For this super tune-up I inspected the customer's furnace and condenser. The customer's germicidal UV bulb is burnout so I recommend replacing that bulb, or to save money in the long run upgrade to an IAQ 200 UV sanitation system that will kill any biologics that are circulating in the home and provide the customer with cleaner indoor air. With the upgraded UV system it comes with a lifetime warranty on the power supply ballast and a 3-year warranty on the bulb itself. The dual run capacitor on the condenser was out of tolerance by more than the recommended 5% reading 20 microfarads out of 45 microfarads, that will need to be replaced before summer time comes and order for his compressor to run and provide the home with cool air. Additionally with the system being 5 years old I recommend adding a hard start kit to the condenser as this will lower inrush amps on startup and improve the efficiency and longevity of the air conditioning system. The customer will discuss it with his wife

For this super tune-up I inspected the customer's furnace and condenser. All equipment was measuring with the manufacturer specs and running well. I measure the customer's insulation where he had an r-value of about 28 which equates to an average of 8 inches of insulation. I would recommend adding more insulation on top of what he has to help with the thermal barrier which will help in energy costs and insulating the house better. I also recommend installing a UV System into the supply plenum as the customer has dogs and mentioned his son has asthma as well, and the IV system will kill any biologics and airborne viruses circulating in the home equalling cleaner indoor air. Lastly I recommend installing a hard start kit to the condenser to keep amp draws low on startup for the compressor, in turn improving the overall efficiency and longevity of his air conditioning system.

System works in tolerance in heating mode. It has a 30° td the filter are clean. The system has a little rust build up on the evap coil but I didn't find a leak with my leak detector. I did need to add 35 Oz of 410a. After adding the system makes a 20° td. System is as it should be. The homeowners know this is not a fix and they plan on replaceling the condenosr as soon as they are able.

I was here for a super tune up the filter was very dirty so changed it out the blower was a little dirty. The system had some biological growth in it. Told the customer. Customer provided a UV light for me to change out. The evaporated coil was a little dirty. outdoor unit capacitor, intolerance and refrigerant within range and I clean the condenser.

Need to get back in the door when the husband can be available he is the decision-maker. She said it is his way or no way.

Arrived for duct cleaning estimate. The 06 indoor unit was covered in biological growth. It was severely limiting the blowers ability to move air. The supply plenums had some smaller amounts of biological growth towards the far end. The evaporator coil had large amounts of rust as well. Due to age and condition of system I recommended speaking to a comfort advisor before pursuing cleaning and refurbishment. Comfort advisor visit is scheduled from 3-5.

Water heater repair. Arrived to address a water heater that was no longer producing hot water. After diagnosing the issue, I discovered a faulty heating element was causing the malfunction. By replacing the damaged component and testing the system, the issue was resolved for the homeowner.

12/13/24 TS- main sewer line has root intrusion at the clean out. Would need to hand excavate 2' down and cut out 3' of 3" pvc pipe in order to replace section. Customer declined work at this time

For this super tune-up I inspected the air handler and condenser. All equipment was measuring within manufacturer specs and running well. I recommend replacing the UV bulb that is in the system since it's been in there over a year as well as adding a pan strip to the coil drain pan to keep that drain line clear and prevent blockages. Additionally i recommend adding a compressor saver to the condenser to keep amp draws lower on startup and prevent the compressor from locking out by drawing too much energy. Lastly I recommend a duct cleaning since it has been about 5 years since the customers received one and dust buildup inside the ducts can cause respiratory issues.
