On arrival both systems were running and cooling. Both indoor units had clear drain lines, clean coils and clean blowers. The outdoor units were both in good shape after cleaning and passed all electrical tests. I recommended a compressor saver kit for the newer unit and with the customers permission i installed it. As I left I ensured that both systems were running and cooling. Thanks for choosing comfort experts and have a great day!

Tech arrived at a membership service call. The customer mentioned that she was having thermostat problems. The thermostat was not functioning at this time. The customer recently replaced the batteries and they were in backwards. After repositioning, the thermostat began functioning. The drain system was checked and was found to be clogged. The trap was disassembled at the sink. Everything from the sink trap up was cleared. The trap was fastened and there were no leaks observed. The sink was tested and was draining slowly. Chemical was introduced and helped the flow. The customer was informed that if this happens again, a plumber should be called as the AC plumbing should be clear. A treatment strip was added to help keep the drain system clean. The system was functioning upon departure.

Tech arrived at a lifetime warranty tuneup. Upon inspection the capacitor was within specs. The contactor was audibly buzzing. The condenser coils were hosed off to assist with air flow across the coils. The filter was dirty and replaced. The Delta was within range. The outdated ductwork, coil, and blower area was dirty. There was excessive growth throughout the system. The drain line was clear. There was a leaking pipe that was reconnected. The customer was informed of recommendations today. Went to house for super tune up on two systems, one Bryant, one Goodman, both furnaces. Checked Bryant indoor unit first in heating, filter is small, recommended right size filter 20×25×1, drain lines are clear, no water safeties, recommended drain switch. Flame ignitor is fine, recommended flame sensor replacement. Blower is dusty, recommended blower clean, ducts are ok, airflow is good, blower capacitor out of tolerance, recommended replacement. Checked Goodman indoor unit in heating, evap coil is good, electrical connections secure, flame sensor and ignitor are clean, filter is ok, drain lines are clear, drain switch is operational. Ducts are clean, went to Goodman condensor unit and checked in cooling. Fan amps normal, compressor amps high on startup normal while running, recommend compressor saver. Capacitor within tolerance, condensor coil is dirty, washed off, coil is clean, electrical connections are good. Unit is functional in heating and cooling, checked Bryant system next. C

Tech arrived for a warranty cooling tune-up. Upon inspection the duel run capacitor was within specs. The contactor was in working condition. The condenser coils were very dirty and were hosed off to assist with air flow across the coils. The surge protector was functioning. The filter was dirty and was replaced. The drain system was clear and bleach was poured. The blower capacitor was out of tolerance and was replaced today. The customer was informed of recommendations today. The customer decided to move forward with adding a compressor saver to help combat the high amperage and extend the expected lifespan of the compressor. The saver was installed, tested, and functional. The cooling system was functioning upon departure.

Tech arrived for a 2 system tuneup. The duel run capacitors were within specs. The bedroom system duel run capacitor was wired incorrectly. These wires were correct to normal orientation. The high pressure switch on the bedroom system was bypassed. The customer is aware. The contactor on the bedroom system was scorched. The Deltas were within range. There was no observed surge protection. The filters were dirty and replaced. The main system blower area was dirty and the capacitor was out of tolerance. The primary drain lines were connected. There was no drain safeties on the units. The there was rust in the pans. The drains were clear at this time and bleach was poured. The insulation in the attic was low. The flexibile gas lines to the furnaces were penetrating through the metal cabinet. This can lead to gas line damage and should be corrected. The customer was informed of recommendations today. He decided to move forward with replacing the blower capacitor on the main area system

Upon arrival for tune up on 7 year old and 13 year old they were on and cooling. Inspected indoor units. Blowers and coils have heavy dust buildup. Main room system have heavy corrosion on coil. Drain lines clear. Inspected outdoor units. Fans and compressors amps within unit specifications but getting higher do to age. Capacitors within tolerance. Tech arrived for a STU. It was raining. Upon inspection, the duel run capacitor was out of tolerance. This item was replaced today. The contactor was in working condition. The fan motor and compressor was pulling high amperage. This came down after replacing the capacitor. The coils were a little dirty and were hosed off to assist with air flow. Tech arrived for a tuneup. Upon inspection the capacitor was within specs. The contactor had minor scorching. The condenser coils were a little dirty and were hosed off to assist with air flow across the coils. The refrigerant and delta was at acceptable levels. The outside unit was noisy upon arrival, minor adjustmens were made. The compressor was pulling high amperage on startup, adding to the noise. It is recommended that a Compressor Saver be installed to help combat the high amperage. The filter was dirty, a replacement was not located. The customer will order another one. The heat was tested and ignition was achieved. The drain system was clear and vinegar was poured. The outside system did not appear to have Surge Protection. Just as you would like to protect the electrical components of your television and computer, the electrical components of the outside system would benefit from surge protector as well. Upon arrival found system running and cooling. Delta drop was 21. Blower housing was clean and shown no signs of growth. Coil looked good. Pulled out some trash that was caught in there. Completed CTU. No issues with indoor unit. Blower capacitor tested at 19.75 out of 20, blower wheel clean and spinning freely with no shaft play. No signs of corrosion on coil or system housing. Uv bulb working. Poured 1/2 gallon of water down drain, operating properly. No issues with outdoor unit. Capacitor rated at 45/5, tested at 44.86/4.89. Cleaned outdoor coil with water hose. System running in cooling on departure.

Performed 1st year tune up on the upstairs system, customer will replace their filters soon, inspected all the components and washed the condenser coil. Heating and cooling are functioning properly, customer showed me water damage from a leak that happened during the winter but had called another company that could not find the leak. Showed the customer that the water staining is directly below the water heaters and that is where it more than likely originated(pictures included in the tune up form). Poured 2 gallons of water in both the primary and secondary drain to verify proper flow and are not leaking. Left the system on in cooling. Discussed replacing the other 2 systems due to the age of the systems, customer is interested but needs to discuss with his dad first.
