Mike did an excellent job on both systems (heating and a/c), and thoroughly explained his findings. For the a/c system he found several things that required replacement and repair. For these he created a detailed analysis and cost estimates. We do need this priced out narrative to consider which one to attend to immediately.

Additionally, I meticulously cleaned the insulation from barriers, ensuring no residue was left behind. I arrived with the replacement air filter and began by turning off the system to ensure safety. I removed the old filter, inspected it for any issues, and then installed the new filter. I arrived to address an electrical issue where outdoor plugs were non-functional and a GFCI outlet in the garage displayed a blinking light. Upon inspection, the GFCI could not be reset. After discussing the situation, I recommended replacing the GFCI. I explained the replacement process and the benefits of our membership, which includes such replacements. The customer, having recently acquired the property, decided to review the electrical system further before deciding on the replacement.
I conducted a complimentary second opinion on the system. Upon inspection, the refrigerant pressures were low, but there were no available records or photos of the fill-up from the previous technician. Despite a thorough examination, no leaks were detected on the evaporator coil line set or condenser. I provided the homeowner with images of the refrigerant pressures and scheduled another company to review the situation. I advised the homeowner to wait a few days to observe if the pressures decrease before considering any purchases. Additionally, I noted that the filter was extremely dirty.

Upon inspection, it was determined that the customer's system had a severe evaporator coil leak. The coil fins were disintegrating and had corroded into the coils themselves, leading to a significant loss of refrigerant. This loss resulted in the system's inability to maintain proper cooling in specific areas, including the upstairs game room and the master bedroom. The compromised refrigerant levels also affected the overall efficiency of the system. Immediate action was taken to address the leak and restore functionality. A Comfort Advisor is scheduled to visit later this evening to discuss potential custom system upgrades to prevent future issues.
I addressed a severe evaporator core leak, which is no longer under warranty. I arranged for a comfort advisor to discuss custom system replacement options for tomorrow morning between 10 and 12. The customer is keen on exploring air handler options and is aware of the need for a refrigerant change-out, although it might not be feasible. I ensured all details were communicated clearly.
On Wednesday the 8th, Jani and I will return to address and correct any issues identified during our initial visit. Our focus will be on ensuring all areas meet the highest standards of cleanliness and maintenance. This includes thorough cleaning of surfaces, vacuuming and mopping floors, and organizing any misplaced items. We will also inspect for any minor repairs needed, such as fixing loose tiles or replacing worn-out hardware. Our goal is to leave everything in perfect condition, ensuring customer satisfaction.
