4/29/26 Rescheduled for Friday due to weather spoke with customer and customer is aware and fine with it
Today on this job I looked at the cooling side of the system today. I'm happy to report that both system test intolernace at this point. The system could benefit from soft starts. This can reduce the inrush by 70%.
For this job I performed recwork. Pictures of completed work attached to forms. Thank you for choosing covered experts, have a great day!
Attempted to call 3 times, no answer, left VM asking for call a call back.
Eval- indoor unit is running, compressor would not kick on outside but fan would Compressor was in thermal lockout After cooling it down, it tried to come back on but it sounded like fireworks going off, My pressure readings were good with 240 psi stagnant on both sides representing not due to a loss of refrigerant (leak) Customer was outside with me when we both witnessed the compressor making the loud noises it did Capacitor was in tolerance with a reading of 34 microfarads Soft start was detached to make sure it wasn’t due to soft start, still same issue Diagnosed as bad compressor, collected 30% up front Will need to come back and do work Thank you for choosing Comfort Experts, have a great day
For this job I did a cooling tune up. Changed filters. Drain line on Trane is clogged, recommend clearing. Extreme biological growth inside Trane, recommend premium Duct cleaning w/ microbial mist and Oxidizing UV system to tackle the concern. Currently 14 delta on Trane system. Refrigerant levels are good; however superheat on Trane is 50, diagnosed as failed TXV. Capacitor on Trane is fried and the wires are burnt up. Looked at history and found this is not the first time this has happened to this unit. Made repair on capacitor and updated to H&B. Highly recommend speaking with a Comfort Advisor for system replacement as they have currently dumped $3k since 2020 to try and keep the system alive. Homeowner declined for now. Systems cooling when I left, thank you for choosing Comfort Experts
The system does not work in cooling and hasn't worked in a long time. She bought some window units and is cooling the house that way. The heater is all the electric it still functions for the time being. If her central heat fails I imagine at that point she will need a new system because the window units don't heat She doesn't want me at her house long she has to go somewhere .
Today I looked at 2 system in heat and cooling. I'm happy to report that both sides test in tolerance. I do recommend both systems have softs starts to lower high inrush amps.
4/11/26 I arrived and waited for around 25-30 mins. Customer did not answer door.
For this call I performed two super tune-ups. I noted both units have biological growth inside of the supply plenums, both units have pan switches when it is recommended to have a drain switch to prevent water damage, and both units are amping over lra rating on their data tags. I went over options to mitigate issues with homeowner. I have a estimate for drain switches, UV systems, and a choice between either a compressor saver or soft start devices. Homeowner stated they would like to review the estimate and call back when they are ready to have the work done. No further suggestions were made, all other components within the units were running within normal spec limits at the time of inspection. Thank you so much for choosing Comfort experts, have a great day!
Found at return double filtered one filter was sucked into blower causing unit to over amp and not to work also found loose connection on high voltage wires and furnace with a melted wire nut redid all connections reset system unit is working properly now this is a recall on the installer no charge
The system has plenty of fresh air return from outside. If the combustion chamber ever cracks that would be the only way carbon monoxide would enter the home.
After looking thru the system he needs system cleaning. Unclogged drains and evap drain pan. Pull and clean blower motor Soft start outside unit. *******Cut and pull coil in closet. System is pushing 20 years it may not survive a cleaning*******
On this job I looked at both systems. In heat and cooling. Both system did test in tolerance in both sides. Concerns The older small unit has a massive opening at the evap coil. Your loosing loads of cooling thru this channel.

Customer Megan, had no clue that we were coming. She tried calling her husband to figure out what was going on. Customer decided to reschedule this service until she understands what is this tune up about.
Rec work- replaced evaporator coil in upstairs attic Had a 20 degree delta afterwards Pulled vacuum down to 222 microns And charged up with 8.7 pounds of refrigerant System is cooling good Thank you for choosing Comfort Experts, have a great day
For this job I did a cooling tune up. Deltas are good. Filters changed recently. Drains testing clear. Electrical components tightened and in tolerance. Outdoors refrigerant is reading good. Electrical components in tolerance. Washed coil. Recommend upgrading to soft starters. Went over benefits of updating membership to H&B Homeowner declined work for today Systems cooling when I left.
Installed warranty condensing coil fan motor and blade pulled vacuum set charge unit now working payment by credit card

Spoke with Customer over the phone, manufacturers warranty is confirmed until March 10th 2032 Customer would like to proceed with repair, called Dispatch and Autumn will help out with the paperwork to get it underway Thank you for choosing Comfort Experts, have a great day
Stu- changed filters for all three When I arrived the main Condensing unit would not kick on, reset low voltage on the defrost board and system kicked on Delta for attic unit was 6 degrees indicating severe undercharge or low on refrigerant Leak searched coil and found it in the attic, also leak searched Condenser and no leaks were found there too Tried to lookup warranty information for unit but I would not find it, online warranty website under maintenance for the weekend, need to follow up on Monday No water safeties for the units, highly recommend to prevent water damage from clogs in drain lines Thank you for choosing Comfort Experts, have a great day ***follow up on Monday for warranty information**** For coil serial number -21061SDT3V Model # TEM4A0B24S21SBA
Stu- checked both heating and cooling Delta in cooling was 17 degrees and 20 degrees indicating good refrigerant levels Replaced filters and washed both Condensers Recommended a new drain pan for existing drain pan that is rusted and can potentially cost thousands of dollars in Repairs Also hard starts are existing but soft starts are more recommended, these are transferable to a new system Customer is aware of situations and will contact back if need be Thank you for choosing Comfort Experts, have a great day
For this job I did an evaluation. Outdoor fan motor had two nuts completely off. Found and reinstalled the nuts. System on and cooling when I left. Thank you for choosing Comfort Experts!
Came to customer's house for electrical inspection for happy call and started at the panel and it looked really good at GFI breakers and GFCI protection throughout the house everywhere it was needed meter base looked good as well also talked to customer about membership but customer was talking about warranty and I explained to her that we couldn't warranty anything that we didn't put in or replace but she was interested in it and what we could cover and everything like that so I told her to reach out to her other warranty provider and see what they provide and what they actually warranty and if there's something that they don't or if she is just wanting to get away from them that she can reach back out to us or go to the email and we can set up a membership for her but also talked about swapping out smoke detectors in the house with new ones because they are beeping and pulled off the ceiling but customer just told me that they haven't pulled down at the moment and that she will be pu
