We have been with Comfort Experts for our AC equipment service and parts replacement 10 years. We have had professional service from Comfort, right down to a typical Unit failure replacement handled expeditiously during the heat extremes of summer. Our original unit that was installed for our new house purchased 1999 had a substandard compressor, failing in its 8th year of life. We added a solar heat release vent, installed by your company that improved cooling efficiency greatly. Michael, the tech who came out this time was EXTREMELY kind and professional. Found downstairs drain switch tripped. Customer aproved recommended work. After clearing the downstairs drain line the system fired up and is now back in operation. This is not an install callback. Homeowner was not home (rental property) Mr. Morrow has authorize this repair over the phone.

For this job, I did an evaluation. thermostat was set to 73 and actual temperature was 76 when I arrived. However, homeowner said it was 78 in the middle of the day. Had an 8° delta on the upstairs unit. At the condenser, I had a 10° sub cool and a 58° super heat. Diagnosed as bad TXV.
Install Amana 2 stage 48k gas hz use current filtration includes code kit and new supply plenum, Run duct from master bedroom back to plenum – 7” 40ft Run duct from kitchen back to plenum – 7” or 8” or 9” 35ft
On arrival system running and cooling producing 21 degree delta with an 18 superheat. Indoor unit passed all electrical testing and drain lines flowing. Blower wheel dusty in part due to age and in part due to cardboard sided filters. Recommended adding April aire upgrade kit to prevent further dust bypass and or cleaning blower wheel to increase efficiency and longevity of motor. Outdoor unit passed all electrical testing and is in good condition. System running and cooling as I left.
Upon arrival zone system was on in cool, asked homeowner for air filters to replace and for small container of vinegar. Homeowner brought up concern about low airflow in primary bath, let him know I would take a look in attic at ducting. Dropped temperature on thermostat to keep unit operational during tune up Checked deltas on system and unit had a 18° delta Replaced old filter with new provided filter Checked blower motor and it is still in good condition Checked evaporator coil and it is clean and in good condition I poured some vinegar down the drain line and chased it with two gallons of water and had no back ups Lastly I checked electrical connections and condition of zone control board I then checked attic access to inspect ducting and found small 4" duct that splits into two for primary bath and closet causing low airflow in both rooms. Moved to outdoor condenser unit First I inspected disconnect box and it is in good condition, went ahead and flipped it to kill high vo
MB 14.5*16.5*9 two vents Needs 251 MBATH 9.5*12*9 Needs 120 12 inch low priority leading to sub plenum 7/10/25 24 kw generator has trouble starting and will not run for more than a minute. Can not get in coming fuel (propane) pressure above 11iwc on the incoming side. Believe it to be a faulty gas regulator. Two regulatora are in line, one at the propane tank and one at the generator. Requesting to come out with Brian H to further diagnose. Customer request Monday or Tuesday afternoon. Pausing job make sure the job is booked for Monday or Tuesday.
Came to house for electrical inspection house looked great was built in 2016 talk to customer about adding surge protection but Dudnt want it but explained it and what it does but other than that house looked great everything was working and up to date
Showed up for an evaluation unit was not running upon arrival what switch was tripped and would not reset cleared two different clogs in the drain line by disassembling underneath the bathroom sink as well as at the unit and the condensate pump itself flushed everything out with white vinegar and several gallons of hot water replaced the wet switch and left unit running upon departure thank you for choosing comfort experts!
Performed plumbing inspection wrote some recommendations for customer. She said will get valves done but not this month will call when she is ready
On this job I installed a new hard start kit. System is now back online and ready for cooling.
This system has a loose wire at the condensor. the system s now back online system is pressure is good.
For this evaluation I was called out here because the customer's coil was freezing up. I started off my visually inspecting the evaporator coil and then leak searching it, however I was unable to find a definitive spot where the coil was leaking from. I went outside and engaged up where I had a 10 degree subcool which is exactly what the system was calling for and I also had an 11° superheat indicating that the TXV was functioning just fine. I went back inside removed the filter and looked on the underside of the evaporator coil and it was covered in dog hair which is why the coil was freezing up. The filter and dog hair was restricting airflow over the evaporator coil causing the coil to freeze and not cool efficiently. I spoke to the customer about his options as far as taking care of the problem and he wanted to go ahead and have me do a complete coil clean which requires me to take the coil out. I will be returning Saturday July 5th to do the work however today I went ahead and rep
Pilot out on water heater we installed 3/3/25. Lit pilot and checked for proper function. Working as it should at this time. If problem persists, we will come back out to check This is a warranty call to light pilot
On arrival system running and cooling as intended. Indoor unit very clean and in good condition. Drain line flowed when flushed. Outdoor unit is dc inverted and passed all electrical testing. System cooling as I left. Recommended whole home surge protection for system as I didn't see any on the main panel. He says his solar company should have one installed and will look into it.

Today I replaced a 45/10 cap and installed 2 new easy starts 1 for each system. After install I washed and cleaned both condenser changed dirty filters. I also check pressure on both system. The system are now ready for cooling td is 20 on both
Pausing call, tuneup not scheduled for today, instead he needs a comfort advisor for tomorrow. I re leak searched system and checked refridgerant, systems are producing minimal cooling due to low refridgerant, both evaporator coils had sporatic refridgerant pings while leak searching. Comfort advisor visit is scheduled for tomorrow.
Customer would like Zak to come out to do some measurements and offer solutions for poor airflow throughout the master bedroom and bathroom.
