Goodman gas furnace with heat pump installed in 2011. All electrical connections are tight with no corrosion. Gas pressure is in range and igniter is working as it should. Heat exchanger is acceptable. PSC blower motor with 12.5 capacitor is in good working order and has no side to side movement in bearings. 45/5 dual run capacitor is within spec. Compressor saver has been installed. Condenser fan motor and compressor are acceptable. Refrigerant levels are in range. System running in cool upon departure.

Carrier straight cool condenser with gas furnace installed in 2008. Inspected auxiliary and primary motor starters. Checked the installation of new fan motor. Checked all electrical connections and everything was all within spec. Washed outdoor coil for the inside out and checked refrigerant levels to find that they were within spec.

As the technician was finishing up and getting the refrigerant levels right the power went out to the entire street. Need to return later this week to check refrigerant levels. Replaced evap coil, pressure tested with nitrogen, pulled vacuum and released refrigerant. Added 9lbs 4oz of r410a refrigerant.

09/01/23 informed customer that water heater is 14+ years old and is heavily corroded at the water line nipples. T&p drain is hooked up wrong. Everything about it needs to be replaced. Customer informed me that the house is on the market right now (as is) so she's not looking to replace today.

Coleman heat pump with downflow air handler installed in 2016. Customer states that coil froze up. System is low on refrigerant. Performed leak detection on indoor and outdoor units. Found 3 large leaks in evap coil. Visible oil spots and confirmed with leak detector. Need to order evap coil ASAP. System is down. Coil was replaced in September of last year. No charge for refrigerant as per Brian.

Out for a different system then I was here last for not a 45. The customer wanted to make sure the system was functioning correctly and that the ducting was in order. Preformed an evaluation on the system and found everything to be in order , crawled under the home to look at the ducting and found a water leak under the shower , showed the tenant and they will have to talk to the home owner to get a plumber out. On arrival customer stated fan was making loud noises and not blowing. On evaluation concluded motor fan motor is bad and needs replacement. Squirrel cage and oem motor have 4 legged bracket. 4 legged bracket needs to be ordered to get customers ac running. SYSTEM DOWN 4 legged bracket for motor needs to be ordered

On arrival customer shared that the outdoor Goodman unit would not turn on and would trip the breaker whenever they tried. Checked the electrical connections , power and ohmed out the compressor found the compressor to be shorted and therefore tripping the breaker whenever the system tried to come on. Talked to customer over the phone as they were not here discussed replacing the compressor out of warranty with a limited 1 year warranty or getting a comfort specialist out to give them pricing on a new system or just a new outdoor unit. Customer is going to talk it over to figure out what they want to do. Offered to set up a follow up date when customer is available

Arrived to no cool. Customer states that unit froze up. Turned system to on and got refrigerant readings to find it was very low. Performed leak search to find leak in lower left hand corner of evap coil. Very bad leak was visible without leak detection. Need to order evap coil under parts and labor warranty.

Goodman straight cool condenser with air handler installed in 2020. Customer complained of system having trouble maintaining temperature in the middle of the day. Technician discovered low delta T at 12 degrees and high superheat and low subcooling indicating low charge. Performed leak search and could not find a leak. Backflushed condenser coil and recharged system with 22 ounces of 410a. Delta T at 16 degrees with 5 degrees superheat. System running in cool upon departure.

On arrival customer shared that the Evaporator coil was freezing , turned system on and coil did not freeze but system was low on 410a freon. System. Is in good condition filters are clean and all is in tolerance. I recommend a hard start kit and a uv light to maintain a good healthy system.

On arrival the system for the right barn apartment was not turning on at the Condenser unit , checked the power and was not receiving 240volts the 120 red wire was not connected and had slipped down not allowing the 240volts needed to pass and turn on the outdoor unit.

Tyler L completed electrical tune-up opened up the panel on the outside and the inside both looked very good tightened up all of the connections tested the plug inside of the house gfci's were present near the sink and in the bathrooms and everything was wired correctly

Arrived at location and spoke with home owner. Home owner indicated that system was leaking and not functioning, with a clicking noise present. Home owner also indicated he had poured drain cleaner into drain system to try and clear any clog before my arrival. Upon inspection the drain was no longer clogged. Poured two gallons of water to verify the drain was clear. Water under unit was dried and no longer present, thus resetting the flood detector. Offered to clear drain with nitrogen to be sure of no issues in future. Unit operating and cooling properly upon departure.

Arrived to unit not cooling, upon inspection of the system I found that the contractor, fAN motor were faulty,upon inspection of the indoor system I foundnblower motor gushing oil, and drain line clogged , recommended system upgrade but customer declined and wanted repairs ,but is leaving for out of town tomorrow so need to reschedule this for tomorrow
