Double HVAC System Replacement

Desmond, Sergio, and Jacob spent the day and evening in Little Elm, TX removing both of my 15 year old HVAC systems and replacing them with new systems. It was a long day for them and they did a great job overall. My attic space is smaller but the newer equipment is physically bigger than what was removed.

Tech arrived at a membership service call on the main system. Upon inspection the attic unit was not recieving low voltage. The thermostat was bypassed and the system came on. Batteries were replaced today and the thermostat regained functionality. The drain pan was rusted. There was no drain safety. A drain treatment strip was installed and a drain safety was added. System was cooling upon departure.

Upon arrival for service system on and not cooling. Inspected system. Capacitor out of tolerance. Replaced capacitor. System came on and cooled. System cooling properly however compressor and fan motor over amping. Customer asked about moving condenser unit around other side of house. Due to cost job, system being 2011 system and wear on motors recommended speaking with engineer. Customer agreed and scheduled for Friday August 4th, 10-12. Left system on and cooling.

Biological growth growing around blower area. Blower cap was nearly out of tolerance , client decided to go ahead and replace it. Drain lines are clear and flowing. No filter area on indoor unit. Tech arrived to a membership tune-up*2. It was raining. The upstairs capacitor was close to being out of tolerance. Both systems capacitors are Premium. This capacitor should be monitored. The condenser coils were hosed off to assist with air flow across the coils. There was no observed surge protection. There was a flimsy 1 inch filter in the systems. It is recommended that filter be upgraded on both systems. The blower areas and ductwork was dirty. There was no inline float switch for the systems. The drain lines were clear and bleach was poured. Customer was informed of recommendations today. She will talk with her husband and let us know. The systems were functioning upon departure.

Upon arrival for tune up on 12 year old Goodman system it was on and heating. Inspected outdoor unit. Fan amp draw very high. Compressor amp draw within unit specifications. Refrigerant pressure good. Defrost board functioning. Capacitor within tolerance. Inspected indoor unit. Blower clean. Slight corrosion buildup on coil. Drain line clear. Em heat functioning. Tech arrived for a STU. It was cold outside. Upon inspection the Polarized Media Filter was dirty and replaced. This filter is designed to last 3 to 4 months. The filter case was cleaned. The UVC system was functioning. After 3 years that UVC bulbs may loose efficiency, replacement is recommended as to get the full efficiency of the UVC system. The blower area was relatively clean. The drain system was clear. There was no float switch. The condenser unit was evaluated. There was no observed surge protection. The capacitor tested within specs. The contactor was in working condition. The defrost control board had possible burn marks. This situation should be monitored. The coils were clean. The Delta was at acceptable levels. Homeowner was not present during the call. A family member was informed of the recommendations and benefits behind having an Energy/Sola rAudit performed on the home. System was functioning upon departure.

Electricals are good. Igniter and sensor are good. Blower is good. Unit had some biological growth. Unit did not have a surger protector, customer wants follow up. Delta 20. Tech arrived for a HTU. Upon inspection the duel run capacitor was out of tolerance. The contactor had rusted terminals and was audibly buzzing. The outside unit was not level. The Delta was low. The coils were dirty. The blower area was dirty. The evaporator coil was rusted. The blower capacitor was out of tolerance. The heat strips were functioning. Due to age, condition, and price of repairs; it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. The customer will review the information and get with the warranty company about repairs. The system was functioning upon departure.

Tech arrived for a safety check. <br> Upon inspection the customer was contacted and was concerned about the damper system and his water heater. The damper system was evaluated and the zone board had hot spots indicating possible heat damage. The damper for the zone 2 Upstairs, was not functioning and was stuck in the open position. It is recommended that both the damper and control board be replaced. <br> The filter was dirty. The filter size information is in the picture form. The flame sensor was scorched. The blower area was a little dirty. The heating system reached complete ignition. The capacitor was within specs. The contactor was in working condition. <br> The water heater was evaluated. The flue piping was not properly aligned above the heater. There was corrosion on some of the connections. Due to age of the water heater replacement is recommended. Tech arrived for a STU. Upon inspection the capacitor was out of tolerance and was replaced. The contactor was in working condition. The system did not appear to have Surge Protection. The electric filter was not fitting properly in the filter cabinet. Customer said he will ask a sibling as they got it in place the last time. The UV system was functioning. The blower area was clean. The heating system was functioning. The drain system was clear. There was no bleach available at this time. The customer was given instructions on how to add bleach in the future. The system was functioning upon departure.
