10/22/24 TS- customer texted dispatch at 5:04 too reschedule and he had to leave. Talked with customer as he was leaving. Pausing to reschedule
Tech Cody arrived to customer's home and met the homeowner. Airhandler is a 16yo Amana and the outdoor is a 11yo amana heat pump. INDOOR: The system has a temperature split of 20 degrees, I replaced the filter, the coil was clean, the heat strips were functioning within range, the blower and the inside of the cabinet had biological growth, I brought the homeowner to the unit and shared with him the growth. OUTDOOR: I washed and waxed the unit before taking any readings. The compressor and fan motor were operating within manufacturer range, the auxiliary motor starter was within tolerance and the primary electrical control was in good condition. I check the refrigerant charge of the system and found the levels to be acceptable at this time. I shared my findings with the homeowner and recommended a level 2 duct cleaning and UV systems to address the biological growth. I also recommended the customer add some insulation to the home. System was cooling when I left.

Upon arrival cst explained that the city water guys told her there is a leak. I shut off incoming water to the house and found that the meter was still running. Recommend running new water line from meter to home due to having other leaks in the past and water leak is likely under collapsed slab Emailed estimate need to follow up with cst
Arrived for eval Customer stated the condenser fan wasn’t working Ran test and the cap and fan motor were out. Recommend doing the parts but also talked about a new system. Customer isn’t ready at this time for a new system and just wants to get system up and running. Installed cap and motor. System has running before I left
09/21/24 TS- suggested replacing waterheater soon because of age and already has been repaired multiple times. Also fix the drain on one of the bathroom sinks. P-Trap is backwards and needs alot of adjustment to work correctly
2020 4t trane hp attic horizontal. 2018 3t trane hp attic horizontal zone. Introductions and service expectations said upon arrival. Homeowner gave me a tour showing me where thermostats and attic access is. Had two filters for me. Brought me outside and shared that the secondary condesate line was active. Right side of home - Filter replaced. Evaporator coil slightly dirty. Blower wheel has minimal buildup. Electrical components are tightened and functional. Issue- condesate water seems to be bypassing the primary pan as the entire insulated floor below the blower wheel is soaked with water. Then water drips onto the emergency pan using the secondary line outside. Condenser washed and electrical connections tightened. 70/7.5 dual run capacitor- the fan motor of 7.5mfd has a tolerance of 10% per the manufacturers specifications. Fan side of capacitor is almost at max tolerance. Left side home - Zone board is functional. Filter replaced. Drain line clear. Evaporator coil
2005 3t comfort maker gas close upflow. Greetings and introductions met, homeowner gave a tour of the home while I gave my statement of expectations. Homeowner informed me the system was sitting in his garage from 2005-2014ish before install. We discussed prior repairs and I received a filter to replace. System performance evaluation - Filter replaced. Blower wheel has a layer of buildup. Drain line is clear. DeltaT 14° when set from 77 to 68. Evaporator coil intake side has a layer of buildup restricting airflow. Courtesy leak detection due to history and age - both sides of evaporator coil alarmed my detection. Furnace - a 3 light code on the primary circuit board determined the pressure switch to be opened - tested switch and it has failed. After troubleshooting, a new code of 4 lights determined a limit switch is opened. Further diagnostic discovered that the inducer fan motor was not passing power and had failed as well. Gas line has no sediment trap. I brought homeowner
Arrived to no cool. Discovered a blockage in the primary drain had tripped the drain switch. Cleared primary drain and poured 2 gallons of water down the drain to ensure it was clear. System running and cooling the home upon departure.
Called customer and it went straight to voicemail. Will need to try again later today. Spoke with Mr. Lauhoff earlier today. He was concerned that it took several hours for his house to cool down after the technician had arrived to repair it. The technician told him that his house got up to 100 degrees for multiple days in a row while he was out of town and will take a while to regulate. Lots of heat had been stored up in the furniture and the walls and as long as the air conditioner reaches the set point it is doing what it should.
Was not able to access the inside of the home. Arrived to find 04 code indicating a “locked rotor” found that the 45mfd capacitor was reading 33mfd and the compressor saver had failed. Replaced both components under warranty. Customer was not home at the time of the visit. The technician had verbal permission from the homeowner and was given a gate code to access the back yard and the condenser. System was running and cooling upon departure
Cooling tune up performed today in a two year old Carrier gas furnace with a straight cool condenser. All electrical connections are tight with no corrosion. Blower motor is acceptable. Blower wheel and evaporator coil are clean. Gas pressure and ignition are in range and working as they should. Heat exchanger is acceptable. Refrigerant levels are in range. Dual run capacitor and primary electrical control are within spec. Compressor and condenser fan motor are acceptable. Outdoor unit was washed and waxed to help prevent sun damage. System was running and cooling the home upon departure.
Cst wants to use free service fee on this visit Capacitor failure Swapped capacitor that had failed on fan side, fan is over amping a little System is on and operating efficiently
Upon arrival drain line was stopped up causing float switch activation Cust air filter was extremely dirty causing system to freeze up Thawed system and cleared drain Cust is ordering air filter
Upon arrival techs where shown to the condenser and air handler techs started with the air handler because customer had to go take care of her horses. Once techs got all the readings inside, techs moved outside. The in rush amps were at 129. Once techs got super heat and super heat met techs standards. Tech washed and waxed condenser. Techs suggested compresser saver. Customer decided to go ahead with the compressor saver. Once compressor saver was installed, techs showed homeowner the in rush amps were at 31.
Customer states that the outdoor unit is turning off before tstat is satisfied and the indoor blower keeps running. He was told in the past that it was a pressure switch outside. The technician was unable to recreate the issue. All data collected is within range of a well running system. Static pressure is .5, delta T is 19 degrees, and subcool and superheat are within an acceptable range. Technician is unable to diagnose the problem any further until the system fails and a code can be read from the board. Advised customer that the next time this happens to leave the system off and do not perform a reset. That way the codes will be able to be read.
I've returned today to install the easy start. Start up amps are 18 running is 10. System is installed and ready for cooling.
This system has was tripping due to float switch. I repaired drain and cleared it. He wants to install easy start system. I will be pausing this job until parts arrive.
Upon arrival, techs were shown to the condenser and air handler. Techs started with the condenser. Once the techs got all the readings from the condenser. Techs moved to the air handler where we changed the air filter and got our readings. Once finished in the attic techs moved outside to clean and wax the condenser.
Tech Cody arrived to customer's home and met the homeowner. When I arrived the system was cooling but could not creep down to the sey point of 69 degrees,and the homeowner said that last night he noticed that the unit outside was not running even though the thermostat was calling for cooling. I checked the outdoor equipment and found the compressor and fan motor were operating within manufacturer range. However I diagnosed a weak auxiliary motor starter. Inside I noticed that the filters were dirty and in need of changing, they were 1 inch thick and hadn't been replaced in 6 months. Everything at the indoor unit was in manufacturer range. I shared my findings with the home owner and recommended he change the weak auxiliary motor starter and install a compressor saver, I also encouraged him to replace the filters tonight to help with airflow for the unit. System was cooling when I left.
