Completed my thorough inspection, the indoor unit was inspected and found the lines were clear and all connections on properly. The blower motor needs to be cleaned as soon as possible. The outdoor unit was washed and found the capacitor within rating. Found an animal across the contactor and capacitor. Removed animal and found pressures were good and unit is functioning properly.

During inspection I found that upstairs unit was not level causing the evaporator coil pan to hold water, both drain systems training extremely slow need to be cleared. Due to evaporator coil pan holding water lots of rust and build up along coil, coil was replaced recently is still under warranty. Upstairs unit was also low on refrigerant, customer notified. Upon arrival found system not running. Another company came out yesterday and stated that the freon levels are low. While this is true, the system was still cooling with a 12 delta. The reason it wasn't turning on was due to the drains being clogged. Well today I tested the drains and it took water without an issue. Right now the system is cooling with a 12 delta. Owner is aware that freon needs to be added to this system to get it back up and working 100%. Spoke with customer over the phone about options moving forward

Completed my thorough inspection, the indoor unit was checked and found all connection on properly, the UV bulb is out of rating, I'd advise replacing bulb to maintain 100% efficiency. The outdoor unit was washed and capacitor was found within rating, I would advise installing a home surge protector to protect your home form unwanted surges.

Upon arrival found hvac system turned to off. Turned it on and the system ran and then kicked off again. The float switch was causing the system to turn off. Tenant stated there are major plumbing issues with the house and the toilet wouldn't flush in the front bathroom. The plumbing in the house is going to need to be fixed for the hvac drains to flush. System was left in off and the tenant has a plumber coming out today

Performed ahc, upon arrival found drainline clogged, no overflow protection installed, overflow pan rusted, return plenum extremely dirty, supply plenum extremely dirty and has biological growth. Blower wheel dirty, refrigerant levels in range, capacitor in tolerance, amps normal, cleaned condenser, recommend duct cleaning, uv system, drain switch, blower and coil cleaning, and running drain to vent stack. Customer signed up on membership and wants to talk with son about making repairs.

Completed my thorough inspection, I inspected first the attic unit and made sure the drain lines were clear, I checked all connections and found all of them on properly with no burnt or loose connections. I would advise installing a UV system to clean out any biological growth and a treatment strip to bleach the incoming water. I then washed and cleam d the outdoor unit, I checked the capacititor and found it within rating. I would advise installing a compressor saver to lower the starting amps.

Tech arrived at a warranty service call. It was raining. Upon arrival the system was in cooling mode. The system was not running. The wet switch was inspected and found to be tripped. It was not making an audible noise. The switch was reset and placed on a better piece of cardboard. The system regained functionality with a 20 degree Delta. The drain was tested and clear. The water heater was evaluated and appeared to be leaning. The TPR valve was crimped, this can be a safety concern. The heater beyond the average lifespan of water heaters based on location. There was corrosion at the fittings. It is recommended that the customer speak with a plumber about upgrading to a more reliable water heater or make repairs as needed. The customer is available Monday afternoon for the plumbing evaluation. The HVAC system was functioning upon departure.

Panel was checked connections were tightened thoroughly cleaned check the Attic connections to the AC unit were perfect all of the electricals within the attic were perfect check most plugs within the home every single one was wired up correctly gfci's were located where they needed to be, although there is one plug directly behind the faucet that keeps tripping A GFCI it can be fixed by putting a safety plug into the outlet but relocation is an option. water heater connections were correct but there was some corrosion also check the meter can outside the connection to the meter can was off put so that there was a hole, it was corrected but homeowner may want to invest in a proper solution
