Job Locations
Came out to look at water heater and give estimates to replaceware in pan. Water heater was installed in 2002. Estimate only. No work done at this time
11/11/24 TS- house just got a new gas meter and I suspect that junk in the line clogged the waterheater gas valve. Just about every part of the waterheater is out of code. I couldn't get a flame from the spark.
For this super tune-up I inspected the furnace and condenser. For the most part all equipment was measuring within manufacturer's specs and running well. The inducer motor was not over amping however it was making a loud grinding noise while running which could indicate a point of failure on the heating side of things. On the condenser the contactor was buzzing which is also indicative that contactor could fail in the future. I also recommended to the customer adding a hard start kit as her air conditioner is 7 years old and it is typically recommended to add a hard start kit after about 5 years. The primary drain line had some Gunk build up inside there so I also recommended a pan strip to eat away at the slime and prevent the system from shutting off in the summer. Customer declined recommendations at this time and may wait until her next visit before summer.
On arrival compressor was not running due to non functional capicator. Once replaced system ran and cooled with no issues.
On arrival system running and cooling as intended. Indoor unit clean mechanically, supply plenums beginning to show biological growth. Outdoor unit passed all electrical testing but was overamping on start up for which I recommended a compressor saver kit.
System at factory specs condenser was cleaned and bleach was poured down drain line heating working
Came out for an evaluation homeowner had concerns about flooding water when I arrived they had the AC unit turned off as well as the house water supply after a short process of elimination determined it was the washing machine drain line that ties into the AC drain line causing water to overflow when the washing machine hits the drain cycle no repair was made today though I did run a snake through the 2-in drain as a courtesy in an attempt to get it to unclog AC is running fine everything just needs to dry out before they replace their filter they will be relying on a friend for the plumbing side offered them the home and budget protection plan and they may call back in to sign up

Gave an estimate to run a customer supplied Ethernet cable through the attic said he needs to check other options

Electrical to HVAC need tech out on Friday the 13th When I was doing my inspection in the garage the compressor came on and made a very loud bang afterwards I went to inspect and it sounded like it was struggling a bit owner said it does that consistently
The panel looked great the GFCIs were functioning properly and were in the proper locations she does need a whole home surge protector but it seems like something that she needs to think about

After a brief explanation on how the transformer is changed he performed it himself and the lights worked
08/30/24 TS- repaired the backyard 4" frostproof bibb. Threads on the end didn't match up with conventional hose threads
For this evaluation I showed up to the customer's home and he just wanted me to look over his HVAC equipment, stated it seems like it hasn't been cooling as well as it used to and seems to be running longer as well. The evaporator coil has a TXV metering device and outside I had only a 9⁰ Delta, a 26° superheat and a 19⁰ subcool. I think the system is overcharged and also the TXV may be developing a restriction which is why it is not seem to be cooling as efficiently as it used to as the evaporator coil is unable to absorb as much heat out of the home. I recommend adding insulation as customer stated the installation in the Attic is the same that's been in the house since it was built as well as adding a compressor saver to increase the longevity of the compressor.
Arrived for downstairs evaluation Capacitor on unit was 0 and oil leaking Replacement warranty capacitor System left on cooling at exit
Arrived for service Eval Dual run cap and fan motor failed Replaced both and added hard start kit System cooling at exit Drain switch tripped one and short cycle the Condenser due to vent being after the switch. If it happens regularly we will need to move the vent stack to the other side
