I conducted a comprehensive Tri-County tune-up on a 2-year-old Trane heat pump and air handler. The customer had recently changed the filter, which was in good condition. I thoroughly cleaned the air handler, including the evaporator and blower, ensuring optimal performance. The ECM blower motor was inspected and found to be functioning within acceptable parameters. The heat strips were drawing the correct amperage, and all electrical connections were tight and free from corrosion. The compressor and condenser fan motor were both operating correctly. Refrigerant levels were checked and found to be within normal limits. The outdoor unit was meticulously washed and waxed to enhance its appearance and efficiency. I left the system running, ensuring it was effectively cooling the home.

I visited to provide an estimate for a water heater replacement. Upon inspection, I identified a leak originating from a PVC fitting connected to the pressure tank. I informed the customer about the leak and presented options for immediate repair, as well as recommendations for a new water heater and a Comprehensive Coverage Plan (CCP). The customer opted for a home warranty and decided to replace the water heater after the start of the new year. Consequently, no work was scheduled at that time.

A comprehensive tune-up was performed on a Trane heat pump and air handler from 2014. Electrical connections were checked for tightness and free from corrosion. Drains were cleared, and the blower wheel and evaporator coil were cleaned. All amp draws met specifications, and refrigerant levels were optimal. A weak 70mfd capacitor was replaced to prevent future issues. The outdoor unit was cleaned and coated. The system was operational and cooling effectively upon completion.

Upon arrival, the customer reported that the shop unit was not cooling. During the evaluation, it was discovered that the heat pump was not operating, and the compressor was emitting a buzzing sound. Upon further inspection, the dual run capacitor for the shop condenser was found to be faulty and was subsequently replaced. The customer was informed about the repair and the benefits of the Comfort Care Club 2. Additionally, the age of the system was discussed, and a visit from a Comfort Advisor was recommended to explore potential upgrades. The customer opted to replace the capacitor at that time, and the system was left in a cooling state.

I successfully installed a Titan flex capacitor to enhance the system's efficiency. The primary electrical board at the heat pump was replaced to ensure optimal performance. Additionally, I integrated a Cool Guard device, providing intelligent over voltage, under voltage, and surge protection. This comprehensive upgrade safeguards the system from potential electrical issues. The system was left in the cooling mode, ensuring it was fully operational and ready for use.

Upon receiving the call, I promptly arrived at the site to address the drain issue. First, I carefully removed the trap to inspect the underlying problem. Using a specialized cable, I thoroughly cleared the clog, ensuring the drain was free of any obstructions. This meticulous process restored proper drainage, alleviating the customer's concern. Additionally, I enrolled the customer in our exclusive Customer Care Club, providing them with benefits such as priority service, special discounts, and regular updates on maintenance tips. This comprehensive approach not only resolved the immediate issue but also established a long-term relationship aimed at ensuring ongoing satisfaction.

Upon inspection, it was determined that a mower had struck a sprinkler head, causing the top to break off. This resulted in an abnormal amount of water being released when the sprinklers were activated, likely contributing to an elevated water bill. No leaks were detected, and the water meter was not registering any movement. The customer reported that the bill subsequently returned to normal levels, but they requested a thorough check. Additionally, the water heater was found to lack proper safety requirements, which the customer assured would be addressed by a family member who is a licensed plumber.

I conducted a thorough plumbing inspection, identifying multiple issues on both sides of the property. I explained the necessary repairs or replacements to the customer, providing detailed options. Despite the recommendations, the customer chose not to proceed with the repairs at this time. I updated the job summary with all findings and options presented. The documentation was completed, but no signatures were obtained.

On 9/8, I began by clearing and resetting the toilet, followed by installing an air admittance vent behind the bathroom sink. I also inspected the drain line for any belly and repaired it if necessary. Unfortunately, I couldn't complete the job due to a missing part. I will return on Wednesday the 9th after 3 PM to finish the task, which should take about an hour or less. I attempted to schedule the return visit but faced connectivity issues.

Upon arrival, the customer reported that the system was not cooling the house, and the air handler was only blowing warm air. During the evaluation, I found that the air handler was running, and the compressor was operational, but the condenser fan motor was not. Given that the customer had previously purchased a premium condenser fan motor as part of the home and budget protection Club, I replaced the condenser fan motor. I then checked the refrigerant levels and ensured the system was cooling properly. Before leaving, I discussed the age of the system with the customer and recommended a Comfort Advisor visit to discuss industry changes. The customer decided to hold off on the visit for now.

