For this job I did an evaluation. Downstairs furnace is not coming on. Unit reaching ignition stage and sends 24V to gas valve, but the valve does not respond. Diagnosed as bad gas valve. Replaced valve and verified system functionality. Thank you for choosing Comfort Experts!

Today on this visit I looked at both heat and cooling system tested in tolerance all the way around. The system could benefit from easy start device.

For this job I did a super tune up. Deltas are good. Filter is good. Drain is not vented, negative pressure system causing pan to fill will water. Homeowner is aware of this issue and said he is going to make the repair himself. Electrical components tightened and in tolerance. Refrigerant levels are good. Washed coil. Recommend surge protection. System cooling when I left.

Today I replaced a old resty em pan. Job is complete

3/26/26 For this call I performed in evaluation. Homeowners had water dripping from the ceiling water damage happened due to emergency drain pan not having plumber strap on it to hold it in place. I discovered that the evaporator coils drain pan is cracked allowing water to seep into the emergency drain pan. Homeowners also pointed out that there were two parts within the unit that had been damaged from a previous technician that needed more mastic. I added mastic sealing complementary to homeowners. I leveled the drain pan and added plumber strap. I let homeowners know that they can run the unit but it's advice not to to prevent any further water damage. Pictures of the water damage were taken and added to the filled forms. Evaporator coil drain pan needs to be ordered, homeowners will be calling the office to get an ETA of when it might come in and also asking to talk with management about water damage cost by the water leaking out of the emergency drain pan. For this job, I worked on a super tune-up on this gas furnace system. I went through all the mechanical and electrical parts of the system and checked for maximum efficiency. Customer was advised to replace the filter in a couple more weeks due to high dust levels. Patrick was recommended to customer to help her drain lines stay clear, customer approved. Arrived to find system charge low searched field connections for leaks found none and adjusted charge system left on in cooling on departure

Today I'm here looking at a system the thermostat was bad I changed it out. After getting the system going I noticed super heat was high 30 and subcool is 5 She wants to talk about replacement today 6 to 8 pm Also wants to talk about water heater replacement. Pausing payment. If she decided to replace system we won't charge for new thermostat. Pausing the call.

For this call I performed an evaluation. Upon arrival I noticed that the high pressure lock out code was active on the defrost control board. Homeowner stated that they recently changed a severely dirty filter. I reset the code and after resetting the unit again to run. I did note the dual run capacitor outside was out of tolerance and will fail soon, the primary electrical control unit is showing severe signs of wear and tear over years of use with burnt weldings, the compressor is amping over the lra rating on the data tag, there is a rusted emergency drain pan in the Attic proof that there have been drain issues in the past, the primary drain line is clogged when testing with water in the Attic, the secondary drain line is not properly installed I recommend adding a p-trap and leaving emergency drain pan as a last resort, the blower fan blades or severely caked and dirty which could potentially cause failure to the blower, none of the ducts are properly sealed with thermal imaging y

I talked to Jennifer she is going to send her a link where she can send me the instructions for the water softener I'm going to look at it get back with the customer on Monday morning and see what we can do to take care of her

Came to house for electrical inspection and started at panel and looked really good customer had had solar added at some point but had really good grounding everywhere that was needed as well as no doubled up neutrals or triple of grounds in the panel everything was really tight on breakers no loose connections or anything burnt up that was going to cause anything in the future customer also had GFI protection everywhere that was needed kitchen bathrooms outside and in the garage customer did have a few surge things plugged into outlets in the house but I did talk to customer about a whole home search protector that what it covers and how it covers the entire house and everything inside of it so customer was really interested in that and will be reaching back out to us if he is wanting to do it just had to talk to wife first Customer also had smoke detector pulled off of ceilings but talk to customer about it and smoke detectors are old but they are all working but talk to customer abo

Found bad dual run capacitor and clogged condenser coil replaced part clean condenser unit working properly signed up for customer budget protection plan collected by credit card

Customer will discuss with his wife when she arrives home and give me an answer by Friday

On this job I discovered a system with no freon left in it. Burnt cap Burnt out defrost control Rather then make repairs he wants to talk about system replacement Tomorrow 10 to 12am
