On this job I discovered the system has a bad blower motor. I'm ordering a new one. We've already discussed system replacement and they are sure they don't want to at this point.
On arrival downstairs system drain line mostly clogged. Both systems had large quantities of biological growth on the evaporator coil and supply plenum. Recommended iaq 200 for both systems to address this. Found both systems at a 30 degree superheat when the target is 5. Recommended speaking with a comfort advisor about replacement before pursuing repairs due to age and condition of systems.
Returned and installed trimed uv bulb. System operating on departure.
Filter was clean slower had a little dust on it inducer motor within range. All safeties are working condenser outside was a little dirty. I cleaned it. Capacitor was in the range. System is over amping recommended a soft start
On arrival system running and heating as intended. Indoor unit clean and passed all testing. Uv bulb needed to be changed. Recommended uv bulb and drain treatment strip. Washed outdoor unit, it passed all electrical testing, too cold for refridgerant testing. Pausing call, please order tri med uv bulb.
The panel looks good I tightened up some connections but everything was in order the plugs were working and gfcis are present
11/23/24 TS- had me look over work done by milestone. Only questionable work is the drain under the sink. In order to be plumbed right you would have to cut into the drawer floor
Came to customers house to quote fixing disposal not having power and fixed the issue
For this super tune-up I inspected the upstairs and downstairs furnace and condensers. for the most part the equipment was in good working order, however the upstairs fan motor was overamping and the compressor was pulling over the LRA. I discussed with the homeowner what I found and my recommendations however at this time she elected to just add a hard start kit for the upstairs compressor for now. I told her that the longer the fan motor is overamping the more likely it is to fail.

For the evaluation I showed up to the customer's home and she stated the indoor unit was running but the outdoor was not and the system was not cooling. Neither the compressor nor the fan was running when I went outside, I checked voltage and the capacitor and they both were good. I was able to get the compressor running after a number of tries shutting off the high voltage and resetting it. I gauged up and had a 35⁰ SH with a piston metering device but a target SH of 28⁰. This is indicative that the system is undercharged and may be hitting low pressure cutoff, additionally the compressor is failing since it won't come on all the time when there is a call for cooling. Inform the customer of what I found and she would like to talk to a comfort advisor about replacement. Appointment is set for today between 4:00 and 6:00 30 September.

Came out for an evaluation unit is not cooling due to low on refrigerator. Compressor is over amping on. Start up and outdoor coils are severely restricted. Presented the homeowner with his options for repair and replacement. Says he has a home warranty company. He wants to check with but also opted to sit down with a comfort advisor and figure out his options.
Arrived for CTU The customer didn’t answer the door Called dispatch and they said the customer won’t be home until after 2 Will need to schedule for a different day Arrived for CTU All components working and in tolerance The system is a 2 delta and Superheat is at 33 when it’s suppose to be at 25. Recommend Insualtion, re level unit, duct cleaning level 2, leak search, compressor saver, outdoor fan motor, and membership When I went to add Freon the outdoor motor went out Couldn’t add Freon due to fan not working Customer wants to think about recs and look around. System not running when I left
On arrival downstairs unit running and cooling producing a 20 degree delta. Upstairs unit producing a 4 degree delta. Found the upstairs unit with a 9 degree subcool and a 40+ degree superheat indicating a restricted txv. Both furnaces are bypassing dust by the filter for which I recommended April aire filter upgrades and the upstairs system had biological growth in the supply plenum.
On arrival system was running and cooling. Found good air flow from supply ducts on master bedroom system, recommended a water safety and an advanced leak search later in the summer/fall.
On arrival system was running and cooling producing an 18 degree delta. Outdoor units dual run capicator was out of tolerance. Recommended replacing this and adding a compressor saver kit to increase the life of the capicator and compressor. Raining during visit.
Duct cleaning completed
On this job I inspected the cooling side of the system. The freon levels are on point. I changed the filter and washed the condensor. The system could benefit from duct cleaning.
Upon arrival system was off Turned system back on and had good refrigerant levels,cap was within tolerance and coils were clean Delta T was a 12 Spoke to customer and let him know system is cooling but to keep an eye on it and give us a call back if he sees anything else
