Arrived on site greeted cx. Cx said the system was not cooling but the unit was coming on. Cx showed me the invoice from competitor. Moved to outdoor unit hooked up my gauge negative 1 psi was read. System low pressure fault. Competitor diagnosed a leak in evaporator coil and low pressure fault. Advised cx no refrigerant was in the system so to even test for leak they would be charged either for refrigerant or leak detection. Offered to have a comfort advisor come out and speak with them about potential replacement opportunities. Cx politely declined.

Stu tune up went vary well its a Colman system 3ton with a gas furnace. Everything tested within tolerance her uv light is still work and is vary happy with it. Upon arrival I checked the indoor unit and it ran in heating perfectly and was incredibly clean. Customer only had a concern with the ductwork as far as not getting as much airflow in one room compared to another but the only solution would be to re-do the duct work which the customer opted to not do at this time. The outdoor unit was running very well and the capacitor was within specs and the amperages on the fan and compressor weren't bad. I cleaned the unit up and poured bleach down the drain pipes for the customer. I left them in cooling with a delta of 20⁰.

Arrived on site where customer stated she had a leak underneath her kitchen sink. Upon assessment I found that the flanged tail piece was not tightened onto basket strainer. I was able to tighten everything up and stop the leak . At time of departure everything was in working condition. Customer would also like to have an ac technician out to look at issues she's having with the unit.

Upon arrival, compressor was in thermal over load, cooled down and system still wouldn’t come on, reset the breaker a few times and found the zone board not sending the signal along with a burn mark on the board. Spoke with the customer about replacing the zone system or just the board. Customer will speak with his wife tonight and call back.

Upon arrival found system running but not cooling. I evaluated the outdoor unit and found compressor in thermal overload. Outdoor coils were clogged. I cooled compressor and brought it out of thermal overload. Outdoor unit came on. Washed outdoor coils. Continued with tune up. Delta was 18. Drain line was clear. Blower motor was working properly. Blower housing was slightly dirty. I evaluated the outdoor unit and found compressor and condenser fan motor was operating appropriately within data specs. Refigerant levels were within range. Contactor looked good. Dual capacitor was within specs. Found no other issues with unit.

Thoroughly performed a super tune up, washed condenser coil and checked components, refrigerant levels are ok, condenser coil damaged compressor amping high, showing signs of failure, evaporator coils damaged and rusted up, biological growth inside the unit and the system is R22. Highly recommended upgrading to something efficient and more reliable. Customer needs to think about it and call us back for a time.

Tech arrived for a STU. Upon inspection the capacitor was within specs. Amperage was at acceptable levels. The pressures indicated possible low refrigerant with a Superheat of 15 and a Subcool of 5 degrees. The low side Sat was around 34 degrees, close to freezing. TXV metering device. The filter was very dirty and replaced and the pressures came back to acceptable levels. A leak search was conducted at the evaporator coil and the leak detector pinged a few times in a few areas but there was not a steady flow of pings. The drain system was clear and bleach was poured. The evaporator coil was dirty and clogged in areas. It is recommended that the system recieve a level 2 duct cleaning witch including a evaporator coil and blower wheel cleaning as well as ductwork. Pricing for duct cleaning is on special at 50% off. A quote at the discounted price was given. Resident will speak with the owner and will call the office to schedule. The disconnect was difficult to pull and replac

Tech arrived at a no cool. Upon inspection, there was ice on the low line and the system appeared to be very low on refrigerant. There was visible possible oil at the high side refrigerant line from the house to the outside unit. The leak detector indicated a possible leak in this area. The top was removed and no leaks were detected in that area. During the inspection the wet switch tripped. This was due to the indoor coils freezing. This switch was left out to dry and a towel was thrown beneath the unit. The system should be ran on fan mode only. When the switch dries out, the reset should be engaged. The service charge was removed due to possibility of workman error. Dispatch to call to reschedule an appointment for install or tech with proper equipment to repair and reevaluate the system.
