This was a system check on two units - one for the upstairs rooms and one for the downstairs rooms. The checks of the indoor half of each system were rapid and professionally performed. One difference from prior checks was reading the temperature of the conditioned air as it exited the evaporator and fan unit by inserting a temperature probe into the main duct. One system had air 20 degrees cooler than the ambient air in the house, the other system had was 14 degrees cooler. The outside systems (compressors) were then checked. The main checks seemed to be the status of the start capacitor and hosing down the coils. What seemed to be missing was a check of the freon pressures. The explanation was that the temperature drops on the inside units indicated adequate performance. I would have thought that the unit with only the 14 degree drop probably would indicate some issue with freon pressure or levels in the unit. I believe this is the first system check-up that has been performed on any of my heat pump units that did not include freon tests. I reserve judgement on how I well the checks indicate system health until next year. Don Shurtz

The condenser coils were hosed off to assist with air flow across the coils. The filter was very dirty and replaced. The drain was clear and bleach was poured. Tech arrived at a 2 system warranty tune-up. It was raining. Upon inspection, the upstairs capacitor was out of tolerance and replaced. The wrong filters were installed allowing unfiltered air to enter the system. The blower area and ductwork was dirty. There was biological growth present. The Deltas were within range. The drains were clear and the sump pump was functioning. The customer was informed of recommendations today. The customer decided to move forward with adding a compressor saver to the upstairs system compressor. He will speak to his other ac company about the cleaning and UVC system and would like a follow up at the end of April. The systems were functioning upon departure.

This system is over 10 years old and I recommend system replacement. The system is low on r22. The system is caked with drit and dust. At this point the key disconnect is by passed. Any money put in to repairing it woukd be a waste of money please consider a new system before summer fully arrives.

The inducer motor and furnace components were dirty. The door switch was bypassed. The drain was partially clogged and has visible buildup. There was no inline float switch. On arrival system was running and heating with no issues. The indoor unit had a clean blower and coil and the drain line flowed when flushed. The outdoor unit was in good shape however the primary electrical control was very pitted so I recommended replacement. The outdoor units compressor was overamping on start upmso I recommended a compressor saver kit.

2013 4 ton gas. No manufacturer warranty. Filter provided was 1 inch less than required. Evaporator coil has rust present. UV germicidal light non-functional. Drain line clear. Gas valve is compromised- the outlet side has a heavy gas smell, brought homeowner to the issue and we discussed options. Blower wheel needs cleaning. Orange flickering flame present at burners when blower wheel comes on. After my evaluation, I was able to sit with both homeowners and discuss the issues at hand. I gave multiple solutions, one is a repair/replace component (a bandaid when considering future issues that are present) the other was a system efficiency, saftey and reliability upgrade that includes ducting being cut down and burried in attic insulation. Even with a perfect system, if the duct work is not proper, the home will lose 30-40% Air Conditioning (heating or cooling) efficiency. Homeowners were very interested in surge protection as well. Tech arrived at a rent house service call. Upon arrival the thermostat was satisfied. The primary furnace control board was burnt and damaged. The blower capacitor was within out of tolerance. The blower area and ductwork was dirty. System appear very low on refrigerant and the low side sat temp was below freezing. The contactor was audibly buzzing. A refrigerant leak was located at the evaporator coil service valve. Valve should be replaced. When entering the attic, there was a strong smell of gas. A gas leak was located at the regulator in the attic. The customer was contacted via phone call. The was informed of recommendations. Due to age, condition, presence of R22 and price of repairs; it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. The customer will call back in with his decision. The tech will follow up if we haven't heard from him by then.

Tech arrived at a no heat service call. Upon inspection the furnace did not reach complete ignition. The 2 stage gas valve was recieving voltage but was not supplying gas to the burners. He plans on extending the back of the home and moving the indoor unit to that location. This action would include moving the lineset, extending electrical, reengineering the ductwork and moving the gas line. The customer was informed that system replacement may be more cost effective. The customer believes that he will be ready to make a decision when the construction is finished in about 6 months. I will need to come back and reassess the situation once construction is finishing up. The system remained non functional upon departure.
