On arrival 2021 carrier system running and cooling producing 20 degrees delta. Drain line flowing slow but still flowing. Blower and coil clean outside of bacterial growth on coil. Checked breaker and found 30 Amp breaker to fur down off turned on breaker checked amps and wire connections. checked all components and system operation charge is good 16 degrees super heat 42 sat temp filter is clean. Recommend upgrade system due to age condition and R22 phase out.

Got a hold of customer she called contractor. He said he is at home depot and he will be back in 10 minutes. This is a commercial building but I am going to stay and submit estimate. Estimate was made to rough in bathroom. And add switch for lighting in main area. Estimate was accepted. Work is to include mounting light fixture box in bathroom. Relocating outlet. Came out for a marketed water heater estimate turns out it was actually more of a second opinion somebody came out yesterday and told them they need to replace it however she wanted to make sure it was actually necessary after inspecting the water heater it is clear that it is leaking from multiple locations not including the elements water heater is currently not functioning did not trip the breaker but the tenant did turn the breaker off prior to my arrival reset button on the thermostats was not working lots of water and corrosion within the shell on the outside of the tank took some good photos and left our lowest and highest tier replacement estimate I will have tenant sign and the homeowner will have to call back to the office tomorrow as I was unable to get her on the phone while on site
