CommonFort Worth HomeownerQuestions

In most of Fort Worth, we offer same-day appointments and 24/7 emergency service, including nights and weekends — with no overtime charges. From our Bryant Irvin Road office we cover the whole metro, so a technician is usually close by. Call (817) 341-5149 and we’ll give you a realistic arrival window.

Yes. We know a new AC system, furnace, or panel upgrade is a big expense, so we offer financing options to fit your budget. We also quote honest, upfront pricing before any work starts – you’ll never see a surprise on the bill. Ask your technician about current Fort Worth financing plans.

First, check your thermostat is set to “cool” and the temperature is below room temp. Second, look at your air filter – a clogged filter chokes airflow fast in our dusty summers. Third, check the outdoor unit for debris or a tripped breaker. If it’s still warm, call us and we’ll come diagnose it.

Slow & costly service.
9/28/26 repairman found pressure a little low not equipped or did not use leak detector but added coolant. Charged 101.00 + 49.50 for coolant added. 10/9/26 pressure low again, this time leak detector found leak in cooling coil. Charged $349.00 deposit for labor to replace coil. Since coil under 10 year manufacturer warranty, no charge for coil, will be just a little over $1000 labor. 10/12/26 Manufacturer will not honor coil warranty because previously replaced in that unit. However, entire indoor and outdoor unit was replaced in 2023. Either coil failed before 3 years or else they only repaired the unit in 2023 but charged me for new unit with up to date coolant. Technician told me on 10/12/26 that the unit has obsolete coolant. Required Coolant changed after 3 years? Right now I am thinking I should be refunded the $150.50 for wasted coolant and $349.00 for wrong deposit since unit is still not repaired. No one seems to know how much this is going to cost.

Upon arrival, I identified a malfunctioning surge protector and an issue with the voltmeter on the disconnect, which was causing the breaker to trip. After explaining the situation to the homeowner, I bypassed the faulty surge protector to ensure safety and prevent further disruptions. I then thoroughly tested the system to confirm that it was functioning correctly. Additionally, I closed the garage and checked the fence for any potential issues. Finally, I inspected and measured the refrigerant pressures to ensure optimal performance. Thank you for choosing our services.

During the evaluation, I identified an out-of-tolerance compressor capacitor. I replaced it under the panel warranty. After ensuring the refrigerant levels were within normal limits, I informed the homeowner that due to the current heat, it may take some time for the house to cool down, but the system is functioning correctly. The system is now cooling as it should. Thank you for choosing our services. Have a great day!

Upon receiving the call, I promptly assessed the issue with the condenser fan motor on the downstairs unit. After a thorough inspection, it was determined that the motor had failed, preventing the system from functioning correctly. I replaced the faulty fan motor with a new, high-quality unit, ensuring compatibility and optimal performance. Following the replacement, I conducted a series of tests to confirm that the system was operating efficiently. The new motor was successfully integrated, and the system began cooling as expected. The customer was pleased with the swift resolution and the restored functionality of their cooling system. Thank you for choosing our services; we strive to provide reliable and efficient solutions. Upon arrival, I assessed the issue with the back bathroom, where the customer had reported a stoppage. After a thorough inspection, I identified the cause of the blockage. Using specialized tools and techniques, I successfully cleared the obstruction. I flushed the system to ensure that the stoppage was completely resolved and that water was flowing freely. I also checked the surrounding areas to confirm that there were no additional issues. The bathroom is now fully functional, and the customer is satisfied with the service provided.

Upon arrival, I asked the customer if they preferred the system to be tested in heating or cooling mode. With warm outdoor temperatures, I suggested cooling mode, which they agreed to. I inspected the indoor unit’s heating components and verified all safety controls were functioning properly for the upcoming heating season. At the outdoor unit, I rinsed the condenser coils, checked refrigerant pressures, and inspected electrical components. The system drew about 28 amps during startup. I flushed the primary condensate drain line with two gallons of water and inspected the air filter, which was still in good condition. I also checked the temperature split and inspected internal components. The customer enrolled in a new membership program but needed clarification on pricing. The office will follow up to explain. The system operated properly in cooling mode, and heating components were checked.

