Responded to a no cooling call 99 eval Upon arrival, briefly spoke with customer about the condition of the system. Initial inspection concluded with the main power breaker tripped indicating the outdoor unit was not functioning properly. Further investigation proved the compressor could not start due to a failed capacitor and caused the breaker to trip in the main panel. Capacitor was changed under parts and labor warranty. Outdoor unit now functioning. Comp and fan amps ok. Refrigerant levels ok. Spoke briefly to customer about elimination of tall weeds around outdoor unit for air flow and removing debris from indoor coil. 22 degree delta in cooling. Refrigerant levels ok. System is a piston. Replace capacitor under WPL

Upon arrival for service found system off. Inspected indoor unit. Found drain lines clogged in ceiling. Recommended clearing drain lines and adding sanitizing strip. Customer states they sanitize drain lines at the sink. Informed customer to fulling sanitize lines it needs to be sanitized at system and the clog is between the sink and system. Informed customer that issues will continue till repairs are completed. Left system as is.

System is expirancing high head pressure due to drity condensor. System is also leaking air under the home so it works hard all day with high head pressure I've washed out condensor to help the head pressure come down. Customer want repair air leak on there own.

On arrival customer said system was not cooling the home properly, system is low on freon , every 30 min or so the pressures drop to 16psi and the compressor starts to work overtime and makes a whirring sound , indoor coil starts to freeze when this happens. # 1 Responded to a no cooling call for 1st year evaluation. Upon arrival, unit is cooling and functional. Elderly gentleman with medical conditions including dementia demanded family calls HVAC service because he believes unit is not working properly. I spoke with customer's daughter is n law about the situation. We verified the thermostat could be relocated to better serve the customer but mounting location and accessibility is a concern. Limited crawl space and attic access is limited. Thermostat is functioning. We spoke with daughter in law about the issue and the decision was to leave it alone as this time. Several family issues involving kids of customer, will, and caretaker make this a very sensitive situation. The daughter in law is currently the caretaker and decision maker. We honored her word. No payment was collected and will need to be billed.

49 AHC tuneup on two system gas furnace. Upstairs unit not cooling on arrival. Downstairs unit working. Home owner son was present upon arrival. He contacted the homeowner about just completing a CTU on both systems. Heating furnaces were ok per homeowner verbally over phone. Initial inspection show drain lines need attention. Outside units, Downstairs unit was functioning properly. Upstairs unit was exhausting cold air through outdoor fan indicating the compressor was not working. We verified this with amp draw. Further inspection show the capacitor was out of tolerance and the compressor was in thermal overload. The refrigerant levels were very low indicating a much larger problem. Customer arrived home from work. We discussed the current issues we have found. We mention to customer about warranties since this is not our install. Customer did check with install company. 2010 Goodman heatpump with air handler installed in 2017, all electrical connections were tight, biological growth was present in blower cabinet. X13 blower motor, blower wheel was clean. Completed my thorough inspection, the indoor unit was inspected and found the unit properly wired and lines clear. The outdoor unit was washed and cleaned and when I attached my guages found the high and low side equal, checked capacitor and found the compressor wasn't coming on because it was out of rating. Upon arrival to the customers house units were running and thermostat was wired correctly We sat with the customer to explain how the thermostat worked because a manual to the thermostat was not left behind for the customer We made sure the thermostat was programmed to the most basic settings for the customer Before leaving we verified the units turned on and were blowing cold. A service fee will not be required for this visit. Customer was originally not present on the installation of the thermostat.

Respond to a no cool drain pan issue on upstairs unit. Upon arrival, unit is cooling but water in emergency pan under air handler. Inspection shows the primary and secondary drains flow water with no issues. Coil was not freezing and air handler was level. Previous history shows indoor coil replaced in Aug 22 and TXV installed. The drip pan was not installed with new coil. This allows condensation to bypass the drain and trickle into cabinet. Job will be paused to order a drip pan and installed as soon as possible. Customer is aware of issue. Data tags of air handler and condenser are in recent pictures.

Call was for no cooling but upon arrival, system is cooling. Customer wanted to verify that previous issue was taken care of. Refrigerant levels were checked and verified good @ 11 degrees subcool TXV metering device on zone system. Temperature probe was signaling to the zone board that system was to cold causing the compressor to short cycle. Temperature issue was fixed. System ran for 20 minutes no issues. Thermostats were cycled on and off to verify functionally. Everything is working as it should.

WATER HEATER manufactured in 2014 recommended flush possibly replacement as well due to age. WASHER AND DRYER CONNECTIONS all connections to these fixtures are good KITCHEN water pressure is normal including reverse osmosis set up, drainage for this fixture is okay slight sewer smell recommended cleaning out drain and disposal. SECONDARY KITCHEN SINK, normal water pressure and has great drainage with no sewer smell, fixture is properly installed. GUEST BATHROOM SINK Needs quarter turns replaced mostly on hot water side but both seem to be about the same age, drain is good. TOILET Flushes and fills properly no issues SHOWER Is good drains proper with good water pressure. MASTER BEDROOM RESTROOM SINK Has good water pressure and drainage as well TOILET Works great as well SHOWER Good as well OUTDOOR PLUMBING FIXTURES REAR All good in the back Front yard as well..

Upon arrival the system was running. I put my refrigerant gauges on and checked subcool. Subcool was 0. Checked filter, checked evaporator coil, checked blower fan, checked condenser capacitor... When checking the evaporator coil, I saw plenty of rust on this 5 year old Trane unit. I told the customer about it and she decided to reach out to the original installers, spoke on the phone with them and they are going to send a technician out to verify the leaky coil. Customer will compare estimates on replacement of coil and will reach back out to us asap. Customer sees the benefits of a membership as I displayed the estimate with a titanium membership. I forgot to get a card on file so can customer service please call and obtain. It will be from the sons account. I have cash on hand and will deliver it to the office asap
