Job Locations and Reviews
Arrived on site tenant greeted me and explained that another company was contracted by the property management company 2 weeks ago to diagnose this same issue. Property management company has not followed up since then and we were contacted directly by the home owner. After my inspection I have determined that the system is low on refrigerant superheat 52.7 subcool 3.5 R22 TXV. Performed leak search coil leaking. I contacted HO and explained the situation I advised that replacement would be the best resolution. HO cannot however meet comfort advisor due to logistics reached out to Rob said he can quote over the phone. Estimates for repair emailed.
Arrived for service evaluation Evap coil leaking Upon investigation 5/1/2024 coil was never registered under homeowner, no manufacturer's warranty on record with ADP.
Arrived onsite customer had toilet pulled just wanted us to run machine for him for the drain special nothing else. Went ahead and wrote estimate for repair though.
During inspection discovered that inrush amps were higher then the LRA and compressor saver was testing bad Installed new compressor saver under warranty and systems amps were now below LRA and system was quite on start up
04/15/24 Tyler s- front yard just past the meter where the meter nipple and what areas to be PEX meet, is leaking. Would need to dig up meter box to get under the sidewalk to access repair. Unsure on size.
During inspection verified that system was working properly Spoke to customer about upgrading his current UV system to a IAQ 200 so that it cleans the system better and that he is not having to change that current bulb out every year or so and also spoke about a pan strip to make sure his drain lines stay clear Customer wanted to move forward on both of the recommendations
For cooling tune up I inspected the furnace and condenser. All components were measuring within manufacturer specs except the compressor capacitor which I replaced due to this customer having P&L. I replaced the UV bulb and installed a whole home surge protector on the main breaker panel. The surge protector had both lights on indicating the home was protected and UV bulb was working as expected.
Performed inspection on home found old angle stops that need to be replaced at some point, Also the water heater is 11 years old recommended replacing at some point soon. Customer said yo send all estimates to him he will talk to his wife about it and let us know.
During inspection verified that system was working properly Spoke to customer about surge protection for the system and the home and customer wanted to hold off for now and possibly get work done later on Got customer upgraded to new membership for more benefits
Basic check up, no issues
10 year old Goodman straight electric system. All electrical connections are tight with no corrosion. Blower motor is acceptable. Blower wheel and evaporator coil are slightly dirty. 45/5 dual run capacitor had failed and was replaced on this visit. Compressor is amping slightly high refrigerant levels are in range.
Opening up his panel it looked almost new the connections were tight everything was very nice and neat there were no double lug neutrals he did not have a surge protector but everything else was perfect he does have gfci's located in the proper locations and the ones tested in the garage we're wired correctly
Tech arrived at a 2 system tuneup. Both blower capacitors were out of tolerance. Both drain lines had visible buildup. Both blower wheels and ductwork was dirty. Both systems have box filters. Both contactors were scorched. The downstairs duel run capacitor was out of tolerance. The downstairs system was showing overcharge. These pressures were checked before hosing off the condenser coils. The customer was informed of recommendations today. He will review the recommendations and will replace what he can himself. What he can't, he will call back in to schedule. The systems were functioning upon departure.
03/11/24 Tyler S- installed a 6" outdoor frostproof hose bibb. Originally was 4" but the new one wouldn't fit with the collar on so had to upgrade to 6"
During inspection discovered that cap for indoor unit was below its tolerance level and other problems that we brought to the customers attention Customer just wanted to go ahead with the cap today and a membership and hold off on the rest for now Left customers house with system operating properly Customer also stated she would like for us to remove anyother number on file besides hers due to other people getting notified when we come out

Tech arrived at a service call 45. The customer didn't feel that the master bedroom was getting warm enough. The customer was shown the temperature leaving the unit and the satisfied temperature at the thermostat. The customer said that the office told him that the service call would be free. This is incorrect information as there was no reason to recall the service fee from the last technician. He is still on with date of the Comfort Advisor being on Monday. The system was heating upon departure.
During inspection discovered that outdoor unit was tripped and we had got the code cleared and had the system up and running Talked to customer about recommendations to prevent this problem from happening again and customer did not want to move forward with any of the recommendations today Customer also stated how she has lost power to the downstairs bathroom and I let her know we would set an appointment for are electrican to aim to be out tomorrow for her Set appt for Tyler to come out tomorrow morning if capable to check electrical in downstairs bathroom
02/26/24 Tyler s- cleared washer drain line. Customer ran full load after to verify its clear
On this job the best thermostat would not send the o call for cooling and system was heating the house. I replaced the thermostat and the system is now back online and ready for cooling.
