Blake did a great job walking us thru the whole process. Service Titan is not as useful. It gives out wrong info on a Tech arrival. Tuesday I wasted 2 hours waiting for Blake. Even this morning the info came in an hour and half early. Blake had told me he would come around 1030 AM which he promptly showed up 2 minutes before.

Coil is clean. Drain lines are clear and flowing. Recommended pan strip , customer agreed. Looking at the outdoor unit all electrical connections and components are good. Capacitor within tolerance. R22 system is over 10 years old I recommend system replacement. System is total empty on r22. Apart from that when thermostat calls for cooling it activates heating. The blower wheel is also vary drity. Along with the coil. Customer has other major issues he needs to repair before his ac and wants to contact us when he's ready. One phase of power is not coming to the Burger box from the meter base called the electric company. And they just did an automated deal. It's supposed to be coming out tonight before 10. If there is problems after power is back will have to return. Can't check anything without power fixed

Customers master bathroom tube faucet is leaking under the hot handle. A repair would not fix the leak on the faucet so we are going with replacing the faucet set with customer supplied. Will do work on Tues.

Ren system tune up on upstairs unit. Poured 1 gallon of water through drains and water drained normally. Temperature Delta on system was good, igniter and flame sensor tested out good during heat. Amp draws on compressor and fan were normal as well as capacitor being within tolerance. Recommended a customer thatwe install insulation in upstairs since insulation was rated at R7. Also recommended installing a UV System and unit Surge Protector. Found no other issues at this time.

On arrival the system was turned off. When I turned the system on it ran and began cooling. I checked refridgerant on the outdoor unit and the low side sat temp initially was 30 and began bouncing up and down between 30 to 40 sat temp. This indicated we had non condensables in the system. I recommended speaking with a comfort advisor before adding new refridgerant and a filter drier to clear up the non condensables in the system due to the age and condition of the system. The comforr advisor appointment is scheduled for 6-8 today. Thanks for choosing comfort experts and have a great day!

09/18/23 investigated leak in front yard. The meter showed no sign of movement over the course of 20 min. Customer speculated a leak due to high bill but might be due to drought and city raising prices

Ran annual cooling service on both upstairs and downstairs units. Tested both drain lines with a gallon of water each and units drained normally. Compressor and fan amp draws were normal and capacitor tested within tolerance. Found smaller upstairs unit to have a high load run amps and recommended installing a compressor Saver. Also recommended installing UV systems in both units. Found no other issues at this time.

During inspection discovered that house had more then a 4 degree temperature drag and during inspection discovered that the cap was below tolerance so went ahead and got it swapped out and had the system cooling properly Left customers house with system cooling
