Jake set his two goals today on a couple of things we needed done. He came on-time and my wife and I were pleasantly surprised because he took it upon himself to "enhance" his work by smiling a lot and adding some finishing touches to make the work look better than we had discussed. What a guy! The folks at Hobson now need to make sure they keep this fellow around! Fred and Kathy in Granbury

On 10/14/26, I diagnosed an internal short in the primary control board of the air handler, identified by a fault indicator flashing twice. This issue caused the fan to run continuously. I informed the customer, who renewed their star plan, resulting in no labor charge for the board replacement. The faulty board, model AMST48CU1300 with serial number 2507055497, needs to be ordered. The outdoor unit's fan operation remains as intended, cycling on and off.
I conducted a comprehensive tune-up, starting with a thorough inspection of the system. The filter was found to be soaked with water due to the absence of a P-trap, which caused vacuum to pull water into the drain line, leading to water accumulation in the condensate pan and subsequent dripping onto the filter. I recommended running the primary drain line freely and installing a drain safety to prevent future water buildup and potential damage from clogs. The coil had noticeable dust and dirt buildup, while the air handler cabin exhibited biological growth. To address these issues, I suggested installing a UV system to eliminate germs, viruses, bacteria, and biological growth, as well as capturing harmful chemicals and odors. The primary electrical unit, dual run capacitor, compressor saver, and refrigerant levels were all within acceptable ranges. I cleaned the condenser coil from the inside out, removing any debris from the bottom, and found no recommendations necessary for the conde
I inspected and secured all electrical connections on the 2025 Amana Airhandler and Heatpump. The airhandler filter was replaced with the customer-provided one, and the primary drain was flushed with vinegar. The blower motor and wheel were found to be in good condition, as was the evaporator coil. The UV system was confirmed to be operational. For the inverter heatpump, I ensured the primary electrical unit was functioning correctly, checked refrigerant levels, removed debris, and cleaned the condenser coils. I recommended installing surge protection for the inverter.
I received a call from Mark regarding an issue with a lamp that was unplugged but still receiving power. Upon speaking with Mark, I learned that the system was showing a green light, indicating power to the ballast, even though the lamp was disconnected. Mark confirmed the lamp was not on and mentioned a distinct smell, which I identified as not originating from the UV system installed. As per Mark's request, I did not visit the location and decided to waive the service fee. I provided Mark with detailed guidance on potential causes and next steps to resolve the issue.

The customer was concerned about mold growth in their indoor unit, which we initially addressed by installing a UV light. Despite this, the customer was still dissatisfied due to a lingering smell. We then upgraded to a 200-level indoor unit, but the customer remained unhappy. They requested a new indoor unit and plenums to completely eliminate the mold growth. Before arriving, please contact Mark W to discuss the situation thoroughly. If the customer decides not to purchase the new unit, please ensure all steps taken are clearly communicated.
I successfully installed a 36k Hz heat pump, ensuring optimal performance and efficiency. The installation included a standard filtration system to enhance air quality and reduce allergens. Additionally, I integrated a UV system to eliminate bacteria and viruses in the air. A code kit was installed to ensure compliance with all relevant regulations. Finally, I performed a thorough duct cleaning to remove any debris or contaminants, ensuring a clean and healthy indoor environment. The entire process was completed with precision and care.
I replaced the defrost control board for the Coleman HC6B030F3CA model, serial number W1F5743799. After installing the new board, I conducted a thorough function check to ensure proper operation. The system was tested for correct defrost cycles, temperature regulation, and overall functionality. Upon confirming that the system was running smoothly, I completed the job, leaving the unit in optimal working condition.
Upon arrival, I identified a recurring issue with the sewer system, specifically a blockage in the tank. Using a cable, I successfully cleared the fitting, revealing that the tank was completely filled with sludge. This condition necessitates an immediate pumping of the tank to resolve the problem. To prevent further complications, I left the clean-out hole open temporarily. Unfortunately, I was unable to contact Mrs. Ragdal due to her travel, but I await her return to discuss the necessary recommendations and schedule the required maintenance.
