Maintenance performed today on a Generac generator 24kw installed in 2022. Air filter, oil filter, oil and spark plugs were changed. Checked timing on the valves to find they were within spec. Battery is acceptable. Performed function check. System is running properly at time of departure.

For this evaluation the customer stated that his furnace while running was making a wood burning smell. I expected the furnace and watched it as it ran and inspected all connections but cannot find the source of the smell. I called Zak, out air quality expert to get his opinion and also talked with the homeowner and he would like Zak to go out there Tuesday 21 January to give him more information about the type of UV system he has and if that is contributing to the smell or not. I Leak searched gas line to the tankless water heater because the garage smelled strongly of natural gas, and found a small leak on the gas flex line fitting. Also the customer wants his hose bib looked at because it leaks behind the wall, so please book a plumber at the next available date and time.

For this super tune-up I inspected the customer's furnaces and condensers. The furnaces fired up and ran without issue and the air conditioning also performed well. At the condenser the downstairs dual run capacitor was out of tolerance, and after speaking with the customers they wanted me to replace it. I recommended to the customers adding hard start kits to both of their condensers to keep amp draws lower on startup which would increase the efficiency and longevity of their air conditioning.

We will install a new water heater in garage with code upgrades. 5yr pqw2arts and 1yr labor warranty We will drain and remove old equipment and install new 50 gallon gas water heater in garage with code uprades. This includes pan, ball valve, supplies and t&p drain. 10% senior discount was given on this job so it shows a balance. Talked with Jana and she said it will be taken care of in the office.

Today i returned to install a new damper control. After install i tested both sides of the house to insure the system is fully functional. System is back online and ready for 2 zone heating.

For this super tune-up I inspected the customers upstairs and downstairs furnaces. For the most part the system was running well and heating and cooling exactly like it should. Couple areas of concern is both systems inducer motors are overamping, which can lead to potential failure of their furnace in the future the longer the inducer motors run and overamp. The condenser fan motors also were both over amping by a small margin and that can also lead to failure to cool in the summertime. I recommended to the customers adding float switches to the primary drain lines as well as compressor savers on both condensers which the customers wanted to go ahead and do today. Installed the equipment to both systems and function tested them where it all worked like it should. I would recommend to the customers getting a duct cleaning since they have lived in the home for 8 years and have not gotten one since moving in, as well as upgrading their membership to the new home and budget protection p

On this job I determined it has a bad damper control. I'm ordering a new control and will come back to install when parts arrive.

I was here for a super tune up UV bulbs need to be changed filters are already changed before I got there. Heat strips are within intolerance, delta within range. Both the blowers were just a little dirty and the condensers. Both capacitors for both systems and both hard starts were out of tolerance, so I changed all of them out. All amperage is within range. Customer wants a plumber to come out and talk about flushing the water heater wants to be called to set it up a time

Arrived onsite customer needed a gas test to turn his gas back on. Went ahead and performed a whole home gas test. System held pressure at 3psi for 30 minutes no loss detected. System passed

Turned it on Blower and coils clean on both systems Furnace fine on both systems Biological growth present in both systems and should have UV systems installed to clean up the air quality Downstairs system supply plenum leaking air into the attic and should be resealed Washed both Condenser coils Motors and capacitors are fine Surge protection should be installed to protect all X13 motors and control board

I was here for a super tune up the systems blower was a little dirty the evaporator coil is clean the heat strips are in tolerance the uv bulb needs to be replaced the condenser capacitor is intolerance Amperges are within range refrigerant was in range Condenser was cleaned and filter was changed.

Came to job for breaker sparking and got here and turned on breakers and nothing was sparking pulled panel cover off and checked breakers and busbar nothing wrong except a wire in there that could have touched a breaker and popped which is connected to a different circuit and quoted them to fix those plugs and also quoted to change out the breaker in the future if it keeps tripping

Arrived onsite customer had a project he is doing himself. Advised customer of a roundabout number to complete the work needed. He said is way out of his budget trying to complete himself.

Super tune up on 2 Goodman furnace and air conditioners checked all components recommended uv air purifier for both systems. Also recommended compressor savers kits to extend life of compressor.

Arrived at a home for heating maintenance. The filter is fine, the drains are clear and heat strips are fine. Blower clean coil a little dusty Recommended installing air flow cleaner, moving current UV bulb to the other side of the Blower and cleaning the evaporator coil Adding insulation in the attic would also be a good idea to lower utility bills as well.
