year but is not ready yet.

Lowered emergency pan to have better angle for water to travel instead of sit, Cleared small blockage in drain line and but lower angle on Primary drain to drain better. Poured gallon down drain, drained as should

05/11/24 TS- basic check, fixed master toilet from running. Adjusted the fill valve lower. Kitchen sink drain isn't attached snug. I can move it with my hand. Customer denied any fix at this time

Plumbing inspection Guest bath shower valve is getting stiff when turned signs of cartridge going back recommend replacement Kitchen faucet no longer turns left to right due to corrosion internally Reccomended kitchen faucet replacement Ac unit in attic needs work with pan flow correction also unclogging main drain for ac unit. Scheduled ac tech to come out and fix issues

2020 American Standard gas furnace with condenser. Gave customer estimate for level 1 duct cleaning.

Panel looks great all plugs were wired correctly and gfci's as well a S afci's were present

Comfortmaker heat pump with air handler installed in 2010. System was blowing hot air when system was set to cooling. Technician discovered that the thermostat was set to electric heat and not heat pump. Recalibrated thermostat and performed function check in both heating and cooling. System running on cool upon departure.

2013 3 ton trane hp attic horizontal. Filters- homeowners had a filter at the returns and at the indoor unit. I expressed the importance of removing either or. Drain line is clear. Blower wheel has a layer of dirt. Evaporator coil is getting dirty. DeltaT was 80 degress. Outdoor unit inrush amp exceeds data tag LRA. 50mfd capacitor is below manufacturer tolerance. Vapor line needs insulation. There is a lot of airflow restriction to the outdoor unit. Homeowners mentioned appliances lost in electrical outages due to surges. I informed about the 24 month uv bulb lifespan. Stage 2 heating is coming on right away due to compromised compressor. Discussed a whole home surge protector. Attic access inside home and needs an attic tent to stop hot attic energy from leaking I to the home. 02/12/24 Tyler S- Trip charge, clear block a second time ran auger 6ft and flushed 10 times

02/09/24 Tyler - cleared toilet of soft clogwith auger.

Performed rec work today. Installed a 45/5 dual run capacitor, a compressor saver, whole home surge protection, a wet switch and a UV 300 germicidal system. Performed function check prior to departure. All systems are operating at this time.

1/18/24 1st trip During inspection verified that pressures witch was stuck closed causing the system to trip on the pressure switch Will need to return tomorrow with new pressure switch for customer and swap out under parts and labor Will grab pressure switch at shop in the morning Return first thing in the morning
