Front two south facing rooms are about 2 degrees warmer than rest of downstairs, ducting is inaccessible, recommend mini split or removing dry wall to take care of issue.

Went to house for super tune up on one system. Checked outdoor unit in cooling first. Fan amps fine, compressor amps good, compressor saver is working. Condensor coil is dirty, cleaned condensor coil, capacitor within tolerance, electrical connections stable. Recommended surge protection on whole house to protect appliances. Unit is functioning properly in cooling, went to indoor furnace unit and checked in heating. Flame sensor and ignitor are working, filter is ok, ducts are not sealed fully, recommended duct repair, drain lines clear, drain switch functioning well, blower is clean, unit is functional in heating.

Performed ahc, found system not performing efficiently. Found system low on refrigerant, evaporator coil severely rusted , corroded and leaking refrigerant. Due to systems age, condition and efficiency, recommend replacing system, custimer chose to try and see how long adding refrigerant will last.

System running great for it's age , indoor unit is good , filter changed , sequence of operations for heat is doing as it should , inducer good , my main concerns are the blower wheel has accumulated more than 16inch of dust , and the absence of A drain switch/float switch . Customer is going to contacg builder. Outdoor unit is great , refrigerant levels are good , capacitor is good , contactor good, disconnect in good shape , no signs of pitting on electrical connections .

Completed tune up. Outdoor unit capacitor in tolerance. Fan and compressor pulling normal amps. Refrigerant level low, sat temp of 28 on arrival. Indoor unit has biological growth. Filter dirty, removed filter. System was be also freezing. Performed leak search on evap coil and detected leak multiple times. Advised client on cost of repair and on warranty included with membership. Recommended turning system off until repair is done to avoid water damage to home. Left estimate for repair with and without membership. Client wants to discuss options before making a decision

8/6/22 Upon arrival found hvac cooling. They had another company come out last night and the tech didn't have a very good idea of what was going on. What had happened was the system had frozen up and the other companies tech told them their system had a freon leak. This wasn't true as my pressures looked great and I didn't find any sort of leak. What was actually causing it to freeze was the fresh air damper was turned off and the system wasn't given enough fresh air to bring its low side up. They also had the nest thermostat to run at 66 degrees at night. Disabled the schedule and turned on the fresh air damper. Checked every room in the house to make sure there was airflow in each. There was and system was left cooling with 20 Delta

Customer had very clean indoor and outdoor units, unit 1 is upstairs, unit 2 is downstairs. Needs 2 drain switches for both indoor units. Outside units both have faulty capacitors on the compressor side. Customer noticed lately that the lights flicker when AC comes on. Declined membership. 70/7.5 & 45/7.5 are being replaced.

Need to whole home surge protector 890 did not want us going inside the house.

System not working due to outdoor disconnect being off, the disconnect is off because our previous technician diagnosed a bad high side valve that is leaking refrigerant very badly, he then gave customer a price to replace the valve and the customer refused, so the previous technician turned the outdoor disconnect off as a courtesy so that there would be no further damage to system caused by low refrigerant pressure because the valve in question is actively leaking excessively. I gave the customer a price for a valve and the homeowner would like to think it over but will let us know
