Unbelievably thorough, well documented review of both my 8 year old system and my 17 year old system picking up a freon leak and heat exchanger degradation in my 17 year old system. Also informing me of the Jan 2025 EPA requirement of new type of Freon 454 which is flammable resulting in more expensive future systems and elimination of current 410a (non-flammable) system availability. Given parts availability on my 17 year old system is poor, it would be the best time to install the last of the 410a systems before they are gone.

Our propane furnace would not start up on one of the colder days this winter. Justin P. found that condensation had built up and prevented the lighting of the unit. Not only did he fix the immediate issue, he climbed deep into my attic to find the p-trap that was preventing condensate from draining. I was beyond impressed with this company, from the initial phone call for service, to the dispatcher who advised me that the technician, Mark D. was on his way, to Mark D.'s amazing customer service. Our AC went out the night the Texas Rangers swept the Baltimore Orioles to go back to the ALCS. Go Rangers! Anyway, Mark Dennison got to us by 1 pm the next day, could not have been more polite or thorough in his detailed explanation of the steps of the diagnostics, the services he recommended, and the follow-up we should budget for having an 8-year-old system. We like Hobson / Comfort Experts because of their attentiveness and their support of our military, but well request Mark for our next round. But all of their techs have been great, so you cannot go wrong with any weve had come to our home over the last several years.

Performed plumbing tune up. Toilet in guest bath fills slow. Gave recommendations for repairs. Customer declined repairs at this time as home is under renovation. Could not look at master bath as flooring is being redone
Maintenance performed today on a 24kw Generac generator. Air filter, spark plugs, oil and oil filter were changed. Battery is at 13.5v resting and 12v upon start up. Checked the timing of the engine. Performed a function check. System operating properly upon departure.
Mr. H wasn't home, wife allowed me to work. FaceTime conversation with homeowner discussing IAQ and an electrical issue on the downstairs condenser fix. C wire off the contactor onto the capacitor was melted. Fixed, systems fully operational. Homeowner has decided to use 1" filters inplace of the Aprilaire. I expressed my concerns regarding proper filtration and encouraged against. I shared via FaceTime all pertinent information, including IAQ systems. Homeowner claims he'll "take the risk without". Currently the two bulbs are have been out for some time and the downstairs system is starting to grow biological growth. Homeowner agreed to an electrical inspection and a conversation about outdoor lighting. Electrical inspection set for 4/11/25.
During evaluation of both upstairs and downstairs systems found emergency drain pan has heavy rust. biological growth build up in airhandler cabins and Blower. Blower cap for upstairs is weak. Evaporator coils are heavily rusted, performed leak search and could not find any leaks at this time. Dual run capacitors for both Condensers are weak. Refrigerant levels are within range at this time. Both compressors have high start up amps. Customer is the buyer for the home. Recommended replacements of system. Talked with customer about having CA Jeremy come out for pricing. Customer will negotiate with home owners.

2017 4t hp attic horizontal x2. 1” filter replaced x2. Drain lines inspected - flowing, but rust sediments are building up. Evaporator coil inspected - rust seeping through the micro channels of the coils, intake air side is dirty which restricts optimal airflow, performed a courtesy leak detection and detected refrigerant molecules, x2. Blower wheel - downstairs unit is cleaner than upstairs due to a cleaning history. Capacitor is within manufacturer tolerance. Upstairs blower has heavy buildup and a 20 mfd capacitor testing below manufacturer tolerance. Electrical heat strips have proper ohms. Upstairs condenser unit Contactor buzzing due to scorching and pitting. Upstairs compressor inrush amperage exceeding manufacturer specifications. 70/10mfd condenser capacitor fan side below manufacturer tolerance x2. Refrigerant charge - checked both systems and crossed referenced with manufacturer data and both are determined to be outside of tolerance. Upstairs compressor has a sub cool of
Arrived onsite customer had a floodstop from when we replaced water heater installed that the batteries were dead. Showed customer how to replace them.

Upon arrival technicians started with the main systechnician.Checked blower motor evaporator coil inside the supply plinam and return plenum As well as deltechnician saw UV light in the systechnician. Recommends, IA Q 200 to prevent light Going Out every year as well as the anti microbial PAN treatmentechnician headed to second air handler, where a technician found another UV's light that technician recommends IA Q 200. Technician found everything to be up to technician standards and headed to the condensers where technician got running amps and inrush amps Check check refrigeration levels. Everything seems to be working properly at this time. Technician washed and waxed unit.

Upon arrival technician, talk to homeowner installed it at the air handler where a technician found everything to be working properly enough to technician standards. Technician did check the water heater and notice. The TMP valve was not working properly. Technicians suggest replacing the water heater or getting a plumber out there. Home owner has the own plumber. Technician went to the condenser where a technician found perfect readings on refrigerant washed and wax the unit. Technician did not see any issues at the condenser at this time
This call was booked for the same customer on 2 separate homes, both of which I had looked at on the first cal land talked to home owner about his well house and his plug that he wanted moved, I have already left from the first call that did not have a service fee so I can not collect

3 systems with 3 different size filters. Master bedroom : Aprilaire 910 Downstairs: Aprilaire 110 Upstairs : 20x25x5 Customer did not have Aprilaire 910 filter to change out. All other filters were changed. Upstairs system is a Goodman heat pump with air handler installed in 2012. All electrical connections are tight with no corrosion. System shows to be low on r410a refrigerant. Performed a leak search to find several small leaks in the coil. Outdoor auxiliary motor start is showing as weak and needs to be replaced. Blower motor capris showing as weak and needs to be replaced. System is not longer under warranty. Suggest system replacement. Downstairs unit is an Amana heat pump with air handler installed in 2023. While checking the charge the technician found there to only be a 90psi differential between the liquid line and the vapor line.
