2012 upstairs 2.5 ton hp. 2013 downstairs 3.5 ton hp. Leaks detected in both evaporator coils. Blower capacitor on downstairs unit is below tolerance. Biological growth found in both indoor units. Ducting is failing off supply plenum and my thermal camera shows a lot of general energy loss from the old duct work. Upstairs emergency pan is completely rusted. Downstairs compressor is O.L on inrush amps. Low Refrigerant on both systems due to leaky evaporator coils. Due to the lack of efficiency, age, and critical issues surrounding the refrigerant system, homeowner agreed to visit with a CA 3/1/24 @3pm to discuss replacement. Upstairs ductwork was okay, but the downstairs duct work needs to be replaced. Homeowner is aware of the need for IAQ. Homeowner needs and electrical inspection due to a receptacle burn I noticed.

Tech arrived at a service call. Upon inspection the compressor capacitor was out of tolerance. The contactor was scorched and audibly buzzing. The refrigerant appeared low with a 1 degree Subcool and a TXV metering device. The indoor system was dirty and had growth throughout. The blower capacitor was out of tolerance. The customer was informed of recommendations today. They decided to replace the duel run capacitor and will have a friend evaluate the system. The system was cooling upon departure.

On arrival system was on and cooling. I inspected the furnace, blower, supply and return plenum. I found significant dust inside the return plenum and on the blower wheel. I recommended a duct cleaning level 2 because it includes fully cleaning the blower and coil and it includes a sanitizing spray to fully sanitize the duct system. In the supply plenum I found a large amount of biological growth covering the vast majority of the plenum. I recomended an iaq 200 air scrubber uv system to neutralize any airborne biological growth (spores) and kill any viruses or bacteria being recirculated throughout the home by the hvac system. Additionally I gave an estimate to add a new supply duct to the master bedroom walk in closet. When I left the system was running and cooling.
