On arrival the system was running and cooling and producing a 20 degree delta. The drain line flowed when flushed however there was a large amount of debris in the primary drain line for which I recommended a pan treatment strip. There was also a large amount of dust in the return plenum and at the blower compartment so I recommended a duct cleaning as well. The outdoor unit passed all electrical tests and the furnace ran as intended when I turned it on. As I left I ensured that the system was back on and cooling. On arrival the system was running and cooling. The indoor unit had clear drain lines and a clean blower and coil. The unit produced a 17 degree delta in cooling and the furnace turned on when called for by the thermostat. The outdoor unit passed all electrical tests. Tech arrived at a warranty tuneup. Upon inspection the capacitor was within specs. The contactor was in working condition. The condenser coils were hosed off to assist with air flow across the coils. The filter was dirty and replaced. The drain system was clear and bleach was poured. The system did not appear to have Surge Protection. The blower area was a little dirty. The Delta was within range. The customer was informed of recommendations today. He will discuss recommendations with his wife and will let us know what they decide. The system was functioning upon departure.

Performed maintenance, performance and safety inspection of a; 3 ton, gas, attic horizontal, R410A refrigerant type 2010 Goodman. Outside of manufacturer warranty. Drain line clear. Filter inspected- customer said he replaces it on his schedule. Blower wheel/motor inspected. Circuit board inspected. Burners for heat inspected. Flame sensor inspected- cleaned with steel whool. Ignition switch inspected. Evaporator coil inspected. Outdoor condenser unit inspected- washed coils to increase performance. Coils inspected. Fan motor/blades inspected. Primary Electrical control contactor inspected. 45/5 dual run capacitor inspected. System has been well maintained.

Tech arrived at a service call. System was new but thermostat was old. The system was recieving high and low voltage. The thermostat was recieving low voltage but was not sending it. The thermostat was replaced and the system regained functionality. Capacitor was within specs. Drain system was clear. The system was functioning upon departure.

Upon arrival for tune up systems on and cooling. Inspected outdoor units. Capacitors within tolerance but barely. Amp draws within unit specifications. Downstairs system refrigerant pressure good. Upstairs system refrigerant pressure low. Added free 1 lbs of refrigerant. Refrigerant pressures improved but still low. Inspected indoor units. Dust on blowers. Corrosion on coils. Drain lines clear. Leak searched system and found refrigerant leak inside of evap coil. Recommended repair of coil or speaking with engineer due to cost of repairs. Left systems on and cooling.

Tech arrived at a PandL service call. Upon arrival there was water on the guest bathroom floor. The cabinet and accessible plumbing was dry. The drain system was checked and flowing. The source of the leakage appeared to be in the wall and not accessible by the technician. A recommendations was given for a plumber evaluation. She will speak with her husband and let us know if they want us to come out and provide plumbing services.

Tyler L completed electrical evaluation opened the panel tightened up all of the connections it is a older model Square D panel so it does not have a main breaker disconnect and the lugs for the two Mains coming in are discolored and show signs of overheating the customer has been informed I also went inside tested a few of her plugs all of which were wired correctly and gfci's were present

R-22 system installed in 2007. Arrived to no cool. Tenant stated that system had been down most of the day and had just come on when I got there. Discovered that when I brushed up against the low voltage connections the system would loose the call for cooling. Tightened connections and changed the primary electrical control. System running in cool upon departure.

Upon arrival , upstairs unit was running but outdoor unit wasn't. Checked outdoor unit. Took panel off exposing electrical components and unit turned on. Checked for drain switch and clog , but no drain switch and drain lines were clear. Checked capacitors and they are within tolerance. Checked refrigerant levels and they are acceptable. Tech arrived at a 2 system membership tuneup. The downstairs system duel run capacitor was almost out of tolerance and was replaced. The contactors were in working condition. The condenser coils were hosed off to assist with air flow across the coils. The Deltas were within range. There were 2 filters for each system. It is recommended that there only be one filter per system. The blower areas were dirty. The drain lines were clear and vinegar was poured. There was visible buildup in the drain lines. Treatment Strips were added today to help keep the drain system clean. There was growth present in upstairs plenum. A system cleaner or Air Cleaner is recommended to eliminate the spread of growth throughout the duct system. The customer will speak with her husband and let us know if they would like to improve their indoor air quality. #IAQ The systems were functioning upon departure.

Tech arrived at a warranty service call. Upon arrival the thermostats were satisfied. The bypass was flowing cold air back into the return when only the upstairs system was was calling for cooling. This is how the system is designed to function. This was causing cold air to pass over the coil and the saturation pressure was low. The customer had recently shut off an area of the home for remodeling purposes. Management was contacted and confirmed that this situation can lead to balancing problems. The customer was also informed that it will be hard for the upstairs to maintain temperature during high ambient temperatures. The system was functioning upon departure.

Upon arrival both the indoor and outdoor units were running. The indoor unit needs a new blower capacitor, a coil and blower cleaning. I recommended both to the customer. The coil was dirty enough to restrict my ability to evaluate refrigerant levels. The outdoor unit could use a hard start kit as well due to the compressor over amping on start up. Arrived on site greeted customer thanked them for business. Moved to upstairs outdoor unit tested all components capacitor is out of rating recommend replacement. Fan motor shows apparent signs of overheat and seal leak recommend replacement. All other components measured within specs and ratings. Refrigerant level is normal. Washed and cleaned condenser. Moved to downstairs outdoor unit tested all components all measured within ratings and specs. Refrigerant level is normal. Washed and cleaned condenser. Moved to indoor upstairs furnace tested all components all measured within ratings and specs. Blower wheel has buildup recommend cleaning also recommended replacement of motor. Coil and drain are clean and clear at this time. Moved to indoor downstairs unit tested all components all measured within ratings and specs.
