I have the silver maintenance plan and Comfort Experts is very faithful about calling me to set up my annual check up on the ac/heating units. It does not cost any additional and their tech expert, Andrew J, found a part that needed replacing and it was covered too. He was very courteous, knowledgeable and kept me completely informed. He let me know water heaters were also now part of the plan. CE comes almost immediately if I have a problem. I highly recommend them.
Condenser fan amping 1.32 amps and very hot to the touch. FLA for motor is 1.2. Located over sized capacitor rated at 7.5 mfds. Motor requires 5 mfd. Further inspection proved dual run capacitor is over sized for compressor and condenser fan. Rated capacitor is 80/7.5 required capacitor is 70/5. Condenser fan motor over heating and leaking oil from bearings. Ordering OEM 2 stage condenser fan motor and replaced dual run capacitor with 70/5 mfd.
Completed evaluation. No issues with unit. There is no downstairs unit, downstairs thermostat only controls dampner. Client would like to meet with advisor about best way to increase cooling capacity for downstairs.

Arrived for runaway fan and ahc on one 15 year old Payne heat pump and a 2 year old carrier heat pump. Payne unit had supposed runaway fan. On inspection of thermostat found one with fan set to on instead of auto. Turned thermostat to auto for fan and shit off all other zoned thermostats. Unit stopped runaway fan. Inspected unit and found no issues. Carrier system in good shape. All mechanical components operating properly. No issues to report. Recommend a if system for older unit due to presence of biological growth. Also recommend compressor savers for both condensers. Not interested in membership today. Emailed all estimates to customer. Units left off but confirmed operational on departure.
Performed a super yune up on a propane dual fuel trane inverter board. Unit components measuring within specs and working properly, unit heating and cooling with proper calls. Customer filter vlean, gave customer info for new filters, drain line clear and unit running upon departure. Customer signed up for copper 20 monthly.
Performed a super tune up. All components measured within specs and working properly. Customers filter not dirty, next time we come out the filter would need to be ordered. Drain line clear and draining, capacitor and motors amping correctly. Unit running properly in heating and cooling.

Cooling tune up was performed today Outdoor unit was cleaned and washed off refrigerant levels were great subcool was 7 degrees looking for 8-12 and superheat was 6 degrees looking for 5-15. Control board had zero warning lights. Indoor unit had a delta t of 19 degrees looking for 20. Evap coil was clean and free of any biological growth and blower wheel had zero build up on it. Drain lines were clear and filter was changed,was supplied by the customer. I left the other filter next to the unit for easy replacement next time.
Performed a double super tune up. All components measuring within specs. Upstairs unit dual run capacitor was out so replaced under warranty. Turned customers water heater temp up from 130 to 135 per customers request. Left both systems in cooling at 72