During the phone consultation, I informed the homeowner that their coil is no longer under manufacturer warranty. I explained that the refrigerant they are currently using has been phased out over two years ago, leading to increased costs for both parts and labor. The total repair cost was estimated at $5,500. The homeowner requested time to review their paperwork before making a decision. I emphasized the need for a 30% down payment and the requirement to settle the remaining balance on the day of the repair. Thank you for choosing our services.

Upon arrival, I conducted a comprehensive tune-up of the system, meticulously inspecting all mechanical and electrical components to ensure maximum efficiency. I replaced the air filter and meticulously cleaned the outside condenser. The refrigerant levels were checked and found to be within optimal parameters. Due to elevated system amperage, I recommended a soft start, which the customer approved after understanding its benefits. Additionally, the blower was significantly dirty, prompting a recommendation for cleaning, which the customer also agreed to. Thank you for choosing our services; have a great day!

Upon arrival, I assessed the issue of a blockage in the lavatory and Hall bathroom. Utilizing specialized equipment, I carefully ran a cable through the laboratory drain to identify and clear the obstruction. The process involved meticulous attention to detail to ensure the blockage was fully removed. After successfully clearing the drain, I conducted a thorough inspection to confirm that both the lavatory and Hall bathroom were functioning properly. The customer was pleased with the resolution, and the plumbing systems are now operating as intended. This task required precision and expertise to ensure the problem was resolved effectively.

I began the super tune-up by inspecting the outdoor Coleman HVAC unit and checking refrigerant pressures, which were within the proper operating range. Noticing higher amperage than expected, I discussed installing a soft start to reduce startup amperage spikes and electrical demand. I also highlighted the benefits of improving home insulation for better energy efficiency. The customers were interested in the soft start but wanted more time to decide. I cleaned the outdoor condenser unit and moved inside to inspect the indoor unit, finding a 19°F temperature split and ensuring proper condensate drainage. I also discussed newer germicidal air scrubber options, though the customers opted to wait. All system components were verified to be operating correctly, and the system was cooling efficiently upon departure.

Upon arriving, I conducted a thorough evaluation of the HVAC system. During the inspection, I identified a leak within the evaporator coil, which was causing an issue with the system's performance. Given that there was no labor warranty in place, I informed the homeowner about the situation and the necessary steps to resolve it. The homeowner agreed to proceed and paid a 30% down payment. Currently, the system is down, specifically affecting the upstairs area. I will be ordering the required parts and will contact the homeowner once they arrive to schedule the repair work. The system will be fully operational again once the parts are installed and the repair is completed.

I performed a comprehensive Super Tune-Up Service. I began by checking refrigerant pressures and cleaning the outdoor condenser unit, which was heavily soiled. I inspected all internal components and found excessive amperage draw, recommending a soft start installation. I then inspected the indoor system, ensuring a 20°F temperature differential and proper condensate drainage. The air filter was extremely dirty, so I recommended an immediate replacement. Additionally, I noticed low insulation levels and provided an estimate for upgrading to R-39. The system was cooling effectively upon departure.

Upon receiving the request to replace the existing faucet, I began by carefully removing the old fixture. I then installed the customer-supplied lavatory faucet, ensuring all connections were secure and properly aligned. After completing the installation, I filled the sink and ran the water through several cycles to check for any leaks. Each cycle was followed by a thorough inspection to ensure there were no signs of water seepage. Satisfied with the integrity of the installation, I demonstrated the faucet's functionality to the customer, highlighting its smooth operation and excellent water flow. The job is now complete, and the new faucet is performing optimally.

This job involved replacing a faucet with a customer-supplied model. During the inspection, a slight knocking noise was detected when turning the bathroom shower on and off, likely due to air hammering or improperly strapped pipes. The meter indicated no water leaks, though there was buildup on the faucet aerator. Due to the quality of the shut-offs, testing the copper supply lines was not possible. The customer requested to supply the new faucet. The work is scheduled for Monday the 12th, with a call ahead to confirm the new parts before proceeding.

Additionally, I compared similar properties in the area to ensure a competitive rental price. I also advised the customer on potential improvements that could enhance the property's appeal and marketability. This thorough assessment helped the customer set a fair and attractive rental price, ensuring a successful rental process.
