Tech arrived at a tune-up. Upon inspection the capacitors were within specs. The condenser fan motor was recently replaced. The contactor was in working condition. The condenser coils were hosed off to assist with air flow across the coils. The filter was clean. The blower area was dirty. The Delta was within range. The flame sensor was scorched. The drain pan was rusting through. The was a small amount of water in the drain pan. The drain was clear and bleach was poured. The customer was informed of recommendations today. They were informed of the drain system condition and decided to move forward with adding a treatment strip to help keep the drain system clean. The system was functioning upon departure.

On arrival the system was running but not cooling effectively. The indoor unit produced a 13 degree delta and the thermostat was 6 degrees off what it was calling for. The subcool for the system was in range so the reason for the lack of cooling is airflow and cleanliness related. The indoor blower and coil need to be cleaned to help the system cool better along with the outdoor units coil. The outdoor units capicator is significantly out of tolerance and should be replaced, and the outdoor units safety disconnect is missing it's cover. I recommended an air scrubber uv system to help mitigate the effects of the extreme biological growth that is growing in the indoor unit. I also recommended a drain switch to protect against water damage from a clogged drain line. After discussing this with the homeowner I recommended speaking with a comfort advisor before we sink money into an older and inefficient system. 1/24/22 Upon arrival found heater short cycling. The issue was a bad flame sensor causing the furnace to intermittently start and stop. Replaced flame sensor and the system was left with 120 degree air coming out of the vents. Recommended surge protection and customer declined. I told customer I would give him a phone call in a week to see if he's still interested in us coming out and doing a surge protector.

Tech arrived for a safety check. <br> Upon arrival the system was off. The system was switched to heat and was evaluated. The heating system reached complete ignition. The flame sensor was scorched. The blower area was a little dirty. The drain system was clear at this time. The secondary drain pan was rusted and the there was not a float switch on the primary drain. The system was switched to cooling. The Delta was not within range and the high side line was very hot. The condenser was evaluated and the condenser fan motor was not functioning. The motor was recieving power and the motor was not responding. The capacitor was within specs. The contactor not functioning after running for a while. This is suspected to be due to a high pressure switch. The compressor was very hot (refer to photos). Upon arrival found system running and heating. I evaluated the indoor unit and found blower motor working but slightly over amping. Indoor coil was a very Rusty and already has a leak on the coil. Blower wheel was very dirty and Rusty. Condensate drain was draining but had lots of debris visibly present inside PVC. Electric heat kit is also going weak and will eventually fail. Blower capacitor tested weak and needs to be replaced. I evaluated the outdoor unit and found compressor very noisy. Could not check refrigerant levels due to Heavy Rain, although Delta was 15° split. Dual capacitor was weak and also needs to be replaced. Compressor was running at 90% rla. Advise customer due to the system health and age of the system that repairs would be more costly than just replacing the unit. Customer stated that she is in a middle of a family crisis and will not be able to do any kind of repairs or replacement at this time. Left system running and Heating.

Upon arrival for tune up system on and cooling. Inspected indoor unit. Changed filter. Drain line clogged. Coil and blower clean. UV light out. Furnace ignited and heated properly. Inspected outdoor unit. Fan and compressor amp draw within unit specifications. Capacitor out of tolerance. Replaced capacitor within warranty. Refrigerant pressure good. Recommended clearing drain line. Customer agreed. Recommended replacement of UV light. Customer declined at this time.

7/7/22 Went out to property to do a tune up. The unit is cooling great and filter is clean. Drain system is draining great as it should. The system was low on freon and I looked for any source of a leak. The system didn't have any leaks. The customer only wanted to pay for a pound of freon so I added 1 pound (16 oz.) He still needs more freon but he will have us come back out later when he can pay for more. Left the system cooling as it should with a 40 degree Evaporator coil and 3 SC (TXV)

Thoroughly performed a super tune up for a 17 year old split system, washed condenser coil and checked all components. Refrigerant levels are low, contactor burned up, dual run capacitor bad, evaporator coil extremely rusted and falling apart, drain pan rusted up along with the inside of the air handler, no drain safety, biological growth all over the inside of the unit and the system is r22. Due to the age and condition of the system, highly recommended speaking with a comfort advisor about upgrading to something reliable with warranties behind it before trying to patch something of this age. Customer is getting pre approved and meeting with an advisor tomorrow at 12pm.

Arrived to system for possible 45. Checked system over and found gas valve to be set to off. Turned valve on and tested system. System worked properly. Tested with thermostat and unit began heating. No further issues to report. Customer interested in duct cleaning. Sent estimates for level 1 and 2. Also recommended a uv system. Sent estimates for uvv and uvc types. Unit running in heat on departure.

Performed heating and cooling tune up on gas furnace and 410a ac. Flushed drains and clear, furnace functional. Safeties functional, inducer motor in good condition, flame sensor and ignitor functioning as designed. Gas valve in good condition. Gas flex line running directly into cabinet. Changed out flex line and hard piped from Gas valve to out of the cabinet and added settlement trap. Blower motor in good condition. Outdoor, charge adequate, capacitor testing just outside of range. Amp draw a little high on compressor. Washed outdoor unit. System running at departure.

Thoroughly performed a heating tune on a 2013 gas furnace, tightened electrical connections and checked all heating components. Flame sensor and igniter up to specs, blower motor leaking oil, there are ducts that need to be repaired with mastic, everything else is functioning properly at this time. Customer purchased a new blower motor with capacitor, installed and functioning properly.
