Performed inspection on home customer said he already had ac replaced by us. Is saving up some money to take care of plumbing recommendations. Will call us when he is ready and has funds to do work.

For this evaluation I showed up to the customer's home he stayed at the downstairs unit was condensating from the suction line and dripping into the attic floor and through the ceiling. Looking at the suction line the insulation around it had come loose and was not secure around it allowing the water to just drip straight onto the floor. I use duct tape and duct tape to reseal that insulation.

07/16/24 TS- master toilet is running and refill valve needs replaced. Also the front yard hose bibb will not shut off 100% and needs repaired. Customer said they would use there own handyman instead of having me fix anything

Arrived for eval Customer stated that the system wasn’t working and she has a upstairs air problem Ran test and found out the system was completely iced over Gave a refurbish price and talked about a new system Customer wants a comfort advisor Comfort advisor appointment 06/29/24 12-3
Overall the problem was fixed correctly. Comfort experts didn't quit. Even when one problem lead to another, they continued to repair and correct each problem.

06/24/24 TS- customer found leak in wall when I arrived. After cutting open the ac drip line it was apparent that the part that attaches to the back of the tub was broken and not repairable. I then decided to cut the line in the attic and reroute it down the sink drain line and abandon the other line. Once in the attic I found that the vent stack for the sink was broken so it worked out rerouting, because I could fix the vent stack at the same time!

For this appointment I came back and installed a x13 blower motor as the old one had failed.

For this evaluation I showed up to the customer's home and he stated the outdoor unit was not running and he could see ice had built up on the suction line to the compressor. When I got out there I turned the units on and the condenser was running so I gauged up where I had a below freezing saturation temperature. Upon checking the blower, it was not running even with it set to "ON" at the thermostat. I did have a call for cool and a call for van at the thermostat wiring however the blower was not running indicating the blower motor was no longer good. I talked to the customer about replacement however he wants to just replace the lower motor and worry about replacement at a later date. I talked to him about the cost of replacement versus repair as the repair for the blower motor itself is over $1,000 so I do not think it would be wise to start zombifying this 14 year old system. Customer stated he would think about it and call the office when he decides what he would like to do.

Arrived for Eval Customer stated that thermostat went blank at 2 Ran test and the primary line was clogged Clear and ran vinegar and water to make sure line was good Both systems came on before I left

06/01/24 inspected toilet and the fill valve was stuck and not filling the bowl below properly. Adjusted the settings inside so it filled correctly. No parts used

Plumbing home inspection Upstairs faucet loose Drain line in upstairs faucet is installed incorrectly could cause possible water leak from drain if ever clogged Washer hot side handle is missing Water heaters are a 2008 recommend replacement in future due to age. Lavatory faucet around home have stiff handles could cause issues with faucets leaking or not turning off Install new washing machine shut off valves screw style Repair drain line in upstairs bath room under sink Tighten faucet in upstairs bath faucet is loose If shut off valves needs replacement price could be added Need to schedule for return on Tues the 4th for home repairs. Customer is going to buy faucet for install.

The panel looked good they do have GFC eyes no surge protection but they told me that they were not interested in getting that at this point in time

Upon arrival replaced condenser coil and tested all components System was supplying 59 degrees and dropping and refrigerant levels test within spec Discovered that tstat had gone bad and went and replaced under P&L Left customers house with system operating properly

Tech arrived at a membership tune-up. The capacitor was within specs. The condenser coils were very dirty and were hosed off to assist with air flow across the coils. The filters were improper. The coil and blower area was very dirty. The Delta was within range. The drain was clear. The customer was informed of recommendations and decide to move forward with an evaporator coil cleaning. This area was cleaned. The system was functioning upon departure.

For the super tune-up I inspected the furnace and condenser, all equipment was measuring within manufacturer's specs and running well. The customer stated they had allergies, so I recommended an IAQ 200, additionally I recommend a float switch to prevent any water damage from condensation, as well as a compressor saver and whole home surge protection.

During inspection discovered that system was completely empty of refrigerant, during further investigation discovered that leak was coming from condenser coil where the customers dog was urinating on the coil Let customer know we would warranty the coil this time but if it happens again we won't Made customer aware of 550 refrigerant charge and will be paid on return to Install new condenser coil Order new Goodman condenser coil

The service was good. But the technician today had to do the same thing the previous technician did previously. It was the same service and it cost me hundreds of dollars again. Also this technician was able to point out an issue that then,ast technician would not even tell me about. He said I needed a plumber and that was it. So good service this time. But I will be complaining
