On arrival system was running and cooling producing a 20 degree delta. The indoor unit had clear drain lines and a clean blower and coil. The supply plenum had significant growth. The outdoor unit was overamping on start up and I replaced a capicator. With the customers permission I installed an iaq 200 and a compressor saver kit.

On arrival system ran and cooled producing a 20 degree delta. The indoor unit was clean and the drain lines flowed when flushed. The outdoor unit passed all electrical testing but was overamping on start up.

Tech arrived at a 2 system tuneup. Upon inspection, the main system duel run capacitor was out of tolerance. The condenser coils were hosed off to assist with air flow across the coils. The filters were not sized correctly and were allowing for unfiltered air to enter the system. The blower area and ductwork was dirty. The drains were clear and bleach was poured. The system reached complete ignition. The flame sensors were scorched. The customer was informed of recommendations today. He will contact home warranty for repairs and will think about upgrading his filters.

Tech arrived at a membership tune-up. Upon inspection, the capacitor was within specs. The contactor was aged. The filter was replaced. The indoor coil and blower area was dirty. The UV bulb was about to expire. The drain line was separated in the attic. There was a chair laying on the line. The Delta was a little low. The refrigerant was almost out of range. The indoor coil was leak search, there was no leak detected in this area today. The customer was informed of recommendations today. He decided to move forward with repairing the drain line and replacing the UV bulb. The bulb was replaced, tested and functional. The drain was reconnected. The system was functioning upon departure.

Tech arrived at a Free inspection. Upon arrival the customer mentioned that she had a company out that had said she had holes in the heat exchanger. She wanted wished to get pricing on repairs and replacement. The system was evaluated first in cooling. The refrigerant was low. A leak search was performed and a leak was found at the evaporator coil (refer to video). The disconnect plug was removed for the leak search and reinserted afterwards. During reinsertion, the surge protector lights flickered asnd went out. This inhibited the unit from recieving voltage from that point. The surge protector will need to be replaced or bypassed to fully evaluate the system. There was excessive rust around and below the heat exchanger connections. The burner compartment was full of rust. The evaporator coil was rusted and corroded. The tech gave rough estimates for the coil and heat exchanger, as well as a starting price for a a 5 ton gas package unit. The customer would like more exact pricing

The refrigerant and Delta was within range. The filters were dirty and replaced. The furnaces reached complete ignition. The downstairs heat pump was functioning in both modes. The downstairs supply plenum was not properly sealed. The upstairs secondary drain pan was rusted. The customer was informed of recommendations today. He decided to move forward with updating his membership and add a compressor saver to the upstairs system. The compressor saver was installed, tested and functioning. The systems were functioning upon departure.

HTU complete. 3 ton, 14 SEER, 2012 gas. After performing a complete and thorough evaluation of the major system components, I presented all my findings to the home owner. I pulled the manufacturer warranty and discovered that it was no longer in effect. Replaced filter, cleaned flame sensor, checked MFD on all capacitors, inspected motors and their respective functions. Upon inspecting the evaporator coil, I noticed some spots indicating a potential leaks. I performed a courtesy leak detection and in-fact found some compromised areas. I shared with the homeowner my video evidence. I explained the refrigerant system and how it works and what this leak of refrigerant can lead to (compressor issues). I expressed to homeowner the benefits of having the ductwork cut down and burried under insulation for optimal system efficiency. Both homeowners will be available 11/17/23 @5-7 for a CA appointment to discuss system upgrade to a more reliable and efficient system with renewed manufactu

On arrival the system was running and cooling producing a 22 degree delta. The indoor unit has a clean blower, coil, and clear drain lines. The furnace ran with no issues. The outdoor unit passed all electrical testing except for the compressor amp draw on start up. The system is rated for 112. Last visit the Amp inrush on startup was 130 and this time it is 131.6. I strongly recommend adding a compressor saver kit to reduce this inrush 30-40 percent and extend the compressors lifespan by reducing its wear and tear. I also recommend a whole home surge protector to protect all electrical systems in the home and protect the ac system from surges caused by blackouts. As I left the system was running and cooling. Customer will speak to her husband before making a decision.

Tech arrived at a membership tune-up. Upon inspection the capacitor was within specs. The contactorless board showed no errors. The system had surge protection. There is whole home surge protection at the main panel. The Superheat was very low. Possible TXV malfunction. The Delta was a little low. The filter was dirty and replaced. The drain was draining slowly. A treatment strip was added today. The water heater flue pipe was misaligned. Attempts were made to center the flue but were unsuccessful. The customer was informed of recommendations today. The customer would like a plumber to evaluate the water heater and other house plumbing fixtures. She is available Monday, she has to leave at 1:30pm. The repair needed is a possibLe safety concern. We will pause the call for a visit from a plumber.
