This system has a clog in the primary drian line. I explained that I would need to cut the lines at both ends clean out p traps and blow thru with C02. He has declined he is selling the house and wants to handle it him self. Not interested in memebership.

For this super tune-up I inspected the downstairs furnace and condenser. The upstairs unit was replaced by another company this summer, so the customer did not want me to perform a tuneup on it, just the downstairs system. When I started at the furnace in cooling mode I only had a 15 degree Delta from return to supply. The supply plenum has large amounts of Bio growth inside, and the blower wheel is dirty likely causing the motor to overwork. When I switched over to heating mode, the inducer motor was pulling 1.95 amps with an FLA of 1.4 amps so the motor is over amping and is likely to fail in the future. Due to the system only producing a 15° Delta I went ahead and leaked search the evaporator coil where I was getting trace hits of refrigerant, indicating a small leak is present. At the condenser when I gauged up I had a 23° superheat, and amp draws were okay however the fan was pulling 1.45 amps with an FLA of 1.5 and that motor is hitting that red line of overamping. When arrive customer had already found the pop in panels had popped out. He already replaced the panel engaging the safety switch. No repair performed.
Found both systems 21 years old. Both with degradation to the coil and undercharged r22 with both sat temps below freezing. Recommended a membership and a comfort advisor. Customer declined at this time.

08/23/24 TS- with further inspection of the water lines. Both valves work full blast and I did not see any debris at the washer filter. Problem has to be the washer machine it self
On arrival upstairs zone was not receiving a call for cooling from the thermostat. With the downstairs thermostat off and the upstairs calling for cooling the furnace would not get a call to coolm. Once I hardwired the upstairs thermostat the system ran and cooled and the upstairs rooms with cooling problems had 60 degree air from the supply vents. Recommended replacing thermostat, customer will do this himself.
Showed up for a free visit lead set by a plumber The customer thought they were only having an issue with one room they also thought it was going to be a really quick evaluation the fact of the matter is they have two units in this home and they are not zoned for upstairs and downstairs they are mixed together I did not get a chance to look at the downstairs thermostat however the upstairs thermostat is not satisfying it is set to 73 and only achieving 83 this is not a situation where we are just looking at ductwork to see if something is removed we need to do a fool evaluation of both units The homeowner did not have time for this and would like to schedule for next Saturday not tomorrow I spoke with Ryan about this and he said we could do that but it would be a service fee per unit homeowner agreed to this scenario and would like the office to call him so that we can try to schedule this for the Saturday after tomorrow no real evaluation was done no parts were used no units were open
On arrival outdoor unit locked out due to L6 code. Once capicator was replaced system ran and cooled as intended.
Everything is looking good but he has a square d breaker in the panel and it clearly doesn't fit all the way, his plugs are all wired correctly and gfci's are located in the correct spots
8/9/24 Arrived at eval Ran test and the system is iced Called and told the office and they are going to reschedule
Performed flush of tanks in garage customer not wanting to replace anything at this time as everything works. Wrote estimate for tankless water heater though and sent to him.
Came out for a super tune-up of the heating and cooling currently everything is running and with a 22° Delta as far as the cooling side goes no recommendations were made for the eating side however there is no drain safety for the condensate line in the attic I also made a couple of recommendations for the cooling side on the outdoor unit The door run capacitor is out of range for the fan motor and barely within range for the compressor The compressor is overamping on startup pushing the factory recommended limitations for LRA so I recommended a compressor saver / hard start kit I also tested the resistance of the insulation for the compressor windings and they are reading below 20 mega ohms I have spoke with the homeowner making her aware that the compressor is on its last leg and without installing the compressor saver kit and a new dual run capacitor there is no guarantee how much longer it will continue to run I did get the hi-head pressure to come down after washing the outdoor co
On arrival upstairs system not cooling. Dual run capicator read 0/0 and the contactor was pitted and buzzing loudly. Once both parts were replaced the system ran and cooled with no issues.
