On 7/6/26, I ran a 25 ft drain cable through the outside wall clean out to attempt to clear the blockage in the bathroom sink drain. After boring through approximately 9 ft of foam, I successfully accessed the drain. However, the issue was not resolved, necessitating further evaluation. I paused the job pending coordination with groundworks, who will tunnel to repair the pipe. The extent of the tunneling required remains unknown. I will resume the task once groundworks contacts the customer.

The customer requested that we begin with jetting to ensure there were no underlying issues before addressing other repairs. After completing the jetting, we identified and resolved several issues. We replaced the yard line and brake under the shower, ensuring everything was functioning correctly. Additionally, we repiped the main lines in two bathrooms where they converge beneath the home, enhancing the plumbing system's efficiency and reliability. We scheduled a follow-up visit for the next Tuesday or Wednesday, with Tuesday being the preferred date. On July 3, I responded to a tenant's report of a system malfunction. Upon arrival, I discovered that the system was inadvertently set to 'off', causing it to freeze during evaluation. Additionally, the refrigerant line set and coil had thawed due to the system being off for an extended period. I reset the system to 'cool' and checked the refrigerant levels, finding them to be overcharged. The recommended superheat was 10, but the actual superheat was zero. The air filter was severely clogged, and the coil and blower were also heavily soiled. I cleaned the coil and blower, ensuring the system was functioning properly before leaving.
