2005 4t trane hp closet upflow. Expired manufacturer warranty. Phased out R22 refrigerant type. Filter system – compromised due to, missing parts that provide proper coverage. 1" filter beging uses with lots of unfiltered air getting past the filter. Evaporator coil – extreme buildup, discoloration, oil stains and detectable refrigerant molecules entering into breathable air. Heavy buildup on indoor unit including the blower hub and wheel. Alert on tstat indicates the secondary heat strips are active too long in season. Compressor capacitor is failing. Condenser fan capacitor is failing. Hard start kit rendered useless. Compressor inrush amperage exceeds manufacturer specifications. Refrigerant levels read below manufacturer tolerance. Vapor line missing insulation. Disconnect box is shorting out. Arrived to no cool on upstairs guest house unit. System is very low on refrigerant. Leak found in evaporator coil. Wrote estimates for repairing system and gave option of comfort advisor giving estimate on replacing. Customer did not want to move forward with repairs at this time. Customer declined repairs. Customer upgraded to the multi system home and budget protection plan today.

Technician arrived to home and talked to homeowner aswell as handing home questioner and asking where thermostat was located. Technician grabbed tools and started in air handler in attic, technician took pictures of everything. Technician checked blower wheel in good condition, plenums in good condition aswell as drain lines, did have drain protection, changed filter. Technician took electrical readings aswell as noticing uv bulb not on as it was out. Technician then checked insulation which was spray foam. Technician then moved to condenser unit outside, took panels off and washed thoroughly in and out. Technician then waxed unit and put panels back on and then took inrush amps of 80 amps, also hooking gauges up and refrigerant levels where in range. Technician checked capacitor which was also in range, after Technician wrote recommendations and talked to homeowner aswell as going over questioner. Homeowner agreed to recommendation of uv bulb replacement and wanted it done, technician

Customer requests a plumber for more information on solar water heating. Plumber is set to meet with the customer tomorrow afternoon. Super tune up performed today on a Trane heat pump with air handler installed in 2019. All electrical connections are tight with no corrosion. Blower wheel has some slight build up starting to form. Biological growth is present inside of the air handler. Suggest adding UV to sterilize the air handler and keep it clean. Compressor and condenser fan motor are acceptable. Fan capacitor is weak and needs to be replaced. Primary electrical control is showing a voltage drop across the coil and needs to be replaced. Refrigerant levels are in range. Outdoor unit was washed and waxed. Suggest adding a compressor saver to help with the efficiency and reliability of the system. Customer declined any repairs at this time.
Upon technicians arrival tech found the door to the blower off the unit 2 feet away tech looked inside and found two of the bl9wers bolt for the bracket off and in the furnace cabinet tech put them back in and jumped the unit tech found that one of the bolts had came out again tech found that the blower cage is striped and needs to be replaced tech also found that the blower wheel was unbalanced Causing it to strip the cage tech found that the blower motor is over amping due to being unbalanced tech also found that the gas line into the furnace didn't have a sediment trap tech looked at the heat exchanger and didn't find any cracks Techs recommendations on the fix is replacing the blower motor, cage, wheel and fixing the gas line with the system being 9 years old tech recommends in investing into having ca come out due to age and getting warranty on the system as well as getting gas line up to code tech will call Monday morning to talk with home owner this system is down

Tech Cody arrived to customer's home and met the homeowners. The homeowner showed my where the unit's emergency drain line terminates outside. The line was dripping and the ground beneath it was stained with rust. Indoors I found the emergency drain pan filled and the drain switch not seated all the way so it wasn't able to trip and shut off the unit. The primary drain line was clogged. The system had a temperature split of 19 degrees, the coil was clean, the blower was clean, the heat strips functioned properly and the static pressures were good. Outside I washed the coil and waxed it, the compressor and fan motor were operating within manufacturer range, the refrigerant levels were within tolerable levels after the washing and the auxiliary and primary motor starters were in good condition. I shared my findings with the homeowner and they wanted me to clear the clog. I cleared the clog out of the primary drain, installed a antimicrobial pan treatment bar into the drain pan and vacuum
Upon arrival techs Cody & Hunter where shown to the thermostats, units and the condenser. Tech hunter went out side and hooked up the guages once the guages where hooked up tech noticed that the unit was low on r-22. Tech Cody found the leak in the coil. When we went to look at the wiring tech hunter found three rats in the wiring. We hooked the gauges up to the second unit the supper heat was at 2 due to the strain on the unit trying to keep up with the heat. Comfort Advisor coming out nest Saturday. The homeowner would like for the office to call and set a time for a electrician to come out.

Tyler L has completed an electrical evaluation upon inspecting all three of her panels they all look perfect the workmanship is good connections are tight around the neutrals are separated in the sub panels but bonded in the main they are all very well maintained he did have a GFCI in her shed that got burnt up due to a small Ford leading to a large heater Plumbing acceptable Water heater is corroded and leaking cust ppm is in the 1000 causing appliance issues throughout the whole house Recommended looking into water heater Cust had complained about one shower being hotter thenthe other about a 7 degree difference cust wants to fix issues herself
