Today we were scheduled for a cooling tune-up on both their upstairs and downstairs units both units were overamping upon startup customer agreed to adding a compressor saver kit to each unit These units will help extend the life of both compressors by lowering the amount of amp draw upon start up also the dual run capacitor 45 5 for the upstairs unit was out of range swapped it out under P&L warranty homeowner expressed a desire to speak with a comfort advisor about a generac unit Rob set the appointment for Thursday between 10:00 and 12:00

Arrived for eval Customer stated system hasn’t been cooling slowly. Ran test and found leak at the schrader at the unit. Relayed information to customer and replaced scheader and pumped up with refrigerant System running before I left.

2.5 ton gas 2016 condenser, 2 ton duel fuel hp gas. Homeowners utilize home warranty the best they can. Unfortunately both systems are Frankensteins. Goodman furnace, Carrier evaporator coil, Kenmore condenser. Rheem 1996 furnace, carrier evaporator coil, Grand Aire condenser. Filter box in compromised with the edges exposing attic air after filter. Leaks in ductwork and cabin on indoor unit. Both supply plenums have ducting on the ends which steals energy from other rooms and reduces efficiency. 1996 Rheem furnace has a compromised heat exchanger. Shared video and photo evidence to Homeowner. Shared infrared pictures of compromised duct work with Homeowners. Discussed an attic tent. Blower is extremely dirty. Failing capacitor on blower. Homeowner agrees it's dangerous to run. Homeowner is an engineer and is a different Atherton but admitted when it comes to the issues found he relies on professionals. He agreed to a CA visit on Monday 6/24 @6p, to discuss duct and plenum redes

For the super tune-up I inspected three furnaces and all three condensers, all equipment was measuring within manufacturer specs and running well.

During inspection discovered that cap was below tolerance and also that system was low on refrigerant Discovered a small leak from the Schrader valve and tightened it up and was no longer getting a leak anymore and went ahead and also swapped out the cap all under P&L Left customer know if he feels it's not cooling again to call us back out to do a full system leak check Unable to do full system leak check due to severe storm at time of inspection

Tech arrived at a warranty tuneup. Upon inspection, the capacitor was within specs. The contactor was in working condition. The condenser coils were hosed off to assist with air flow across the coils. The filter was dirty and replaced. The drain was flowing slowly. The blower area and ductwork was dirty. The customer was informed of recommendations today. She decided to move forward with upgrading to an AprilAire filter and adding a treatment strip to help keep the drain system clear. These items were installed and functional. She just had a plumber out to unclog the sink. She will contact him if it backs up again. The system was functioning upon departure.

During inspection verified that systems were cooling properly Spoke to customer about upstairs unit is draining properly but some condensation is getting through the seals of the system and also that the cap was below tolerance Customer wanted to go ahead with the new cap Left customers house with systems working properly

His main panel and the panel outside for the pool were in good condition just a little old, all the connections were tight and gfci's were present

04/12/24 Tyler s- new gas tankless in attic. All 3 outdoor hose bibb leaked when on. Tightened nut and stopped leak when on. Backyard hose bibb drips when closed so needs to be repaired. Customer declined repair
Blake was great and very personable. But our a/c is still not working after we went and got a new thermostat 😢

Tech arrived at a service call. The customer has recently replaced the thermostat and the O wire was not recieving a call. The thermostat was bypassed and the system regained functionality. The customer was given repair options. He will replace the thermostat himself with a more basic thermostat. The system was left the way it was found.

Tech arrived at a service call. Upon arrival the customer mentioned that her son recently replaced the thermostat because the system was not working and that didn't fix it. The system was evaluated and the furnace control board has a tripped fuse. The fuse was replaced and the controll board sparked. There was visible heat damage. There was dust in the back of the board. The blower area and ductwork was dirty. The customer was informed of recommendations today. The tech advised repairs or replacement. The customer would like more time to contemplate her decision and will call back early next week. The tech will follow up next week if we haven't heard from her by then. The system was not functioning upon departure.

Tyler L completed an electrical tune-up he was having trouble with an outlet outside as well as some of the outlets in his bathroom I went to the garage and reset that GFCI that he had in there and all of the outlets that he was having trouble with did turn on after that I tested a couple of those plugs all of them were wired correctly his panel was in good shape but a lot of those wires were pretty loose he did not have a GFCI near his kitchen sink I quoted him rice and he said that he would just go ahead and do that himself and I talked to him about the procedure on how to do that but he still denied

Tech arrived at a 2 system tune-up. Upon inspection, the capacitors were within specs. The condenser coils were clean. The systems did not appear to have surge protection. The filters were a little dirty. The ductwork was dirty. The drains were clear and treatment strips were added per customer request. There was evidence of previous water issues upstairs. The heating systems reached complete ignition. The systems were functioning upon departure.

11/20/23 Tyler - AO Smith sent in new burner unit and control valve for water heater. Installed both and also installed a drip line for the gas line so it's up to code.

On this job I replaced filters tested both side of each ssytem and cleaned condensers. These systems are less then 2 years old and operate vary well. I recommend replacing the uv systems with longer lasting and stronger iAQ 200.

Install dual fuel 24k horizontal with high efficiency filtration and duct cleaning
Blake came and troubleshot my misbehaving HVAC. How found the issues and provided options to resolve it quickly, and was spot on with his diagnosis. While it wasn’t the best news to get right around the holidays, at least I know what’s up with the unit and have a plan of attack. I always get great service from Comfort Experts and their technicians like Blake are professional and courteous.

Tech arrived at a membership service call. Upon inspection, the furnace was giving codes for limit switch. The system was reset and reached complete ignition however the blower motor did not come on. The capacitor was tested and out of tolerance. The motor was emanating heat. The ignition components were scorched. The inducer motor was pulling very high amperage. The coil and blower area was dirty. The customer was informed of recommendations today. Due to age, condition, presence of R22 and price of repairs; it is recommended that the customer speak with a Comfort Advisor about upgrading to something more reliable with warranties behind it. The customer agreed and the meeting is set for Friday afternoon 3-5.

Heating tune up on both systems went smoothly both systems have new filters and both kick in to heating and heat properly.
Colby did an incredible job diagnosing a sudden issue with my ac unit. He came out quickly when I first reported the issue, then took his time diagnosing what turned out to be a tricky intermittent but ultimately minor problem. I appreciate the thoroughness Colby put in to address the problem and help me get my ac back in top shape! Its service like this that I appreciate and will continue to call on Comfort Experts for my ac needs in the future!

Technician was very thorough and detailed.
2nd unit purchased this year and another quick and professional delivery. Ensured everything was up to code and went the extra mile to ensure they met requirements. 1st unit purchased had an issue they resolved asap and under warranty and expecting the same with this unit. Great communication and ensured any questions I had were answered right away. Gave instructions for care (unit is more maintenance-free than the older unit) and ensured my Nest unit was configured properly. Hauled away old unit and ensured everything was clean before leaving. Overall, very pleased with the process, and while, yeah, it's not cheap, at least I won't have to worry about these units for another decade or so.

Mark was friendly, knowledgeable and provided a very thorough review of plumbing in my home. I was very happy to have him come in and discuss what he encountered, as part of my contract, including what could be life-saving recommendations for rusty gas connections. One more reason I enjoy working with Comfort Experts!