Upon receiving the request, I began by shutting off the water supply to the entire home to ensure safety and prevent any potential water damage during the procedure. The task involved removing the existing water heater shut-off valve. After careful removal, I flipped the valve as per the specifications. Following this, I re-installed the valve, ensuring all connections were secure and leak-free. Upon reactivating the water supply, I conducted thorough testing to confirm that the valve functioned correctly and that there were no leaks. The job was successfully completed with the water heater shut-off valve fully operational.
Upon arrival, the customer reported that the system struggled to maintain the thermostat set point. During the evaluation, I observed that the indoor unit was operational, and the outdoor unit was running. I connected the gauges and discovered that the refrigerant levels were significantly low, indicating a leak in the system. I conducted a leak search on the evaporator coil and identified the leak source. I informed the customer about the situation and discussed various options, including replacing the coil or the entire system. Given that the system was outside the manufacturer's warranty, I provided an estimate for coil replacement and strongly recommended a Comfort Advisor visit. The customer agreed to schedule the visit, which I arranged for today between 6-8, confirmed by the office.
I received a call from a customer who reported feeling slightly better in the morning but experienced increased throat irritation when turning on their system. During our phone conversation, the service connection dropped, and I attempted to call back three times, but each time it went directly to voicemail. I ensured to document the issue and follow up with the customer to address their concerns and restore system functionality.
Upon arrival, I assessed the situation and identified that Brian was experiencing discomfort due to itchy eyes and a sore throat. After discussing the potential causes, I determined that the ozone oxidizer in the UV system might be contributing to his symptoms. To address this, I adjusted the ozone oxidizer to its lowest setting, which should help alleviate his discomfort. I explained the situation to Brian, emphasizing that while ozone is generally harmless, some individuals can be sensitive to it. I also informed him that there would be no service fee for this adjustment and that no callback was necessary, as the issue seemed to be resolved.
I performed a comprehensive tune-up on a 2016 Coleman inverter system. This included checking and tightening all electrical connections to ensure optimal performance. The customer reported that the heat kit had not functioned since 2021, and upon inspection, multiple components were found to be failed. A new heat kit will need to be ordered. The air filters were recently changed, and the drain was clear and functioning. The evaporator coil and condenser coils were acceptable, and the refrigerant levels were within range. The blower wheel and air handler cabin showed heavy dust and biological growth, which I cleaned. I also installed a UV300 system and waxed the top of the unit. A UV system was recommended, and the customer plans to have duct cleaning done by another company.
Upon arrival, the customer reported that the main system was not cooling the house effectively and the fan motor was not spinning. During the evaluation, it was found that the fan motor had an internal failure and the compressor capacitor was also defective. I discussed the repairs with the customer, who expressed a desire to attempt the repairs themselves. Considering the system's age and lack of warranties, I recommended a visit from a comfort advisor, which the customer agreed to for a scheduled visit.
On October 1, 2026, I meticulously prepared a comprehensive estimate for the customer, detailing all potential services and costs. This estimate was promptly sent to the customer for their review. To ensure a smooth follow-up, I scheduled a brief appointment for either tomorrow or Friday. This appointment will allow us to discuss the estimate, address any questions, and finalize the service plan. The goal is to provide a seamless and efficient service experience.
I performed two system tune-ups. On the 2024 downstairs unit, I checked and tightened electrical connections, changed the filter, ensured the drain was clear, and confirmed the UV system was functional. The evaporator coil and blower wheel were acceptable, and the heat strips were within range. For the 2014 upstairs unit, I also checked and tightened electrical connections, changed the filter, and found the evaporator coil had rust buildup. The UV system was functional, and the drain was clear. The refrigerant levels were low, but no leak was found. I recommended a Comfort Advisor visit due to the system's age and potential leak.
