Upon arrival, the system was not cooling as expected. After a thorough inspection, it was determined that the root cause was a failed 45/5 dual run capacitor. This component is crucial for the proper functioning of the system. I replaced the faulty capacitor with a new one under warranty. Following the replacement, I conducted a series of tests to ensure the system was operating correctly. The system was successfully restored to full functionality, and it was confirmed to be cooling the area effectively before I left.
During the service, I identified a clog in the drain pan on the evaporator coil and removed the P-trap to facilitate cleaning. I installed a union for easier future maintenance and thoroughly cleaned the drain pan. Additionally, I discovered significant dust and dirt buildup on the evaporator coil, which I meticulously cleaned. To prevent future clogs, I added two pan treatments. The condenser coil was also cleaned, and refrigerant levels were checked and found to be within the optimal range. The system was left in a fully functional and efficient state.
During the recent service, I thoroughly inspected and maintained six HVAC systems. I checked and tightened all electrical connections, ensuring no burning or damage. Drains were clear, and refrigerant levels were within acceptable ranges. However, biological growth was found on the evaporator coils and blower wheels in several systems, which I cleaned. I also recommended UV300 units to combat biological growth and compressor savers to reduce wear and tear. Additionally, I suggested float switches to prevent overflow, except for the mini-split and master bedroom systems. Lastly, I recommended a home and budget protection club for annual inspections and service benefits. The customer left before payment, so the invoice is pending.
Upon arrival, the system was non-functional due to a lack of cooling. A thorough inspection revealed a blockage in the primary drain, which had caused the wet switch to trip. I carefully cleared the obstruction from the drain and reset the wet switch. Following these steps, I verified that the system was operational and effectively cooling the space. The job was completed successfully, ensuring the system was running smoothly upon my departure.
On May 8th, I arrived to perform a comprehensive tune-up on the air conditioning unit. Upon inspection, it was evident that the system was low on refrigerant charge. To address this, I scheduled a follow-up visit for May 9th with Mark D. During the initial visit, I detected a leak in the outdoor coil. In accordance with the customer's request, I charged the system with 16 ounces of 410a refrigerant, achieving an 8-degree sub-cooling to temporarily restore cooling efficiency. The customer was informed that the refrigerant would likely leak out again, and a Comfort Advisor is set to meet with them later today to discuss further options and potential repairs.
Performed tune up on straight electric Lennox. Installed in 2013. All electrical connections are tight. Blower wheel has mild buildup. Mild biological growth inside system. Refrigerant levels were acceptable. Outside unit was very dirty causing compressor to pull high amperage. Thermostat cable outside was heavily sun damaged with slivers of exposed copper. Unit washed inside and out and waxed. Upon departure unit in cool and running.

Super tune up performed today on a propane furnace with straight cool condenser. All electrical connections are tight with no corrosion. Blower wheel and evaporator coil are clean. Refrigerant levels are in range. Compressor and condenser fan motor are acceptable. Outdoor unit was washed and waxed.

Dismantled gas furnace removed front cover from evaporator coil and cleaned it using chemical cleaner removed blower motor from assembly and cleaned blower wheel assembly. Put the furnace back together and did a whole function check. During function check third furnace burner failed function test. dismantled burner and found coil cleaner that caused the blockage on the burner assembly ports. Cleaned burners and processed function test and system functions normally.

All electrical connections are tight with no corrosion. All amp draws are within spec. Refrigerant levels show as low but is most likely due to improper airflow across the coil due to it being dirty. Outdoor unit was washed and waxed. Need to return for rec work later this week. Customer is available after noon every day.
Generator maintenance performed today on a generac 24kw air cooled generator. Oil and oil filter changed. Air filter and spark plugs changed. Battery checks as good. Valve clearances check in tolerance. Performed function check. System running not ally at time of departure.

Heating tune up performed today on a Coleman heat pump with down flow air handler installed in 2016. All electrical connections are tight with no corrosion. Heat strips are pulling. Proper amperage. Reversing valve and defrost control board are working as they should. Refrigerant levels are in range. Outdoor unit was washed and waxed. Highly suggest adding a whole home surge protector to the main panel.
Came to house for electrical stove top having issues and causing lights to flicker got there and could not get the issue to happen but customer said lights were flickering and buzzing and breaker was also buzzing as well but could not get any of it to happen but did retighten connections and pull everything apart to take a look at it and everything did look fine but we did connections underneath stove top told customer if it happens again to give us a call back and I will come out there with no charge
