Maintenance performed today on a Kohler 20kw generator installed in 2019. Air filter, oil filter, spark plugs were all changed. Changed oil with a fully synthetic 5w-30 motor oil. Replaced the battery and put anti corrosion on the terminals. Performed function check. System running normally at time of departure.

Came to job to give estimate and try and beat The other company's price but we cannot talked to her about why and explain it to her and customer fully understand. And also talked about if we did the panel change what we would do And what it would cost Customer also had Broken light bulbs and non protected outdoor plug And talking about all that but Other company gave a better price She also had a plumber and Block going on and their price was just better for the situation

Arrived onsite and performed inspection wrote some recommendations for customers home. Customer has to forward the estimates given to her father as he is the one who owns the house. Will let us know what he decides he wants to do.

During this visit I cleaned and washed condensor also change a filter. I checked both heating and cooling sides of the system. I found everything to be in tolerance besides a couple of supply vents he had closed everything else checks out. I do recommend an easy start to help inrush and promote longevity.

On arrival system cooling producing 18 degrees delta. Drain lines flowed when flushed. Blower dusty due to dust bypassing 1 inch filters. Recommended stronger electrostatic filter to capture far more dust and keep system clean. Supply plenum has large quantity of bacterial growth. Recommended iaq 200 uv system to address this. Outdoor unit passed all electrical testing but compressor still overamping on start up.

Tune up on two 2004 carrier gas furnaces with 2020 carrier ac down stairs and a 2016 carrier ac upstairs checked all componenets and operation of equipment found leak on upstairs coil with digital leak detector system is low on freon dual run capacitor for down stairs system is low changed 45X5 capacitor provided by customer no warranty and both condenser fan motors showing signs of rust from overheating. Recommend replacing evaporator coil or upgrade system. Comfort advisor 3/27/25 in the morning.

Compressor overamping on start up pulling 150 amps when the manufacturers max allowable starting amp draw is 134. Recommended adding a compressor saver to address this and replacing the contactor before it fails. System cooling as I left.

Arrived onsite and performed plumbing inspection. Wrote some recommendations for customer. He will speak to his wife about maybe doing the recirculation pump for water heaters.

On arrival system was off. Furnace ran as intended. Indoor unit clean, biological growth beginning to form in supply plenums and the uv bulb is on but out of tolerance. Recommended iaq 200 as a better long term solution that also kills anything in airflow or replacing current surface killing uv bulb. Outdoor unit passed all electrical testing but was overamping on start up. Recommended a compressor saver or a soft start kit to address this.

Today I performed a super tune-up on a 3-year-old gas furnace unit checked everything indoor and outdoor and heat mode and cool mode filter did not need to be replaced today I flushed the drain line with white vinegar all components tested within manufacturers specifications outside of the compressor drawing too many amps upon startup homeowner has chose to mitigate this with a soft start kit homeowner has also chose to upgrade his indoor air quality system as well as signed up for our home and budget protection plan I will be pausing this call so that we can return to install the soft start and UV system whenever we acquire the parts homeowner has also chose to sit down with a comfort advisor for solar / battery Bank this appointment is set for next Thursday morning please confirm this appointment with homeowner through text message left unit running in heat mode thank you for choosing comfort experts!

Wrote estimates and options for customer. Customer not prepared to spend any money at the moment. Just wanted a rough idea of what it might cost to replace some piping under home.

For this super tune-up I inspected the customer's furnace and condenser, for the most part all equipment was measuring within the manufacturer's specs and the system was running well in both heating and cooling. I recommend to the customers installing a hard start kit to the condenser keep amp draws low on startup as the compressor is over amping during in Rush. Additionally I recommend installing a UV sanitation system to kill pathogens circulating in the home and keep the customer's respiratory system healthy. Additionally I recommend installing whole home surge protection to protect all the electronics in the home from power surges or lightning strikes. The customer's would like a plumber to come look at their home plumbing as they are having issues in one of the bathrooms.

Arrived at customers house for evaluation Unit flame sensor wasn't sensing flames after replacing I tested unit multiple time and got a reading of 104 at supply down stairs unit is working as intended on exit

Heating and cooling tune up on 2011 Kenmore gas system checked all componenets and operation of equipment inducer motor bearings starting to fail condenser fan motor showing signs of over heating and contactor has some pitting.
