6/1/25 Water leak under mobile home. House is skirted with blocks and mortar. Access hole has foundation blocks in front of it so I cannot get through. Will need to go back first call in the morning with small helper ( Zach W.). Customer has no water at this time so need first call
I have seen that the circuit for the heater is ran quite poorly as well as the 60 it's self isn't enough to sustain the full unit replying the circuit with a 100 amp and properly terminating the wires should fix this and prevent further issues in the future
When i arrived house is warm unit low on refrigerant tested super heat subcool, temp splits, checked indoo blower, evaporator Coil, found refrigerant leaking from indoor coil, also found dual capacitor testing low at 42, contactor also pitted badly and needs replaced. Recommended getting comfort advisor here to quote new system and will check on availability of coil tomorrow and contact homeowner.
Performed cooling tune up. Checked volts, amps, temperature splits, refrigerant pressures including superheat and subcool, checked capacitors, contactors, blower wheel, filter is clean, tightened electrical, noticed the company that installed it jumped the 25 Amp breaker to 60 Amp breaker overloading the 60 Amp breaker so I turned off the extra 25 Amp breaker and showed the homeowner. Capacitors tested in range, contactor contacts look good, unit is working good at this time. Needs new wire to 25 Amp breaker in furnace, they jumped it off the 60 Amp circuit
Water heater is a 2007 model has thermostat tripped and heating element is reading 25 ohms recommend replace will come back tomorrow to replace 40 gallon water heater. Will return 5-6 to replace
Customer would like a plumber to flush and inspect her water heater with quest to pex connection. Cooling tune up performed today on an Amana heat pump with down flow air handler installed in 2019. All electrical connections are tight with no corrosion. Blower wheel has some slight build up starting to form. Blower motor is in good working order. Evaporator coil is clean. Compressor and condenser fan motor are acceptable. Refrigerant levels are in range. Outdoor unit was washed and waxed. Customer states that the back bedroom is always very warm in the summer time. Technician went under the home and inspected the duct work but was not able to get all the way to the back. Did not see any holes or leaks in the duct work in the parts that were visible.
4/9/25 Pulled old water heater out so customer could get new warranty heater. Will return tomorrow 4/10/25 second call to install c/s warranty heater. Must be tomorrow as customer is without water for the night
Estimate for new water heater. Financing was declined. Customer will call back. Ticket closed per Autumn
Upon arrival Customer stated the blower had burned up and was not running. Customer had system off and Blower pulled out. Installed Blower to correct position and ran system check. Set system Fan on, blower came on and ran with no issues. Checked system in heating and cooling found no issues. Blower came on and off as should found no burn spots and tightened all electrical connections no issues at this time
"2002 R22 Bulb Capacitor Low R22 refrigerant ..Rusted and oil ridden evap coil on inside…system was down upon arrival talked to homeowner about replacing capacitor. He declined…he was prepared with own window units …credit app was rejected…system down declined work
We will attempt to clear sewer and camera line. Checked tank before running cable. It was no full to top of tank. Ran cable and hit hard spot about 30 ft in. Checked tank again and it was Filling riser. Tank is full and needs to be pumped. No warranty on stoppage
Technician Arrived at customers home. Technician talked to customer about work being done today. Technician took blower out and disassembled blower cage and motor. Technician cleaned blower wheel. Technician also cleaned squirrel cage. Technician cleaned furnace cabinet. Technician then assembled everything back to normal and talked to homeowner and took pictures. technician then made sure everything was working properly.
Upon arrival home owner explained to tech that the heat wasn't working tech looked for a code unit wasn't showing a code tech had the system put into heat mode once tech heard the noise that the home owners are talking about tech found that it was from the system trying to ignite. The system came on immediately tech had re set the system multiple times. Each time the system kicked on and ran properly. Tech checked the igniter, blower, heat exchanger, gas valve and pressure switch tech found all of them to be working properly. Tech let the system run for 30 minutes system is blowing out 125 degree air. The system is running properly at this time tech does highly recommends cleaning the blower wheel. Tech switched the system to cool mood and was getting proper readings on the system Technician is to come back Thursday morning to do rec work
Came to job to look at well, not having power and ended up being no issue really, but she had a bad panel and the wires were damaged. So talk to her about doing a panel change. Because that's the only thing that I could see. That could be causing the issue, the break up, sparking the panel. Being bad and just think that it should be replaced and can probably fix the issue. Either way the panel needs to be replace
Upon arrival system was tripped on high pressure. During evaluation found filter was extremely compacted and bowing. Removed filter and checked system pressures, Refrigerant levels were acceptable found no other issues at this time. Educated customer about thermostat left system. In cool mode
Upon arrival Customer stated system did not have a cool setting on his thermostat. During evaluation found that the Trane communicating System was not communicating with the heatpump. Reset system with no changes tested voltage from airhandler to thermostat and was getting 12 volts DC, at heatpump DC voltage was 15.9 meaning bad communication between heatpump and airhandler. Ohmed the two thermostat wires to heatpump and was getting OL meaning wire is compromised. Switched wires and reset system. System began to function properly and was cooling upon departure
We will cable shower drain in attempt to clear. Stoppage in strainer only. Pulled hair out of strainer to clear. Ran shower for 5 minutes per customer request. Drain did not back up and is working at this time
Customer would like to replace the 36k btw mini split condenser with a 42k that he has in his garage, ready to change out. This is the unit for the master suite. He would also like to change out the condenser for the upstairs apartment with the 36k that is removed from the master suite and change out a mini split head in the bedroom. The master suite mini split is completely out of refrigerant due to a damaged flair fitting. This fitting will need to be repaired upon install of 42k condenser. The upstairs apartment unit also has a small leak at the flair fitting that will need to be repaired. This estimate is for all repairs that need to be done before any discounts offered with a membership. A membership with out company includes a yearly maintenance, discounts on services and priority scheduling. There are 6 mini splits in this home, each with multiple heads.
Upon arrival condenser was in lockout due to dirty condenser coils and dirty air filter. Clean coils and replaced air filter checked refrigerant readings all readings acceptable system is on and operating efficiently During inspection I also located and repaired multiple loose connections and tightened wires on breaker panel and disconnect
4 systems total. 3 systems in main home. Customer states that there is an abnormal amount of dust accumulating in the home. Upon further inspection, the technician has discovered mild dust build up starting to form on all 3 blower wheels and evaporator coils. There seems to be some air bypassing the box filters due to the construction of the filters and boxes. No apparent leaks in the duct work. Suggest a duct cleaning and a filter upgrade to prevent further buildup. Attic insulation level is currently at an R38. Main system does not have any drain protection. Filter boxes are as follows Upstairs system : 28×17 Main system : 28×21 East side system : 28×20