Upon inspection, I attempted to clear the cable line by running it through the cleanout. The cleanouts had been previously installed by another technician. A video inspection revealed a significant accumulation of grease on the pipe wall near the tank, and the line was holding water before reaching the tank. I managed to remove most of the grease from the line, but I recommend a professional jetting service to ensure complete clearance. Additionally, I suggest having a septic company inspect the tank. It is important to note that no warranty will be provided without the jetting service.
On 10/5/26, I replaced a hose bib and discovered a leak in the wall. The leak was traced to a kytec/fosta PEX tubing line feeding the hose bib. Due to the unavailability of this material and fittings, no warranty applies. On 10/6/26, I accessed the wall, repaired the kytec line, and replaced the brick. The mortar requires 48 hours to set before cleanup. I explained the repairs over the phone as the customer was not home.
Today, I performed a comprehensive tune-up on a Goodman heat pump with a downflow air handler installed in 2020. I inspected all electrical connections, ensuring they were secure and free from corrosion. The evaporator coil and blower wheel were found to be dirty and recommended for cleaning to enhance efficiency. The compressor and condenser fan motor were assessed and found to be functioning properly. The heat strips were tested and confirmed to be pulling the proper amperage. Refrigerant levels were checked and found to be within the acceptable range. The outdoor unit was thoroughly cleaned and waxed to protect against corrosion and improve performance.
Today, I conducted a comprehensive tune-up on a straight cool Goodman condenser paired with an air handler installed in 2022. I meticulously checked all electrical connections, ensuring they were secure and free from corrosion. The heating and cooling strips were operating correctly, drawing the appropriate amperage. However, I did find biological growth inside the air handler, which could lead to efficiency issues and potential health concerns. To address this, I recommend installing a UV light to help eliminate the biological growth. The compressor and condenser fan motor were functioning well, and refrigerant levels were within the acceptable range. Additionally, the outdoor unit was thoroughly cleaned and waxed to enhance its performance and longevity. Lastly, I noted that the attic insulation is insufficient, which could negatively impact the home's energy efficiency. Adding more attic insulation is highly recommended to improve overall energy savings.
The customer contacted us for a consultation regarding heating and air conditioning inspections. During the visit, I provided a detailed quote for the repair of a water line measuring an inch and a half, located near the meter. The repair process involves digging a sizable access hole and replacing multiple fittings. To ensure the job is completed efficiently and to a high standard, an apprentice will assist me on-site. This approach guarantees that the repair is done correctly and safely, maintaining the integrity of the system.
We successfully completed a comprehensive service for the customer, focusing on relocating the package unit and updating the ductwork. First, we performed a thorough tune-up on the unit, ensuring all electrical connections were secure and functioning correctly. The capacitor was checked and found to be within the acceptable range. The blower wheel was inspected and deemed acceptable. The outdoor unit was meticulously cleaned, including washing and waxing to enhance its performance and longevity. After these adjustments, the unit was operational and blowing cold air effectively. A Comfort Advisor is scheduled to meet with the customer to discuss the specifics of moving the ductwork and outdoor condenser.
I successfully replaced four exterior faucets, ensuring they were securely soldered on. Two of these were positioned at each end of the property, providing improved access and functionality. The existing copper tubing within the walls was not covered under warranty, so I carefully assessed and handled it to avoid any potential issues. Each faucet was meticulously installed to guarantee durability and efficiency. The work was completed with precision, ensuring that the exterior faucets are now fully operational and ready for use.
Today, I performed a comprehensive tune-up on a 10-year-old Amana heat pump. The amp draws were within the acceptable range, and refrigerant levels were confirmed to be in proper condition. The blower wheel was found to be dirty, and I recommended a thorough cleaning. The outdoor condenser was cleaned and waxed to enhance its efficiency. All electrical connections were inspected and tightened, and the capacitor was found to be within the acceptable range. Additionally, I recommended a level 2 duct cleaning to ensure optimal airflow. A UV light basic installation was suggested to prevent microbial growth. Lastly, I recommended installing a compressor saver on the outdoor unit to protect it from potential damage.