I performed a comprehensive tune-up on a 2019 Goodman package unit. First, I checked all electrical connections and found that the bull run capacitor was weak, which I replaced under warranty. I then assessed the refrigerant levels, which were acceptable. The drain train was clear and draining properly, and the blower motor and wheel were functioning well. The evaporator coil was also in good condition. The customer mentioned that the filter would be changed once their husband returned home. Additionally, I discovered that the hose bib was broken and leaking, preventing me from washing the condenser coil. I notified the customer and recommended a plumber to fix the hose bib to enable coil washing. I also suggested installing surge protection for added safety.

Upon arrival, I identified that the system was experiencing low refrigerant levels. A thorough inspection revealed a leak at the filter dryer on the outside unit. I meticulously brazed and sealed the leak, ensuring a secure connection. Following industry standards, I conducted a pressure test at 150 PSI, maintaining this pressure for 15 minutes to confirm the integrity of the repair. Subsequently, I added the appropriate amount of refrigerant to restore the system's functionality. I left the system running in cooling mode for evaluation. The customer requested a follow-up visit by Mark D to ensure no additional leaks were present. During the follow-up, I performed a comprehensive leak search and found no further issues. The system was operational and effectively cooling the home upon my departure.

On the specified date, I met with the realtor to assess the HVAC systems. Both outdoor units were non-operational. Upon inspection, the main condenser had a failed capacitor, which is covered under warranty. I replaced the cool run capacitor, and the system started cooling effectively. Refrigerant levels were slightly off, likely due to the house load and a dirty filter. The secondary condenser was disconnected and has been unused since a split system was installed in the master bedroom. I ensured the mini-split functioned correctly and left both systems operational.

I conducted a comprehensive tune-up on both units of the duplex. During the inspection, I identified several issues on each side. I discussed these findings with the customer, emphasizing the need for attention. Both water heaters, which are 2008 models, were found to be non-compliant with current codes. Due to their age and the condition of the plastic drain valves, I did not proceed with flushing the systems. I provided detailed recommendations to address the identified issues and ensure the units operate safely and efficiently.

The old fixture was carefully removed, and the new one was installed using the parts provided. Throughout the process, I ensured that everything was working correctly and that the customer was satisfied with the work. The installation was completed successfully, and the customer was very pleased with the outcome. I had a conversation with the customer over the phone to review the quote once more. The customer expressed a desire for me to return on Tuesday to complete the installation. They plan to provide their own parts for the job. I will ensure that the plug is correctly installed using the customer-supplied components. This involves carefully examining the parts, verifying their compatibility, and securely attaching the plug to the designated area. I will also double-check the work to ensure everything is functioning properly and meets safety standards. The customer is looking forward to having the installation finished, and I am prepared to assist them with this task.

Upon arrival, I conducted an initial evaluation and discovered that the system was not operational. Further inspection revealed a clogged drain line and a tripped float switch. I discussed the issue with the customer, who acknowledged the problem with the drain. I proceeded to clear the clog from the drain line and reset the float switch. After ensuring the system was functioning correctly, I left the area with the system in a cool state, providing the customer with a satisfactory resolution.

We inspected and tightened all electrical connections on the 2017 Trane Airhandler, ensuring optimal performance. The drain was clear and functioning properly. We replaced the filter media provided by the customer. The UV system was checked and found to be operational. The evaporator coil and blower motor/wheel were both in acceptable condition. For the 2017 Trane Heatpump, we verified all electrical connections and the dual run capacitor was within the manufacturer's range. The primary electrical unit, defrost board, and refrigerant levels were acceptable. The fan blades and motor were inspected, and the condenser coils were cleaned and waxed. We also recommended a Micro Air Soft Start Kit and unit surge protection, along with enrollment in the Comfort Care club.

Upon arrival, the customer reported inadequate cooling. After inspecting the system, I discovered the evaporator coil was completely frozen, affecting the heat pump. To resolve this, I ran the system in heat mode to melt the ice. Post-thaw, I checked refrigerant levels and found them slightly off, likely due to a heavily soiled evaporator coil and a blower wheel with significant dust accumulation. The condenser coil was also compacted with dirt. I cleaned the condenser coil thoroughly, recommended a level 2 duct cleaning, and suggested a UV system for ongoing cleanliness. Additionally, I advised a plumber for a leaking hose bib in the wall. Invoices and estimates will be emailed.

Upon arrival, the customer reported that the mini split was not cooling and displaying a U0 code. This indicated a refrigerant issue. During evaluation, I identified that the flare fittings on the heat pump, which were previously worked on by another technician, had heavy oil buildup and self-bubbles. The suction line flare fitting was leaking heavily. I paused the job to address this issue. The next morning, I repaired the leaking flare fitting and pressure tested the system, finding no leaks. I pulled a vacuum below 500 microns and recharged the system with the manufacturer-recommended 3 lb 3 oz of R32. After checking the pressures and ensuring the system was running correctly, I left the system operational in cooling mode.
