For this heating tune-up I inspected the upstairs and downstairs furnaces. For the most part all equipment was measuring within manufacturer's specs and running well. The upstairs system is the oldest and that systems blower motor is extremely dirty as well as the wheel and that blower capacitor is out of tolerance. I recommend replacing that blower capacitor as if that capacitor blows the motor will not kick on and not heat the home. With how dirty that system is I recommend a level 2 duct cleaning where they would pull the blower and clean it as well as all the ducts and get rid of any built up dirt and debris that may have settled in the air ducts. Additionally I recommend a hard start kit for the upstairs condenser, to keep amp draws lower in the summertime. My overall assessment would be the upstairs furnace should be replaced before January 2025 as that is when the new refrigerant change is implemented and prices will be more expensive by about 30%. At this time the customer does
Arrived onsite customer had a sink that was too big for the cut out in her granite countertop. Will need to order a different sink and call us back to install when the sink is at the home.
For this evaluation I showed up to the customer's home and they stated the system was not blowing hot air and a thermostat had gone blank, however after installing new batteries thermostats came back on but it still would not heat the home. When I started at the air handler the breaker was tripped and when I went to reset it, the breaker was arcing. I tightened the connections but the arcing was still happening and when I took a thermal picture the breaker was at 123⁰F and the max temperature for the 60A breaker was 105⁰F. This is likely what was causing the breaker to trip so I discussed with the homeowner about replacing the breaker and he allowed me to and also sign him up for the membership program. When I inspected the zoned systems both zones were functioning like they should and there was nothing touching the heat strips. There was a significant amount of Bio growth inside the supply plenum so I discussed with the homeowners about installing a UV System to kill the Bio growth
Came out for an evaluation after another company claimed the heat exchanger was cracked did not find an issue with the heat exchanger nor did I read any carbon monoxide at the registers however the inducer motor is going out the blower motor is going out the pressure switch is bad and the flame sensor was questionable homeowner decided to replace the blower motor the inducer motor the flame sensor and the pressure switch I replaced the flame sensor, the pressure switch, the blower motor and we are ordering the inducer draft motor to be replaced as soon as it comes in may take a couple of weeks due to the extreme age of the unit also discovered the blower wheel is slightly warped and may take out the fan motor in the future as well as the gas line is a flex line going through the casing which is not code made recommendations for these repairs as well perhaps for a later date homeowner is aware that these repairs are simply a Band-Aid in the moment to get by the true solution would be a

On this job I washed the condensor and changed the filter. The system is in tolerance on both the heating and cooling side the back up heat strips are pulling 20 amps a piece. The system has a burnt germ light bulb. She has order a new one and will replace her self. She wants to talk about a soft start and an iaq200 later on in the future.

On this job I inspected the heating side of the heat pump and back up heat strips. Strips are pulling 20 amps a piece and heat pump is currently in tolerance. The system could use a soft start to add longevity to the system

Came out to check for hot water slab leak. There has been a line rerouted b others in the past. Gave estimate to pull water heater, isolate, and reroute leaking line. No work done at this time
For this evaluation I showed up to the customers home and both systems didn't seem to be cooling, just blowing out hot air. I turned both systems on and they started cooling. However when I went outside the upstairs unit fan had stopped spinning but the compressor was running and going into thermal lockout because of the fan not running. The capacitor was out of tolerance on the fan side and the herm side was out of tolerance but still had enough power to run the capacitor. I replaced the dual run capacitor to measure refrigerant and I had a 13⁰ SC, 11⁰ SH on the downstairs, and a 11⁰ SC, 9⁰ SH for the upstairs systems. The customers told me she had another company come add 7lbs of 410a to the downstairs system 2 weeks ago. I leak searched the downstairs unit and found the piston to be what appeared to be cross-threaded and leaking. Both systems were installed in 2019 by another company.
Electrical inspection completed
Came out for a membership super tune-up on a 12-year-old gas furnace checked everything indoor and outdoor and heat mode and in cool mode the unit is severely low on refrigerant unable to find the leak without charging up the system discussed repair options with homeowner did not find anything wrong with the gas furnace at this time there was organic growth in the indoor evaporator coil I treated this with a no rinse formula as a courtesy since I already had the coil opened up for the leak detection homeowner has opted to sit down and discuss replacement options with a comfort advisor appointment is set for today 3:00 to 5:00 p.m.
For this super tune-up I inspected the air handler and condenser, all equipment was measuring with the manufacturer specs and overall running well. Well in the attic I only had a 5° temperature differential from return to supply, and there is no water safety installed in the primary drain line. Additionally the primary is becoming obstructed with debris from the coil drain pan. When I gauge it up outside I had an 8° sub cool and a 42° superheat which is indicative that the TXV metering device has become restricted and will start to affect the overall efficiency of the system and cause excess strain on the compressor as time goes on. I recommend it to the customers taking care of these observations as well as adding whole home surge protection. The customers will reach out if they have questions or decide to move forward with repairs.

I will be returning on Tuesday the 5th to install some customer supplied GFCI breakers and put in some manufactured approved screws, home owners said to just leave panel open till I get back
On arrival nest thermostat would not connect to wifi and was malfunctioning. Pausing call, please order new warranty thermostat.
Today I performed a super tune up of the indoor and outdoor AC and heating system checked safeties amperage tightened connections poured bleach down the drain line discussed concerns with homeowner her top priority is indoor air quality made a few recommendations and discussed options with homeowner She chose not to take any repairs today. Stating that she wanted to get prices together to know what to save up for she pays her house off in May and plans to call us back that being said she is aware of the drain situation.
