Upon arrival, the customer reported that the system had been underperforming for weeks. I hooked up gauges and discovered slightly irregular refrigerant levels. The condenser coil was heavily coated with dust and dirt, obstructing visibility of the fence. I thoroughly washed the condenser coil, rechecked the refrigerant levels, and found no other issues. The system is now running efficiently in cool mode.

Upon arrival, the system was not cooling efficiently. Diagnostic readings revealed a subcooling of less than 1 and a superheat of 30, indicating a refrigerant deficiency. Using an IR leak detector, I conducted a thorough search and identified a leak in the bottom right side of the evaporator coil. Given the system's age and current condition, I recommended a replacement. There were no existing warranties on the system. I scheduled a meeting with the Comfort advisor to discuss the findings and recommendations with the customer, set for tomorrow afternoon.

I conducted a comprehensive tune-up on an 11-year-old Carrier heat pump. All electrical connections were inspected, found to be tight, and free of corrosion. The refrigerant levels were checked against the outdoor data tag, showing a target Subcool of 14 but an actual Subcool of 4.4. The compressor inrush was 121.3 amps, slightly exceeding the manufacturer's recommended LRA of 108 amps. The capacitor was within specifications. The condenser fan motor operated within the acceptable amp range. The indoor coil was clean, while the blower wheel had mild dust and dirt buildup. The condensate pan had mild rust, and the evaporator coil u-joints showed some rust. The drain was clear and functioning properly. Recommendations include installing a drain safety, surge protector, micro air soft start, and a CCC.

We addressed the sulfur smell issue by attempting to remove the existing magnesium anode rod from the water heater. Despite our efforts using both manual and impact tools, the anode could not be removed without causing potential damage to the one-year-old water heater. On 9/18/26, I arrived to address a system that had frozen over the past two days. The customer had been informed by the office that it would take some time to resolve the issue. Upon evaluation, I found that the customer had reset all breakers, and the system did not freeze that day. I explained that the blower would ramp up and slow down while it was freezing. I checked the refrigerant levels and blower configuration, discovering that the blower was set to speed tap 4 with .5 static pressure at 1550 CFM. The outdoor unit is a 4-ton system requiring 1800 CFM speed tap at.5 static pressure per the manufacturer, which is 1750 CFM. I adjusted the speed tap from 4 to 5 and ordered a fan speed relay. The model is AED-L-004+FCLL20, and the serial number is C25-00015265. If the customer calls, they need to be prioritized, and they should be advised to leave the system alone until a technician arrives.
