I have a rent house where the AC rent out. I called Comfort and got a quick response on the phone. They were out there within a couple of hours and were able to fix the problem quickly. On arrival upstairs system running but not cooling. Found leak in evaporator coil and showed video to customer. Emergency drain pan is very rusted, blower is dusty, and the contactor to the outdoor unit was buzzing indicating that it is beginning to wear out. Also recommended a compressor saver kit due to the damage the compressor has likely sustained from pumping low refridgerant. Due to the lack of warranty and the cost of repairs I recommended speaking with a comfort advisor about replacement before pursuing repairs. Customer will speak with his wife and call us back. I will follow up tomorrow.
On this job I changed the speed from high to med high. This got rid of the nasty sound and has plenty of air flow .

Tune up on 2022 York gas system checked all components pone etc and operation of equipment checked refrigerant charge and washed condenser.
Arrived onsite customer left a note on door to leave the estimate for him no one home at the time of the appointment. Per Mark cannot be on property without someone being home.
Installed customer supplied handle on outside faucet on right side of home. Handle is not the correct handle for this faucet. Recommended replacing valve. No warranty on valve or handle
2/10/25 After we arrived and started busting floor, the jack hammer quit. We will need to get a different hammer and return tomorrow

Checked kitchen drain after cabinets were removed and found pvc linevto be broken at slab. Also ran camera and found drain to have backfill. This will cause stoppages. Drain line backed up and and ran water under kitchen cabinet and into lining room. This water came from line that is broken at slab. This line was repaired by others at some time in the past
1,606.00. Changed gas valve. Hard piped gas line through furnace cabinet and installed sediment trap on to gas line changed flame sensor.
.1995 Lennox gas furnace found gas valve sticking not opening on a call for heat. Recommend new flame sensor gas valve and hard pipe to exterior of furnace cabinet. Blower door switch by passed indoor coil is facing the wrong way unserviceable Recommend upgrade system due to age and condition. Customer wants to do repairs after the first of the year.

Customer is concerned about lighting striking house. It happened recently in his area. I inspected existing grounding system. And talked to him about all options to make safer and better. Including surge protection. Emailed estimates. Tried selling membership.
2nd opinion drain is tied into ptrap to plumbing vent in attic. Ptrap 2 inch ptrap is clogged and secondary terminates inside of eve not out side of home. Wants estimate to connect drain properly and run secondary to out side. Due to age and condition of equipment recommend upgrade system.

We will cable line thru complete under sink in attempt to clear. This is an attempt only.. we were able to clear drain. We pulled back a lot of grease on cable. No warranty on stoppage There is a repair made by others that has failed and water is leaking at this spot when drain is stopped. Water runs under cabinet and behind refrigerator. Customer is calling restoration to see if damage was caused. Customer will call us back for repair estimates when restoration contractor is ready
On this job I inspected cooling and heating. This js a heat pump system. Discharge off compressor is 100° above ambient. The system makes great heat in heat pump mode. The back up strips are online and waiting drawing 20 amps each. The system could use a easy start.
On arrival system running and cooling producing a 17 degree delta. Indoor unit was clean and in good condition. Outdoor unit passed all electrical testing but overamped on start up. I recommended a compressor saver kit to address this.

Outdoor unit passed all electrical testing. Subcool of 8 with a superheat of 16. With customers permission I installed an iaq200 uv system to kill and prevent further biological growth. When I left system was running and cooling.
Came out for a super tune-up One gas unit checked everything in heat and in cool mode indoor and out wash the outdoor coils sealed a small air leak on the indoor coil flushed the condensate drain line with bleach and hot water everything tested within range and is operating as it should made recommendations for air quality issues found organic growth in the indoor unit homeowner is going to talk it over with his wife and possibly call us back however he did choose to sign up for the new home and budget protection plan and membership conversion has been added to invoice
09/30/24 TS – didn't know about us plumbing and had alot of plumbing done recently around the house. Alot of the rooms have been updated and fixed. No immediate issues. Tankless is 2 years old and is flushed yearly
